How well does Magadi Road connect Sky Sukhino to the rest of Bengaluru?

Connectivity is improving quickly, but the biggest gains are either very new or still under construction, so judge it in two parts: what you can use today and what you are waiting for.

The builder's page places Sky Sukhino on Magadi Road and lists NICE Road at about ten minutes, Challaghatta Metro Station on the Purple Line, and a proposed Grey Line station at Kadabagere. It also refers to "MAR / PRR-2 access". We could not confirm what "PRR-2" means for this site, so treat that phrase as unverified.

What you can use today

The clearest recent change is the SM Krishna Road, also called the Major Arterial Road or MAR. Swarajya reported that Chief Minister D K Shivakumar inaugurated this 10.7 km, ten-lane, signal-free and toll-free road on 27 June 2026. It runs from Kadabagere Cross on Magadi Road to Challaghatta Metro Station on Mysuru Road. Siasat reported on 26 June 2026 that the trip between the two ends would fall from nearly an hour to about 15 minutes. Swarajya gave the figure as roughly 60 minutes down to about 20. The sources differ, so expect a range and test it yourself at your own travel hour.

Challaghatta is the western terminus of the Purple Line. According to Wikipedia, the station opened on 9 October 2023, and the whole line now runs from Whitefield (Kadugodi) to Challaghatta. Because the MAR ends at that station, a resident of this stretch of Magadi Road can now drive across to a working metro terminus without going through Nagarbhavi or Rajarajeshwari Nagar.

What is still coming

The Grey Line will run along Magadi Road from Hosahalli to Kadabagere. Hosahalli is an existing Purple Line station on Chord Road, and it is planned as the interchange between the two lines. The Grey Line also meets the future Orange Line at Sumanahalli Cross. Section C covers its status and dates.

Buses, airport and job hubs

Square Yards states that multiple BMTC routes serve Magadi Road and puts the airport at 38 km from Magadi Road as a whole. That is a corridor-level figure for a road that runs about 43 km, not a measured distance from this site. We could not confirm specific bus route numbers for the project, so check the nearest stops on the BMTC app.

For jobs, the practical logic is simple. Purple Line stations run through the city centre and out to Whitefield. Once the Orange Line opens it will add stops at Nagarbhavi Circle, Mysuru Road and Hebbal, according to The Metro Rail Guy. Until then, most commuters from this belt will rely on a two-wheeler, a car, or a road trip to the Purple Line terminus.

What is daily life like around Sky Sukhino: schools, colleges, hospitals and shopping?

The area is served by a mix of engineering colleges, a large hospital and one confirmed mall, but most of these sit along Mysuru Road or the Magadi Road belt, so daily errands will usually mean a short drive.

The builder's page names four schools: RNS Vidyaniketan, Janaseva VidyaKendra, Deeksha STEM School and ORCHIDS International. It names four colleges: Padmashree Group of Institutions, East West Institute of Technology, KLE Law College and Rajarajeswari College of Engineering. It names three hospitals: Arkavathi Hospital, Rajarajeshwari Hospital and Gleneagles BGS Hospital. The page gives no distances. We were able to confirm only some of these from the institutions' own sites.

Confirmed colleges

East West Institute of Technology gives its address as Anjananagar, Vishwaneedam Post, off Magadi Main Road, Bengaluru 560091. Its site says it was established in 2001, is VTU affiliated and AICTE approved, and holds NAAC "A" accreditation. RajaRajeswari College of Engineering is at Ramohalli Cross, Kumbalgodu, on Mysore Road. Its site says it was established in 2006 and is VTU affiliated, with NAAC "A+" reaccreditation. Both are engineering institutions, which matters if you have a teenager heading to college or plan to rent to students.

Hospital and shopping

Gleneagles Hospital at Kengeri describes itself as a multispecialty facility with 24x7 emergency medicine and lists NABH accreditation. That is the only one of the three builder-named hospitals we confirmed. We could not verify Arkavathi Hospital or Rajarajeshwari Hospital, so call ahead to check their emergency and specialty cover before relying on them.

Gopalan Arcade Mall is on Mysore Road in RR Nagar. Its own site lists a three-screen cinema, an eight-lane bowling alley, a D-Mart, and brands such as Lifestyle, Max and Trends. It also lists 210 parking spaces and places the mall 800 metres from Rajarajeshwari Nagar Metro Station. Note the direction: the mall is reached from Mysuru Road, and you would get there through the new MAR or the older roads.

What we could not confirm

We found no source for parks or open green spaces near the site. Square Yards' Magadi Road page says the schools in its own data are 7.88 km or more from the corridor's reference point, and that banks start beyond 8 km. That is an aggregator's figure for a very long road, so it may not describe this site, but it is a warning to measure the school run yourself before you commit.

Which jobs and infrastructure projects could change this stretch of Magadi Road?

