Rajanukunte is on the northern edge of Yelahanka, and the builder ties Sky Sisira to Cytecare Hospitals, Orchids International School, the Ecopolis IT and ITES SEZ, The Galleria Mall, DMart and Decathlon. The Doddaballapura metro line is described as proposed, so it belongs in your long-term view, not in today's commute. Buyers should test the drive to their workplace, since most trips from Rajanukunte run through the main roads towards Yelahanka.

How do you reach Rajanukunte, and what does the road and rail network look like today?

Rajanukunte is reached by road, mainly along Doddaballapur Road, and it has no metro or suburban rail service at the moment. A BMTC service and two rail and metro projects are the things to track. Everything below reflects reports available on 29 September 2026.

Doddaballapur Road is the spine. Wikipedia's entry for Doddaballapura describes the town, about 40 km north of Bengaluru, as linked by a four-lane State Highway 9, so Rajanukunte sits on a corridor that carries traffic between Yelahanka and Doddaballapur. Yelahanka itself is on National Highway 44, and Wikipedia notes a six-lane dual carriageway from Yelahanka to Kempegowda International Airport. How you get from the project to those roads depends on the exact gate and internal road, which the builder's page does not describe.

Is there a bus that reaches Rajanukunte?

Yes, one that is new. Deccan Herald reported that BMTC started a metro feeder service from the Yelahanka NES office to Nellukunte on Thursday, 4 September 2026, passing through Rajanukunte, Doddaballapur and Kantanakunte. It is a non-air-conditioned bus with five trips a day. From Yelahanka NES the departures reported are 5:55 am and 5:00 pm, and from Nellukunte 7:45 am, 3:15 pm and 6:35 pm. That is a thin timetable, not a commuter frequency, so treat it as a start and not a substitute for a vehicle.

What is the real status of the metro near Sky Sisira?

The nearest planned metro station is Yelahanka on the Blue Line airport branch, and it is still under construction. Deccan Herald reported on 23 August 2026 that the Hebbal to airport stretch of 27.44 km is now expected in September or October 2027, later than the earlier June 2027 target, because the contractor asked for time until March 2027 on the Yelahanka IAF to airport terminal section. The same report gives March 2028 for the full 58.19 km Blue Line and mid-2027 for Nagawara to Hebbal. Deccan Herald's 20 August 2026 report said the work was about 80 per cent complete. Even after opening, Yelahanka station is a road trip away from Rajanukunte.

What about the Doddaballapura metro line the builder mentions?

It is a proposal, and not yet part of an approved plan. The Hans India reported on 28 January 2026 that Minister Krishna Byre Gowda said the Comprehensive Mobility Plan is being revised, that the 2020 plan has no Doddaballapura link, and that any extension would go to a technical team only after the revision. The route floated by MLA Dheeraj Muniraj was Yelahanka to Rajanukunte to Doddaballapura. That matches the builder's word "proposed".

Will suburban rail help?

Possibly, later. The Kanaka Line of the Bengaluru Suburban Railway runs from Heelalige to Rajanukunte and passes Yelahanka. Newsfirst Prime reported on 20 January 2026 that its deadline moved to June 2029 from October 2026. Another report dated 24 January 2026 mentions L&T leaving the civil contract in March 2025 and pending clearances. The two reports disagree on whether land acquisition is done, so check the latest K-RIDE update.

How far is the airport?

Sources disagree. Square Yards gives 28 km for Rajanukunte, while OneCity Property's own Doddaballapur Road guide of 21 September 2026 says about 20 km. Measure it yourself from the gate at the hour you would travel.

What will daily life look like around Sky Sisira: schools, hospitals and shopping?

Daily needs are covered by a mix of Yelahanka institutions and smaller local ones, but the builder's landmark list gives no distances, so each name needs a trial drive. Here is what could be confirmed, and what could not.

Which schools are near?

