Where is DS MAX Sahara Grand located, and what is nearby?
The builder places Sahara Grand at Hosa Road Junction, with Hosa Road Metro Station on the Yellow Line named as the metro link. The page also names Vimalalaya Hospital, Ebenezer International School, Sri Chaitanya School, PES University, D-Mart, Decathlon and TCS Think Campus. This is a well connected south Bengaluru pocket for buyers working along the Hosur Road and Electronic City corridor.

On the builder's page, the 2 BHK (1,132 to 1,168 sq ft) is shown as sold out; the 3 BHK runs 1,446 to 1,652 sq ft and starts at ₹93.99 lakh (₹6,500 per sq ft); the 4 BHK runs 1,812 to 1,922 sq ft and starts at ₹1.35 crore (₹6,500 per sq ft). All prices are marked onwards, so they are starting figures and not a quote for a specific flat.
The 3 BHK starts at ₹93.99 lakh and the 4 BHK at ₹1.35 crore, both at ₹6,500 per sq ft. Since the rate is the same, the 4 BHK price scales with its larger size.
The 3 BHK spans 1,446 to 1,652 sq ft and the 4 BHK 1,812 to 1,922 sq ft. The gap between the largest 3 BHK and the smallest 4 BHK is 160 sq ft, so the fourth bedroom comes with a modest increase in area.

Who is DS MAX Sahara Grand suited to?
It suits families who need three or four bedrooms and work near Electronic City or the Hosur Road tech belt. The 4 BHK gives room for a joint family. It does not suit buyers wanting a 2 BHK, which is sold out.
How does DS MAX Sahara Grand compare with other DS-MAX projects nearby?

Confirm current availability by floor for the 3 BHK and 4 BHK, verify the BDA approval and RERA number, and ask for the possession date, which the page does not state.

How well connected is Hosa Road Junction by metro, road and bus?
The connection that matters most is the Yellow Line, which has carried passengers since August 2025. ETV Bharat reports that the RV Road to Bommasandra line was inaugurated on 10 August 2025 and opened to passengers the next day. The line is 19.15 km long with 16 stations and, per the same report, cost ₹5,056.99 crore. Hosa Road station sits between Singasandra and Beratena Agrahara. Wikipedia describes it as a viaduct-level station with two side platforms, three entry and exit points (A, B and C) and parking for two-wheelers only. A household with one car and no scooter should therefore plan the first mile by auto, cab or walking, because no car parking is listed at the station.
Train frequency is where the sources disagree, which reflects a service that has changed quickly. At launch ETV Bharat reported three driverless trains at 25-minute intervals. Deccan Herald reported on 26 March 2026 that more rakes from Titagarh Rail Systems would take the fleet to 10 trains, with a 5-minute peak interval planned from May. An unofficial information site, bengalurumetro.in, gave a peak interval of about 7 minutes in August 2026, with 10 of 15 procured trains in regular service. A developer blog from November 2025 quoted 15 minutes. Read the current BMRCL timetable on the day you visit instead of trusting any single figure.
Going north, the line serves Ragigudda, Jayadeva Hospital, BTM Layout and Central Silk Board before ending at RV Road, where bengalurumetro.in says it meets the Green Line. Going south it serves Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road, Biocon Hebbagodi and Bommasandra. That site puts the end-to-end run at about 35 minutes, while ETV Bharat gave 38 minutes at launch. For the older parts of the city you would change at RV Road.
Is there a metro to the airport yet?
No. The Blue Line from Central Silk Board to the airport terminals via Krishnarajapura is 58.2 km and under construction. Wikipedia's entry for Central Silk Board says it is expected to be operational by December 2027, while bengalurumetro.in says the Silk Board to KR Puram stretch targets late 2026 and the airport stretch 2027. Until it opens, airport trips from Hosa Road are by road, and no source I opened gives a reliable drive time, so none is quoted here.
What is the road link?
Hosur Road is the spine. Wikipedia describes it as part of National Highway 48, formerly NH 44, and some portals still use the older number. The Electronic City expressway, a 9.985 km overhead road, opened on 22 January 2010 and runs from Silk Board to Electronic City, passing Bommanahalli, Kudlu Gate, Singasandra and Konappana Agrahara. Its operator is listed as BETL, and it is a tolled route. Puravankara's blog says Hosa Road has direct access to Hosur Road and links onward to HSR Layout and the Outer Ring Road.
What about buses?
