How well is Hennur connected to the rest of Bengaluru, and what is the real metro position today?

Hennur is connected mainly by road today, and the metro stations that will serve the area are still under construction as of 29 September 2026. The builder's page names New Airport Road and the Outer Ring Road as the arterial links, and both are real, heavily used corridors, but neither is a quick commute at peak hours.

Start with rail, because it is where marketing and reality drift apart. Nagawara is planned as an interchange between two Namma Metro lines. The Pink Line runs underground into Nagawara at its northern end. Wikipedia's station page describes Nagawara as a Pink Line underground station and a Blue Line overhead station on the same site. On the Pink Line, the 7.5 km stretch between Kalena Agrahara and Tavarekere, with six stations, is the first piece to open. ETV Bharat reported on 23 September 2026 that the Railway Board had approved the BEML trainsets and that passenger service could begin only after inspection and authorisation by the Commissioner of Metro Railway Safety. Nativeplanet, on 24 September 2026, reported an expected launch in mid-October 2026. That stretch is in south Bengaluru and does not touch Hennur.

The section that matters here is the underground stretch from Tavarekere to Nagawara, which Wikipedia lists as 13.76 km with 12 stations. Metro Rail News reported on 7 August 2026 that BMRCL's new managing director, Jaffer PC, said the underground stretch from Dairy Circle to Nagawara was planned to start by March 2027. Treat that as a planned date, not a promise.

The Blue Line is the other half of the interchange. Metro Rail News reported on 24 August 2026 that the full corridor had slipped from December 2027 to March 2028. It gave KR Puram to Nagawara as mid-2027 and the Nagawara to Hebbal and airport section as September to October 2027. Wikipedia's station pages, dated April 2026, still show December 2027 for HRBR Layout, Kalyan Nagar and HBR Layout, the three Blue Line stations that lead towards Nagawara from the east. When two sources disagree, believe the later, more specific one, and expect further movement.

Suburban rail is a third layer. The Mallige Line from Baiyappanahalli to Chikkabanavara lists Banaswadi, Nagawara and Hebbala as stations, and Metro Rail News describes Nagawara as an at-grade station there. Wikipedia shows March 2027 for the line, after earlier targets slipped, so do not build a purchase decision on it.

For buses, Wikipedia's Vayu Vajra table lists airport services running through Hebbal, Manyata, Nagawara Junction, Hennur Cross and Kalyan Nagar. Wikipedia is a secondary source, so check the current BMTC timetable before relying on any route. Bhartiya Mall's own website says the mall is about 30 minutes from the airport, which is a business's claim and not a measured time.

What can a family actually reach in daily life around Swastika?

The area has a good spread of colleges, hospitals and retail, though only some of the builder's named landmarks could be confirmed from public pages. Here is what we could and could not verify.

Education first. Kristu Jayanti is on K. Narayanapura, Kothanur. Wikipedia says it was founded in 1999 by the Carmelites of Mary Immaculate through the Bodhi Niketan Trust, was reaccredited A++ by NAAC in 2021, and was granted deemed university status on 8 July 2025. It appears at rank 34 in the college category of NIRF 2025, according to the same page. For a family with a teenager, a nationally ranked college in the wider north Bengaluru area is a point in the area's favour, though we did not measure the distance from the project.

The school names are harder. The builder lists St. Norbert School, St Michael's High School, New Horizon International School and EKYA School. We could not open a working official page for the first three during preparation, so we cannot confirm their campus addresses, boards or fees. For EKYA, the school's own site that we opened lists campuses at ITPL, JP Nagar, Kanakapura Road and BTM Layout, and does not mention a north Bengaluru campus. That does not prove the builder wrong, because the site we opened may be an old version, but it means you should ask which EKYA campus the builder means before counting it as nearby.

Hospitals. SPARSH Hospital's website lists a Hennur Road hospital among its eight locations and says that hospital recently received IFEM Gold Level Certification for emergency care. Cratis Hospital, REGAL Kidney Hospital and Surakshaa Hospital are on the builder's list, but we could not open their official pages, so their services and distances remain unconfirmed. Ask the builder for the road distance to the nearest 24-hour emergency department and test it yourself.

Shopping and errands. Bhartiya Mall of Bengaluru sits inside Bhartiya City at Thanisandra. Its site lists a food court, a high street, a central park area and a market street, with daily hours from 10 AM to 10 PM. We did not confirm the DMart, Vishal Mega Mart or Elements Mall addresses.

Local roads. Deccan Herald reported that the BBMP planned to widen Blessing Garden Road in Hennur, about 1.1 km, from 12 to 24 metres using transferable development rights. The article we read carried no date or budget, so this is a proposal, not a scheduled job.

Which jobs and infrastructure projects will shape this part of north Bengaluru?