The builder lists Orchids International School. Edarabia's listing gives its address as Sy 51, Honnenahalli, Yelahanka Hobli, on Doddaballapur Road, with the CBSE curriculum for nursery to grade 8 and annual fees of ₹88,000 to ₹1,40,000. Listing sites go out of date, so ask the school for its current grades and fee sheet. OneCity Property's Doddaballapur Road guide names Vishwa Vidyapeeth and National Public School Singanayakanahalli among schools within a short drive, and lists Canadian International School and Ryan International School as options for other boards. Wikipedia's Yelahanka entry names Aditi International School, Delhi Public School and National Public School in the wider Yelahanka area.

What about colleges?

Wikipedia lists REVA University, Sir M Visvesvaraya Institute of Technology and BMS Institute of Technology as engineering institutions around Yelahanka. Practo places Cytecare near NMIT, another college name on the Bagalur Cross side. None of these is confirmed as a short trip from Sky Sisira.

Where would you go for medical care?

The builder names Cytecare Hospitals Bangalore. Practo gives its address as Bagalur Cross, Bangalore Hyderabad Highway, Venkatala Village, near NMIT, and describes it as a 150 bed cancer speciality hospital with NABH and NABL accreditation. It is a specialised centre, so it should not be your only answer for emergencies. Square Yards lists small local facilities in Rajanukunte such as Rajanukunte Hospital and Sri Maruthi Hospital, and OneCity Property's guide mentions Columbia Asia Hospital in Doddaballapur. We have not verified the services at any of these. Ask your own doctor which hospital they would send you to, then time the drive.

Where do you shop?

The builder lists The Galleria Mall, DMart and Decathlon. RMZ Galleria is a mall in Yelahanka, according to its own website, but the builder does not say which Galleria it means and the mall site does not list DMart or Decathlon. We could not confirm where the DMart and Decathlon the builder names are, so check the map before you count them as nearby.

Are there parks?

We could not confirm a named public park close to the project from any source we opened. The community's own cycling track and kids play area, as the builder lists them, will do most of that work, and you should check their size on the plan.

Which jobs and infrastructure projects could change Rajanukunte, and how firm are they?

Employment in the north is real, but several of the big infrastructure items are still planned or delayed, and only some are under construction. Here is each item with the status as the sources give it.

What jobs are already close?

The builder names the Ecopolis IT and ITES SEZ. Business Standard reported in November 2014 that Ecopolis in Yelahanka, from Gulf Oil Corporation India with Hinduja Realty Ventures, comprised a 30 acre IT and ITES SEZ park and a 10 acre hospitality and retail component, with an investment of ₹1,800 crore and a first block of 1.04 million sq ft. That is a 2014 description, so ask what occupancy looks like today. OneCity Property's guide puts Manyata Tech Park at roughly 11 km from Doddaballapur Road, but that is a corridor figure, not a measurement from the project.

What is the Foxconn factor?

Foxconn's iPhone plant is in Devanahalli. Wikipedia says the company acquired 300 acres in 2023 and committed ₹21,911 crore. Rest of World, in an article of 17 April 2025, said the plant is expected to create 40,000 jobs. Propheadlines reported in April 2026 that the Karnataka Housing Board has notified 593 acres of a planned 772 acre township near Devanahalli, with allotment applications still expected. The Hans India also mentioned a proposed KWIN City. Employment there does not automatically mean tenants in Rajanukunte, since commuting choices vary.

What is the Bengaluru Business Corridor?

The Peripheral Ring Road, now called the Bengaluru Business Corridor, is planned and not built. Deccan Herald reported on 24 November 2025 that BDA had begun issuing awards for the first 100 acres of a 74 km project, with landowner resistance continuing. Propnewz reported that two firms bid for Package 1 on 8 May 2026 and that physical work was expected within two to three months. The project cost cited is about ₹27,000 crore. Reports give the length as 73 km, 73.5 km and 74 km. Talkinglands, on 27 May 2026, said compensation in the form of TDR is a source of protest. Propnewz describes the route as running from Tumakuru Road to Hosur Road through Doddaballapur Road, but package boundaries near Rajanukunte were not stated.

Anything else?