Three projects matter most: the Grey Line metro on Magadi Road, the Orange Line on the western Outer Ring Road, and the Bengaluru Business Corridor, formerly the Peripheral Ring Road. Each is at a different stage, and the sources disagree on some numbers.

Grey Line (Hosahalli to Kadabagere)

This is the line the builder calls proposed. It is now approved and, per some sources, under construction. Wikipedia says the Union Cabinet approved it in August 2024. Bengalurumetro.in reports that the foundation stone was laid on 10 August 2025, civil tenders were floated in January 2026 and ground construction began in June 2026, though that site is not an official BMRCL page and we could not confirm those dates on a government source. The line is described as a raised viaduct, with a double-decker section carrying a road flyover beneath the metro. Metro Rail Today reported a total cost of ₹25,311 crore, of which ₹9,700 crore is the state-funded flyover.

The sources disagree on length (12.15 km and 12.5 km), on the number of stations (nine in three sources, eleven in one) and on completion: 2029 (Wikipedia), May 2031 (Bengalurumetro.in), early 2030s (Metro Rail Today) and 2032 (The Metro Rail Guy). For planning, assume the early 2030s at best. Double-decker construction is slow, and Metro Rail Today itself notes that it cuts the build pace to 3 to 5 km a year.

Orange Line

The Orange Line is a 32.15 km corridor on a raised viaduct from JP Nagar 4th Phase to Kempapura along the western Outer Ring Road, with 22 stations. It shares the same approval and the same reported construction start as the Grey Line. It will also matter to this area because it meets the Grey Line at Sumanahalli Cross.

Bengaluru Business Corridor

Propnewz (updated 26 August 2026) describes Package 1 as a 19.80 km stretch from Madavara on Tumakuru Road to Ballari Road near the airport, costing ₹3,348 crore, with environmental clearance on 27 April 2026. Sobha's blog says Package 1 moved into execution in June 2026 and puts the whole corridor at about 68 km. Propnewz gives 73.5 km, and Swarajya mentions 123 km when including an Electronic City to Mysuru Road section. These sources do not describe a Magadi Road section, so do not assume the corridor passes near this project.

Other road works

TradeBrains listed the Kengeri ORR and Ullal grade separators as targeted for February 2026. We could not confirm whether they have opened. Swarajya says a Hebbal tunnel road is due to start construction. Neither directly serves Sky Sukhino.

What do sources say about property prices near Sky Sukhino?

No source we could reach gives a reliable, dated price per sq ft for apartments in this immediate pocket, so we have not invented one.

The only figure we found is from Square Yards, which lists an average sale price of ₹13,350 per sq ft for Magadi Road, against ₹12,300 for Bengaluru. The page shows no date, and it covers a road running about 43 km from the railway station area, taking in Rajajinagar and Vijayanagar. The builder lists ₹6,500 to ₹6,700 per sq ft here, so the two figures describe very different places. Do not read the gap as a bargain. Compare like with like.

Prices in a pocket like this often respond to infrastructure headlines before the infrastructure works. The new SM Krishna Road is open, while the Grey Line is years away. A buyer who pays today's price for a metro that has not opened is prepaying for a benefit they will not use for some time.

How to check a fair price yourself

  • Look up the guidance value for the survey number on the Kaveri portal, or ask the sub-registrar office. It sets the floor for registration value and is not the market price.
  • Collect five or six current listings for ready or nearly ready flats within the same Magadi Road stretch, and convert each to a rate per sq ft of super built-up area.
  • Ask the builder for the rate in the last few agreements it has signed in this project, and for the floor and unit each applied to.
  • Ask local registered agents for recent registrations, and check the sale deed values on the Kaveri portal if you can obtain the survey number.
  • Confirm whether the quoted rate includes the floor rise, the clubhouse charge, the maintenance deposit, parking and GST.

Multiply size by rate to test the quote. On the builder's figures, 1,297 sq ft at ₹6,700 gives about ₹86.90 lakh, and 1,423 sq ft at ₹6,500 gives about ₹92.50 lakh, which matches the starting prices. So the starting figures look like the basic price of the smallest unit, before extras.

How much cash will you need for DS MAX Sky Sukhino once GST, duties and a loan are counted?

Start from what the builder's page states: 2 BHK from ₹86.89 lakh onwards; 3 BHK from ₹92.49 lakh onwards. Nothing on the page says what is inside those numbers, so we have treated them as base prices. The lines below show how the government and tax charges stack up on them. These are illustrations built from rates reported by the sources named in the notes, and your own cost sheet from the builder decides the actual amounts.

  • GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
  • Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
  • Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.

To see how a loan feels month to month, take 80% of the 2 BHK base price (₹86.89 lakh), which is a ₹69.51 lakh loan for 20 years at an assumed 8.5%. The instalment comes to roughly ₹60,324. Over the full term that means paying back about ₹1.45 crore, with about ₹75.27 lakh as interest. A one point move in the rate changes the instalment to about ₹64,794 at 9.5% or ₹55,998 at 7.5%. The rate here is an assumption for arithmetic, not an offer from any lender.