The builder names Chikka Nagamangala as the nearest bus stop. I could not confirm which BMTC routes call there or how often, so ask the builder for the route numbers and check them in the BMTC app before counting on the bus.
What do daily errands, schooling and healthcare look like around Hosa Road?
Most daily needs are met along the Hosur Road belt towards Electronic City, and the builder names a short list of schools, one hospital and two stores to anchor that picture. Some of them I could place, and some I could not.
Vimalalaya Hospital is listed at Huskur Gate, Hosur Road, Veer Sandra, Electronic City, close to Biocon, according to a RentMyStay place listing. That is the Huskur Road and Biocon Hebbagodi stretch that the Yellow Line also serves, so it lies further down the corridor than Hosa Road. If a parent or a young child is in the household, drive it once and time it. I could not open the hospital's own page, so bed count and emergency hours are unconfirmed.
Ebenezer International School appears in the International Baccalaureate Organization's school directory and in a Sulekha listing with an Electronic City address and the 560099 pincode. Which IB programmes it runs was not confirmed. I could not locate a Sri Chaitanya School branch near Hosa Road from any source I opened, so ask the builder which branch it means.
PES University's Electronic City campus is on Hosur Road at Konappana Agrahara. Wikipedia says it began in November 2005 as PES School of Engineering, covers 50 acres, and is about 1 km from Electronic City and 8 km from Silk Board junction. The same entry says a medical college and a 1,200-bed hospital were under construction, without giving a date.
D-Mart and Decathlon are named by the builder, but I could not confirm where the nearest branches are. NoBroker's Hosa Road locality page, with data as of August 2026, lists other names: Wise International School, MS Dhoni Global School and Manasa Public School; Narayana Hospital, Raksha Multi-Speciality Hospital and Singasandra Govt Hospital; and PNR Felicity Mall, Centro Mall and Max Mall. That is a portal's list for the locality as a whole, not a measured distance from this building. Puravankara's blog adds that CBSE and ICSE schools and malls are spread across HSR Layout, Kudlu, Haralur and Electronic City.
No source I opened names a park close to the project, so judge open space on the ground. Do the school run at 8 am and a weekend market trip before you decide, because the same 5 km can feel very different at those hours.
Which jobs and infrastructure projects will affect Hosa Road in the coming years?
Electronic City is the nearest large employer, and the projects that matter most are the Yellow Line's extensions, the Pink and Blue Lines, and the Bengaluru Business Corridor. Their status differs a lot, so each is labelled below as the sources describe it.
Wikipedia describes Electronic City as about 800 acres with roughly 200 IT and ITES campuses, including the headquarters of Infosys, Wipro, TCS, HCL, Tech Mahindra and Biocon. It dates the township to 1978 and its handover to ELCITA to 1997. The builder lists TCS Think Campus; map listings place TCS Think Campus buildings at plots 42P and 45P in Electronic City Phase 2, with a Hosur Road, Konappana Agrahara address. The Yellow Line's stations at Konappana Agrahara and Hebbagodi are named for Infosys Foundation and Biocon.
Pink Line
Not yet open. Nativeplanet reported on 24 September 2026 that the first 7.5 km overhead stretch, Kalena Agrahara to Tavarekere with six stations, is expected in mid-October 2026, pending Commissioner of Metro Railway Safety authorisation. Jayadeva Hospital is meant to become an interchange with the Yellow Line. Earlier reports gave September 2026, so dates have already moved.
Blue Line
Under construction, as covered above, with Silk Board as its southern end and the interchange with the Yellow Line.
Yellow Line extension
Proposed. Metro Rail News reported on 13 August 2026 that BMRCL plans 10.5 km and nine stations from Bommasandra to Attibele along Hosur Road, with the feasibility study complete and tenders for the detailed project report expected. A separate interstate Bommasandra to Hosur line, described by a Lodha blog in June 2025 as in feasibility and planning, would be 23 km with 12 stations. Neither has a construction date in the sources.
Bengaluru Business Corridor (Peripheral Ring Road)
Planned, with early steps taken. Swarajya and PropNewz report environmental clearance on 27 April 2026 for a 73 km, eight-lane corridor whose southern end is on Hosur Road. PropNewz says Package 1, 19.80 km at ₹3,348 crore, drew two bids on 8 May 2026. Sobha's blog, published 12 August 2026 and modified 4 September 2026, says the Hosur Road package of 15.6 km was scheduled for tender in September or October 2026 with completion expected in 2029 or 2030. Sources vary on Package 1 length, from 19.80 to about 21 km. Wikipedia notes that only 3.21 acres of 1,810 notified acres had been acquired by 2023. I cannot say where the corridor meets Hosur Road relative to this project.
