What is this penthouse for rent in Gottigere, Bannerghatta Road?
This is a fully furnished 4 BHK penthouse for rent in Gottigere, on Bannerghatta Road, Bengaluru. The listing gives four balconies, one of them a large running balcony, three air conditioners, a double door refrigerator, a washing machine, a water purifier, a chimney, beds and cots, sofa sets, a dining table, a verandah sofa set and power backup. It says the home comes with the furnishings and decor shown in the pictures. The rent is ₹80,000 a month and the security deposit is ₹2,00,000. The listing does not state the floor, the built-up area, the society name or the date the penthouse is free, so ask for each before you commit.
What does the ₹80,000 rent cover?
The listing says the rent includes maintenance, and it puts the maintenance at ₹5,000 a month, covering water, electricity, society maintenance and Wi-Fi. Read that line twice. Ask the owner whether electricity is unlimited or capped at a number of units, who pays the Wi-Fi provider, and whether the ₹5,000 is part of the ₹80,000 or sits on top of it. The listing says it is part of the rent, so get the same words in the agreement. At ₹80,000 a month the yearly rent is ₹9,60,000, and the deposit of ₹2,00,000 is two and a half months of rent.

Is a deposit of ₹2,00,000 low or high?
Our rent agreement guide for Karnataka says no state law caps the deposit. It gives 10 months of rent as the usual norm in Bangalore and 3 to 6 months in outer areas and smaller cities, and it cites no source for these figures. Two and a half months is below both. That favours you as the tenant, so check that the owner has not hidden the difference in a higher monthly rent, a lock-in clause or a deduction at exit. Ask for the refund period in writing. The guide gives 30 to 60 days after you vacate as typical, less deductions for damage beyond normal wear.
What should you check in a penthouse?
- Roof and seepage: A top floor takes the full force of sun and rain. Look at the ceilings, the balcony edges and the walls near the terrace door for stains and damp.
- Heat: Visit in the afternoon. Ask whether the three air conditioners cover the bedrooms you plan to use, because four bedrooms with three units leaves one bedroom without an air conditioner.
- Water pressure: Open the taps on every bathroom at once and ask how the water reaches the top floor and who maintains the pump.
- Lift and backup: Ask whether the power backup also runs the lift and the water pump, since it is of little use if it covers only the lights.
- Balconies: The listing counts four balconies and also a large running balcony. Walk them all, check the railings and the drainage, and confirm the count, because the listing words it in two ways.

How close are the NICE Road and the metro?
The listing says the penthouse is 500 metres from the Bannerghatta NICE Road junction and 1 km from the upcoming Kalena Agrahara Metro Station. Wikipedia lists the Pink Line as the line that will serve Kalena Agrahara, and reports have moved its opening date more than once, so check the current status on the metro operator's site before you count on it. Our Bannerghatta Road locality guide says residents reach work, schools and shopping in 15 to 30 minutes and names Fortis and Apollo among the hospitals within a few kilometres. It cites no data for those timings. Drive the route you will use every day at peak hours, and time it yourself.
What goes into the rent agreement?
Insist on a written agreement. Our guide says an unstamped agreement cannot be admitted as primary evidence in a Karnataka court, and that an unregistered agreement for a term above 11 months is treated as a month to month tenancy. Only e-stamp certificates are accepted, so buy yours through the Kaveri Online Services portal or an authorised centre. Confirm the current duty on the portal before you pay, since rates change.
- Inventory: Attach a signed list of every appliance and furniture item with its make and condition, and photograph each room on the day you take the keys.
- Lock-in and notice: The guide gives 3 to 6 months of lock-in and 1 to 2 months of notice as typical.
- Rent increase: State the yearly increase in the agreement.
- Repairs: Say who pays for repairs to the appliances and the air conditioners, and who services them.
- Society rules: Ask the society office about visitors, pets and move in charges.

Does tax apply to this rent?
Our guide states that a tenant who is an individual or HUF deducts 2% tax at source when the rent paid to a resident landlord is more than ₹50,000 a month. At ₹80,000 a month this rent is above that threshold. By the guide's rule, 2% of the ₹9,60,000 yearly rent is ₹19,200. We have not verified the rule against the Income Tax Department, so check the details with your chartered accountant. The Income Tax portal carries the official forms and guidance.
Should you rent or buy at this budget?
A rent of ₹80,000 a month is ₹9,60,000 a year, and it builds no equity. If you are weighing a purchase, the home loan EMI calculator shows what a loan costs each month, and the affordability calculator shows how much you can borrow against your income.