Your own money on that example is the 20% margin (₹17.38 lakh) plus the statutory charges of about ₹10.95 lakh, which comes to roughly ₹28.33 lakh, and that is before parking, the maintenance deposit and interiors are counted.

Also note the tax side. A purchase of ₹50 lakh or more attracts 1% TDS that the buyer deducts and deposits with Form 26QB (Income Tax Department). The section 24(b) deduction on home loan interest, capped at ₹2 lakh a year for a self-occupied home, applies under the old regime and not the new one. A chartered accountant should confirm your position, because a named legal or financial reviewer has not checked this section.

What should the Karnataka RERA page for DS MAX Sky Sukhino show before you pay anything?

The builder's page prints the registration number PRM/KA/RERA/1251/310/PR/050526/008622. Open the Karnataka RERA website (rera.karnataka.gov.in) by typing the address, not by clicking a forwarded link, and search for that number.

  1. Compare the project name and address on the record with what the builder shows for DS MAX Sky Sukhino. A different name or location is a reason to ask questions before paying.
  2. Search by the exact registration number. If nothing appears, search by the project name and by the promoter's name, since portals sometimes list a project under its legal name rather than its brand name.
  3. Compare the promoter named on the record with the company on your booking form and agreement. The legal entity that signs with you should be the registered promoter.
  4. Note the registration date and the validity or completion date. Ask the sales team which completion date they will put in the agreement, and compare it with the portal.
  5. Look for quarterly progress updates, any extension notice, and any complaint or order against the project. An empty progress history on an old registration is worth asking about.
  6. Save a dated PDF or screenshot of the page and keep it with your booking papers.

We were unable to read the portal record for DS MAX Sky Sukhino while writing this page, since the portal did not allow automated access. Treat the number as unverified and check it yourself. If the portal looks different from the steps here, ask for the RERA certificate and match its number to what you find.

What should you check on a site visit to DS MAX Sky Sukhino?

Check the things a G+14 building with a full clubhouse can get wrong: lifts, water, parking, the sewage plant and the actual size of the flat you would own.

  • Lifts and stairs: The builder states G+14. Ask how many lifts each block has and whether one is a service lift. Ask for the lift make and the maintenance contract.
  • Carpet area: Get the carpet area in writing for the flat you like, and compare it to 1,297 sq ft for the 2 BHK or 1,423 to 1,907 sq ft for the 3 BHK. Measure room widths with a tape.
  • Orientation and floors: Ask which units face the Magadi Road side and how far the road is from the balconies. Visit at the hour when traffic is worst.
  • Water: Ask for the source, the storage capacity in litres and whether it includes a borewell. Ask who supplies the water during the dry months.
  • Sewage treatment plant: The builder lists one. Ask its capacity, where it sits relative to the towers and who runs it. Smell matters, so stand near it.
  • Parking: The builder lists covered parking. Ask how many slots each flat gets, whether they are allotted or open, and whether visitors have space.
  • Clubhouse: Ask which of the swimming pool, sauna and steam, multi-gym, snooker, table tennis and foosball are ready at handover, and how their running costs will be shared.
  • Security: The builder lists CCTV and 24/7 security. Ask about entry controls, how many cameras there are and how long footage is stored.
  • Fire safety: For a G+14 building, ask for the fire approval and the location of the refuge areas.
  • Approvals on paper: Ask for the sanctioned plan, the occupancy certificate timeline and the khata that each flat will carry.

Take a printout of the RERA page and compare the promoter name, completion date and unit count with what the sales team says. The builder's page does not state a unit count or possession date, so this comparison is where you learn them.

Who should think twice before buying at Sky Sukhino?

Buyers who need a short commute to the city centre, or who need everything in place on day one, should look harder before committing.

Daily commuters to central or eastern Bengaluru. The Purple Line is reachable, but the nearest stations to this belt are, on the builder's own list, Challaghatta or the future Kadabagere. The line to Kadabagere is years away. If you drive in from Magadi Road at peak hours, test the drive twice on a weekday.

Anyone who is counting on the Grey Line. The sources give completion years from 2029 to 2032, and the builder itself calls the Kadabagere station proposed. A buyer who needs the metro for a job in four years is taking a real risk.

Families who want a finished neighbourhood. We found no confirmed parks near the site, and one aggregator suggests schools may be far from the corridor reference point. If your children are young, count the school run before you count the swimming pool.

Buyers sensitive to maintenance. The amenity list includes a pool, sauna and steam, a gym, a clubhouse and indoor games. All of these carry running costs that residents share. Ask for the estimated monthly maintenance per sq ft in writing, and how the builder proposes to hand the association its accounts.

Investors who want quick resale or rental depth. We found no rental yield or resale data for this micro-market. A project still under construction may be slow to resell until it is occupied.

Anyone who wants certainty on dates. The builder gives no possession date on the page. Do not pay large sums until the RERA entry, the agreement and the payment schedule all state one.