I found no source on water or sewage upgrades for this pocket, so nothing is claimed there.
What do price sources say about Hosa Road, and how can you check a fair rate?
Published figures for Hosa Road vary so widely that they cannot tell you whether ₹6,500 per sq ft is fair, so you need to compare like with like yourself. Here is what named sources say.
- NoBroker's Hosa Road page, showing data as of August 2026, gives purchase prices of ₹3,611 to ₹15,156 per sq ft. It lists monthly rents of ₹7,000 to ₹10,000 for a 1 BHK, ₹12,000 to ₹21,000 for a 2 BHK and ₹31,000 to ₹52,000 for a 3 BHK.
- Puravankara's blog of 29 November 2025 puts the average near ₹10,000 per sq ft, in a range from ₹3,800 to ₹18,000. It quotes Housing.com at about ₹10,019 and says apartments alone average ₹10,885, with a range of ₹6,600 to ₹18,285. It reports over 100 apartments listed for sale and 2.5 to 3 BHK homes from ₹90 lakh to ₹1.8 to 2 crore.
- OneCity Property's own price guide, updated on 1 August 2026, mentions about ₹6,000 per sq ft for Electronic City. It gives no separate Hosa Road figure.
The builder's ₹6,500 per sq ft sits inside every one of those ranges, which tells you little. Puravankara sells apartments itself, so treat its blog as a market view from an interested party. Watch the name, too. Another portal's profile of a Hosa Road near Parappana Agrahara describes no metro and an average of ₹3,824, which does not match this pocket, so it is not used here.
How to test the price without invented numbers
- Look up the sub-registrar guidance value for the survey number and zone. It is a government floor for registration, not a market price, but it shows how far the quote sits above it.
- Collect three or four listings of ready flats within a short drive, and convert each to a per sq ft rate on the same basis, carpet or super built-up. Asking prices are not closing prices, so ask each agent what similar flats actually sold for.
- Ask the builder for recent registered sales in this project and compare their declared values.
- Price an under-construction flat against a ready one with a discount for the waiting period, since you pay rent or EMI while you wait.
- Check the rent a comparable 3 BHK earns. NoBroker's range is wide, so ask local agents for three real rentals.
Supply and demand data for this micro-market were not available from any source I could open, so nothing is said about absorption or price growth.
What is the real outlay at DS MAX Sahara Grand after tax, registration and financing?
The only prices available to us are the builder's: 3 BHK from ₹93.99 lakh onwards; 4 BHK from ₹1.35 crore onwards. Whether GST, parking or deposits are inside them is not stated. To show the scale of the extra outlay, the table adds the statutory charges to each base price. Use it to plan a budget, and replace the numbers with those on your cost sheet before you commit.

- GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
- Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
- Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.
A loan changes the cash you need up front, not the total cost. If you finance 80% of the 3 BHK base price of ₹93.99 lakh, the loan is ₹75.19 lakh. Over 20 years at an assumed 8.5% the monthly instalment is about ₹65,253, and the interest across the term is about ₹81.42 lakh. Try 9.5% and 7.5% as well: the instalment becomes about ₹70,089 and ₹60,574. Treat the rate as a placeholder and take the real one from your lender's sanction letter.
So the down payment and charges together come to about ₹30.64 lakh: ₹18.80 lakh as the 20% margin and about ₹11.84 lakh as GST and government charges. Parking, deposits and interiors come on top.
Keep the tax steps in mind as well. For a price of ₹50 lakh or more, 1% of each payment goes to the government as TDS, which you deduct and deposit through Form 26QB (Income Tax Department). Home loan interest for a self-occupied flat is deductible up to ₹2 lakh a year under section 24(b) if you stay in the old regime, and not under the new one. Have a chartered accountant confirm this; no named legal or financial reviewer has checked it.
How do you check the RERA registration of DS MAX Sahara Grand on the Karnataka RERA website?
Type the address rera.karnataka.gov.in into your browser yourself, and then search for the number the builder's page prints: PRM/KA/RERA/1251/308/PR/160824/006972. Do not follow a link sent by a salesperson or an advertisement.
- Search by the exact registration number. If nothing appears, search by the project name and by the promoter's name, since portals sometimes list a project under its legal name rather than its brand name.
- Compare the project name and address on the record with what the builder shows for DS MAX Sahara Grand. A different name or location is a reason to ask questions before paying.