The largest employer nearby is Manyata Tech Park, and the largest infrastructure item is the Bengaluru Business Corridor, which has been through tendering but had not been confirmed as under construction in the sources we could read.

Manyata, known formally as Embassy Manyata Business Park, sits at Nagawara on the Outer Ring Road. Wikipedia describes a 300 acre campus with 9.8 million sq ft of built area and says more than 150,000 professionals worked there as of November 2017. That figure is nine years old, so treat it as a scale indicator, not a current headcount. The page also says Embassy approved a flyover linking Nagawara lake with Thanisandra junction in June 2018, and we could not confirm its status. Bhartiya City IT Park is the builder's second named employer; we did not find an independent source on it.

The corridor formerly called the Peripheral Ring Road is now the Bengaluru Business Corridor, 74 km in three phases. ETV Bharat reported on 31 March 2026 that tenders had been floated for the first phase, 19.8 km from Tumakuru Road to Ballari Road, at a cost of ₹3,348 crore, with 36 months allowed from the work order. The second phase runs from Ballari Road to Old Madras Road via Hennur Road, which is the phase that touches this area, and the third goes on to Hosur Road. PropNewz reported that environmental clearance came on 27 April 2026 and that two firms bid on 8 May 2026, and that the first package was at the award stage, not under construction. Deccan Herald reported on 2 January 2026 that the government would offer higher compensation for 948 acres, which is over half the land needed. A phase that depends on land not yet acquired should be read as a long-term prospect.

Other north Bengaluru road works were listed by Trade Brains on 15 June 2026: a 600 metre Jakkur railway overbridge costing over ₹27 crore, expected to finish by mid-June 2026, and a 1.8 km Yelahanka flyover expected in 2026. We could not confirm whether either has opened. Public TV reported on 4 January 2025 that the BBMP had proposed a raised corridor linking Hebbal, Bagalur and the Outer Ring Road to ease airport traffic, with no funding or start date stated.

Hebbal deserves a mention because Metro Rail News named it as one of the main challenges for the Blue Line schedule, since it is the Blue and Orange line interchange and needs work along the Outer Ring Road.

What do sources say about prices in Hennur, and how can you check the figure yourself?

No independent, dated price series for Hennur apartments was available to us, so the only honest answer is to give you the method for testing the builder's ₹7,000 per sq ft yourself.

The one published figure we found came from a developer's marketing page, the Hennur Road guide on Prestige Battersea's website, which claims new launches on Hennur Road at ₹11,000 to ₹12,500 per sq ft in 2026, in what it calls the premium segment. It is a sales page from a competing developer, its comparison set is not disclosed, and the segment is unclear. It does not describe a project like a G+4 building at a rate near ₹7,000. Do not treat the two figures as comparable, and do not conclude that Swastika is cheap or that the other page is right.

The builder's own arithmetic is worth checking. At ₹7,000 per sq ft, 1,451 sq ft comes to about ₹1.02 crore and 1,740 sq ft to about ₹1.22 crore. The page quotes the entry price as ₹1.01 crore onwards, so ask whether the rate covers only the base price and what is added on top, such as GST, parking, the clubhouse charge, the maintenance deposit and floor rise.

Here is how to build your own comparison.

  • Guidance value: look up the government guidance value for the locality through the Kaveri portal and note it against the builder's rate. It is a floor for stamp duty, not a market price.
  • Registered transactions: ask a sub-registrar's office or a registered document writer which recent sale deeds in comparable buildings show, and check the encumbrance record for actual sale values.
  • Live listings: pull ten listings for 3 BHK flats between roughly 1,450 and 1,750 sq ft in the same pocket and note whether each is a resale or a new launch, its age and its floor. Compare on carpet area, not the headline size.
  • Resale and rental: ask two local brokers for the last three rentals and last three resales of 3 BHKs, with dates.

Demand for this belt is tied to Manyata and Bhartiya City. If either employer changes its work-from-office policy, rentals feel it before sale prices do. Metro timelines will affect buyer sentiment more than the actual price today, since the stations are not open.

How much cash will you need for DS MAX Swastika once GST, duties and a loan are counted?

Start from what the builder's page states: 3 BHK from ₹1.01 crore onwards. Nothing on the page says what is inside those numbers, so we have treated them as base prices. The lines below show how the government and tax charges stack up on them. These are illustrations built from rates reported by the sources named in the notes, and your own cost sheet from the builder decides the actual amounts.

  • GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
  • Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
  • Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.

To see how a loan feels month to month, take 80% of the 3 BHK base price (₹1.01 crore), which is a ₹80.80 lakh loan for 20 years at an assumed 8.5%. The instalment comes to roughly ₹70,120. Over the full term that means paying back about ₹1.68 crore, with about ₹87.49 lakh as interest. A one point move in the rate changes the instalment to about ₹75,316 at 9.5% or ₹65,092 at 7.5%. The rate here is an assumption for arithmetic, not an offer from any lender.