The Satellite Town Ring Road is said by Propheadlines to link Doddaballapur, Hoskote and the airport. The status of individual stretches could not be confirmed. Wikipedia reports the Karnataka government dropped a 1,777 acre aerospace park acquisition in July 2025 after farmer protests, a reminder that announced projects can change.

What do prices and demand look like in this micro-market, and how do you check them yourself?

The published numbers for Rajanukunte are thin and mostly from portals, so use them as leads and not as evidence, then compare with real transactions. The builder's rates are ₹6,000 per sq ft for the 2 BHK and ₹6,200 per sq ft for the 3 BHK.

Here is what named sources say. OneCity Property's Doddaballapur Road guide of 21 September 2026 gives apartments at ₹5,000 to ₹12,000 per sq ft along the corridor and says entry prices run 30 to 40 per cent below Hebbal. We publish that guide ourselves, so it is not independent, and the range is wide enough to cover very different projects. Rest of World reported in April 2025 that prices near the Foxconn plant had risen 35 per cent since its announcement, which is about Devanahalli, and not Rajanukunte. Propheadlines said Foxconn area land had moved from ₹1,500 to ₹2,000 per sq ft in 2023 to ₹6,000 to ₹8,500 per sq ft in 2026, a claim about plots that we could not check against a registry.

How do you test the price?

Do the arithmetic first. At the builder's rate, the smallest 3 BHK of 1,310 sq ft works out to ₹81.22 lakh, which matches the listed price. The smallest 2 BHK of 1,182 sq ft at ₹6,000 gives about ₹70.92 lakh against the listed ₹71.00 lakh, so a small rounding gap. The largest 3 BHK of 1,736 sq ft at ₹6,200 gives about ₹1.08 crore before other charges. Ask which floor and view premiums apply.

  • Guidance value: use the Kaveri portal to look up the guidance value for the village and property type. OneCity Property's guide, updated 4 September 2026, records a 6 to 15 per cent revision for Bengaluru urban in February 2026. Stamp duty is charged on the higher of the sale price and guidance value.
  • Comparable listings: note the price per sq ft of at least five projects within a similar drive, with their possession dates, and adjust for the building height and amenities.
  • Registered sales: ask the sub-registrar office or a lawyer to pull recent sale deeds for the same village, which show the price people actually paid.
  • Rental depth: the guide quotes yields of 3.5 to 4.5 per cent, our own estimate. Ask two local agents what a similar 2 BHK actually rents for.

What is the real outlay at DS MAX Sky Sisira after tax, registration and financing?

The only prices available to us are the builder's: 2 BHK from ₹71.00 lakh onwards; 3 BHK from ₹81.22 lakh onwards. Whether GST, parking or deposits are inside them is not stated. To show the scale of the extra outlay, the table adds the statutory charges to each base price. Use it to plan a budget, and replace the numbers with those on your cost sheet before you commit.

  • GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
  • Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
  • Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.

A loan changes the cash you need up front, not the total cost. If you finance 80% of the 2 BHK base price of ₹71.00 lakh, the loan is ₹56.80 lakh. Over 20 years at an assumed 8.5% the monthly instalment is about ₹49,292, and the interest across the term is about ₹61.50 lakh. Try 9.5% and 7.5% as well: the instalment becomes about ₹52,945 and ₹45,758. Treat the rate as a placeholder and take the real one from your lender's sanction letter.

So the down payment and charges together come to about ₹23.15 lakh: ₹14.20 lakh as the 20% margin and about ₹8.95 lakh as GST and government charges. Parking, deposits and interiors come on top.

Keep the tax steps in mind as well. For a price of ₹50 lakh or more, 1% of each payment goes to the government as TDS, which you deduct and deposit through Form 26QB (Income Tax Department). Home loan interest for a self-occupied flat is deductible up to ₹2 lakh a year under section 24(b) if you stay in the old regime, and not under the new one. Have a chartered accountant confirm this; no named legal or financial reviewer has checked it.

How do you check the RERA registration of DS MAX Sky Sisira on the Karnataka RERA website?

Type the address rera.karnataka.gov.in into your browser yourself, and then search for the number the builder's page prints: PRM/KA/RERA/1250/301/PR/251024/007178. Do not follow a link sent by a salesperson or an advertisement.