- Compare the promoter named on the record with the company on your booking form and agreement. The legal entity that signs with you should be the registered promoter.
- Note the registration date and the validity or completion date. Ask the sales team which completion date they will put in the agreement, and compare it with the portal.
- Look for quarterly progress updates, any extension notice, and any complaint or order against the project. An empty progress history on an old registration is worth asking about.
- Save a dated PDF or screenshot of the page and keep it with your booking papers.
While preparing this page we could not open the portal record ourselves, because the site blocks automated access. That means the number for DS MAX Sahara Grand is unconfirmed here: it is shown as the builder prints it. Layouts on the portal change, so if the steps above do not match what you see, ask the builder for the registration certificate and check the number against it.
What should you look at and measure when you visit DS MAX Sahara Grand?
Start in the basements, because a building with 2 basements, ground and 4 floors puts parking, services and possibly the pool plant below ground. Carry a tape measure and a phone torch.
- Basement ramp: check its slope and width, and whether two cars can pass. Note the headroom, since the builder lists covered parking and many buyers own tall SUVs.
- Seepage: look for damp patches, efflorescence and stagnant water near the lowest level, and ask where the sump and the drainage pumps are.
- Ventilation and lighting in both basement levels, and the walk from a parking bay to the lift lobby with shopping bags.
- Lifts: the number of lifts and the number of flats per lobby are not on the builder's page. Ask for both, and for the lift make and standby power for lifts and common areas.
- Sewage treatment plant: the builder lists one. Ask for its capacity in kilolitres per day, where it sits relative to the flats, and whether treated water is used for gardening and flushing.
- Pool, sauna and steam: find out who operates them, what a resident pays, and whether the clubhouse is on the plan or only in the brochure.
- Fittings: the builder page lists vitrified flooring, FRLS PVC wires from Anchor, Havells or equivalent, European water closets with hot and cold mixers, hardwood main doors and provisions for a chimney and water purifier. Ask for the brand list in writing, because "or equivalent" leaves the final choice open.
- Flat: measure the largest room and kitchen against the plan. For a 3 BHK of 1,446 to 1,652 sq ft, ask which floor plan you are viewing.
- Light and noise: visit at 6 pm on a weekday and stand on the balcony to hear the road.
- Walk the route to Hosa Road station and time it at your commuting hour.
Who should think twice before buying at DS MAX Sahara Grand?
Buyers who need a flat to move into within a fixed time, or who depend on the metro alone, should think twice, because possession and train service are both unconfirmed. The builder's page gives no possession date and no land area, and I could not open the RERA entry to check the completion date. Anyone renting today and paying EMI at the same time should get a written date first.
Metro-only commuters should note the sources on frequency: 25 minutes at launch, a planned 5 minutes from May 2026, and about 7 minutes reported unofficially in August 2026. The station offers two-wheeler parking only. Central Bengaluru also needs a change at RV Road, and airport travel has no metro option before the Blue Line opens.
Households that want a large community should look at the scale. The structure is low-rise, and the builder gives no number of units. A pool, sauna, steam room, snooker table and clubhouse are costly to run, and if there are few flats, each owner may carry a larger share of the maintenance. Ask for the proposed maintenance charge per sq ft and what it covers.
Investors should be careful about resale and rental depth. The 4 BHK at 1,812 to 1,922 sq ft is a bigger cheque and a narrower buyer pool than a 3 BHK, and the 2 BHK, usually the easiest to rent, is sold out. Rents quoted by NoBroker are broad, so verify with local agents.
Finally, anyone counting on the Business Corridor, the Attibele extension or the Pink Line to lift prices is relying on projects that are still planned, proposed or waiting for safety clearance. Buy for the metro and the road you can use today.

On 29 September 2026 I read the builder's project page, and I used pages from Wikipedia, ETV Bharat, Deccan Herald, Metro Rail News, Nativeplanet, PropNewz, Swarajya, NoBroker and several developer blogs. I also read one unofficial metro information site, which is flagged wherever it is used. I did not manage to open the Karnataka RERA portal, the BMRCL site or the hospital's own website, so RERA details and official timetables are unchecked. Details supplied by the builder, including the landmarks, prices, sizes, RERA number and BDA approval, are not independently verified. Nobody from OneCity Property has visited the site, spoken to residents or inspected documents for this page. Where sources disagreed, both figures are given. Where nothing could be confirmed, this page says so and leaves the fact out. Please confirm every figure directly with DS-MAX Properties and with the official portals before you pay any amount.