Your own money on that example is the 20% margin (₹20.20 lakh) plus the statutory charges of about ₹12.73 lakh, which comes to roughly ₹32.93 lakh, and that is before parking, the maintenance deposit and interiors are counted.

Also note the tax side. A purchase of ₹50 lakh or more attracts 1% TDS that the buyer deducts and deposits with Form 26QB (Income Tax Department). The section 24(b) deduction on home loan interest, capped at ₹2 lakh a year for a self-occupied home, applies under the old regime and not the new one. A chartered accountant should confirm your position, because a named legal or financial reviewer has not checked this section.

How do you check the RERA registration of DS MAX Swastika on the Karnataka RERA website?

Type the address rera.karnataka.gov.in into your browser yourself, and then search for the number the builder's page prints: PRM/KA/RERA/1251/309/PR/030524/006841. Do not follow a link sent by a salesperson or an advertisement.

  1. Search by the exact registration number. If nothing appears, search by the project name and by the promoter's name, since portals sometimes list a project under its legal name rather than its brand name.
  2. Compare the project name and address on the record with what the builder shows for DS MAX Swastika. A different name or location is a reason to ask questions before paying.
  3. Compare the promoter named on the record with the company on your booking form and agreement. The legal entity that signs with you should be the registered promoter.
  4. Note the registration date and the validity or completion date. Ask the sales team which completion date they will put in the agreement, and compare it with the portal.
  5. Look for quarterly progress updates, any extension notice, and any complaint or order against the project. An empty progress history on an old registration is worth asking about.
  6. Save a dated PDF or screenshot of the page and keep it with your booking papers.

  • Lifts and stairs: the builder does not state the number of lifts. Ask how many serve each block, whether there is a service lift, and what happens on the day the lift stops. In a G+4, some buyers on the fourth floor will still climb four flights.
  • Top floor: ask whether the fourth floor has terrace rights, what waterproofing is specified and what the roof looks like. Heat and leaks concentrate here.
  • Covered parking: the builder lists it. Ask for the number of slots per 3 BHK, whether they are allotted by number or by lottery, the clear height, and how a car reaches the space.
  • Sewage treatment plant: the builder lists one. Find where it sits relative to the flats and the clubhouse, whether the treated water goes to flushing and gardening, and who runs it after handover.
  • Clubhouse and pool: the list includes a swimming pool, sauna and steam, multi-gym, snooker, table tennis, foosball and a party hall. Ask for the built-up area of the clubhouse, the pool dimensions, opening hours and the monthly maintenance estimate, since a G+4 has fewer families to share the running cost.
  • Security: the builder lists CCTV and 24/7 security. Ask how many gates the plot has, where the cameras sit and who monitors them.
  • Unit layout: with 1,451 to 1,740 sq ft on offer, ask for the carpet area and balcony area of the exact flat, its facing, and the wall thickness. Measure room widths, not just total area.
  • Surroundings: stand at the site at 9 AM and 6 PM on a weekday, and note the road width, drainage after rain and the noise.

Carry a tape, a phone with a compass and a printed floor plan, and write down every verbal promise the sales team makes, then ask for it in the agreement.

Who should think twice before buying at Swastika, and why?

Anyone whose plan depends on the metro being open in the next year or two should hold back, because the stations that will serve Nagawara, HBR Layout and Kalyan Nagar are all still under construction and their dates have slipped before.

  • Metro-dependent commuters: the Pink Line's Nagawara stretch is planned for March 2027 and the Blue Line to Nagawara for mid-2027 or later, according to Metro Rail News. Plan your first years by road.
  • Buyers who dislike construction: metro work, the Bengaluru Business Corridor and road widening will all affect this belt over the coming years, and the corridor's second phase has yet to reach the award stage.
  • Buyers stretched on budget: at ₹1.01 crore onwards for a 3 BHK, plus registration, GST and interiors, the total is well above the headline figure. The page also gives no possession date or land area, so a buyer who needs to move on a fixed date should ask for a written completion date first.
  • Buyers who want a 2 BHK: the page mentions it but gives no size or price.
  • Those planning to rent out: rental depth depends on Manyata and Bhartiya City hiring. Nothing we found gives current rentals for this project, so ask brokers for recent lettings instead of using the builder's yield claims.

Those best matched are buyers who value a low-rise building, can commute by road, and are comfortable holding for several years while the transport upgrades arrive. Resale is a longer-term question. A flat is easier to sell when the buyer can see a working metro station, so the first years may be quieter than the later ones.