  1. Search by the exact registration number. If nothing appears, search by the project name and by the promoter's name, since portals sometimes list a project under its legal name rather than its brand name.
  2. Compare the project name and address on the record with what the builder shows for DS MAX Sky Sisira. A different name or location is a reason to ask questions before paying.
  3. Compare the promoter named on the record with the company on your booking form and agreement. The legal entity that signs with you should be the registered promoter.
  4. Note the registration date and the validity or completion date. Ask the sales team which completion date they will put in the agreement, and compare it with the portal.
  5. Look for quarterly progress updates, any extension notice, and any complaint or order against the project. An empty progress history on an old registration is worth asking about.
  6. Save a dated PDF or screenshot of the page and keep it with your booking papers.

While preparing this page we could not open the portal record ourselves, because the site blocks automated access. That means the number for DS MAX Sky Sisira is unconfirmed here: it is shown as the builder prints it. Layouts on the portal change, so if the steps above do not match what you see, ask the builder for the registration certificate and check the number against it.

What should you check on the site visit to Sky Sisira, and what should you measure and ask?

Check the parts of the building that depend on its structure of 2 basements, ground and 14 floors, and compare them with what the builder lists. Take a tape, a phone and this list.

  • Basement parking: with two basement levels, look at the ramp width, the turning space, headroom and ventilation on the plan. Ask how many slots each flat gets and whether the covered parking the builder lists is in the basement or at grade. Ask about visitor and two-wheeler space.
  • Lifts: a building of ground plus 14 floors serves 15 levels above the basements. Ask how many lifts serve each core, whether any is a service or stretcher lift, and what power backup covers them.
  • Floors and units: ask how many flats are on each floor, so you can judge lift waiting times. The 2 BHK sizes of 1,182 and 1,190 sq ft are nearly identical, so ask what actually differs between them, such as facing or floor plan.
  • Sewage treatment plant: the builder lists one. Ask for its capacity, where it is placed, how treated water will be reused and who operates it after handover.
  • Swimming pool, sauna and steam, gym, clubhouse: ask for the clubhouse floor area, the pool size and depth, the hours, and whether these are ready when the first residents move in. Ask whether any of these will carry separate usage charges.
  • Cycling track: find it on the site plan and ask for its length in metres. A track that only rings a small podium is a jogging path at best.
  • Fire safety: ask to see the fire clearance for a building of this height, and check the location of staircases and refuge areas.
  • Water: ask for the source, whether Cauvery connection is confirmed, and the borewell and tank plan. We found no source confirming water supply arrangements for the project.
  • The plot and the roads: stand at the site and time the approach from Doddaballapur Road at peak hour. Note the width of the access road and what neighbours are building.
  • Your flat: check the carpet area on the agreement, the ceiling height, window positions, the balcony depth, and which direction the living room faces.

Take photographs of the approved plan and the sample flat, if one is shown, and remember that a sample flat is a model and not the unit you will receive.

Who should think twice before buying at Sky Sisira?

Buyers who need a short daily commute by public transport, or who want to move in soon, should hesitate. The facts we found point to five trade-offs.

  • Commute without a car: the metro is not here. The Blue Line airport branch is reported for September or October 2027 at the earliest, and Yelahanka station is still a road trip away. The Kanaka Line has a June 2029 deadline in the reports we read. The BMTC feeder has five trips a day. If you work in the south or east of the city, expect to drive.
  • Waiting for a promise: the Doddaballapura metro link has not even entered the mobility plan, and the Bengaluru Business Corridor is still at the stage of acquisition and tender. Do not pay for what has not been built.
  • Construction phase: the builder's page does not give the possession date. If you are renting today and need a firm date, get it in writing and check the completion date on the RERA portal.
  • Maintenance load: a building with a pool, sauna, steam room, clubhouse, gym and cycling track has more to run and repair than a plain block. Ask for the expected monthly maintenance per sq ft and who sets it.
  • Resale and rental depth: we found no source with resale or rental data for Rajanukunte apartments. An investor should not assume tenants will queue up.
