What is Brigade Avalon in Whitefield?

Brigade Avalon is a gated apartment project by Brigade Enterprises on Whitefield Main Road in East Bangalore, with 206 homes on about 4.35 acres. Brigade's own landing page lists the land as 4 acres 14 guntas, the configurations as 3.5 BHK and 4 BHK, and the home count as 206. It also shows a clubhouse, landscaped gardens and fitness spaces. Brigade announced the launch to the stock exchanges in the last week of July 2025, and the Karnataka RERA registration is dated 30 June 2025 according to a RERA data aggregator.

The project is real and registered. This page compares Brigade's landing page and press release with the RERA data and five listing portals. The sources agree on the home count, the RERA number and the broad location. They disagree on land area, tower count, unit sizes, price and possession date, and Brigade's own pages do not publish a price list or a possession date that I could find. Where sources disagree, this page names the source and gives the range.

What are the key facts about Brigade Avalon at a glance?

The table gives the facts as reported, with a note on each disagreement. Treat every price and date as indicative until you hold a signed agreement and have checked the RERA record yourself.

Who is the developer, and what should a buyer ask about it?

The developer is Brigade Enterprises Limited, a listed Bengaluru company that sells under the Brigade Group name. The RERA data lists the promoter as Brigade Enterprises Ltd, with its registered address at the World Trade Center, Brigade Gateway Campus, Dr Rajkumar Road, Malleswaram-Rajajinagar. Pavitra Shankar, the managing director, was quoted in the July 2025 release as calling Whitefield a high-priority micro-market for the company and describing the launch as part of its premiumisation strategy.

The aggregator says the promoter has no RERA registrations in other states and reports no complaints against this project. I could not confirm either statement on the K-RERA site, so treat them as unverified. Ask which legal entity signs your agreement and match that name to the registration certificate. Our checklist of builder-buyer agreement clauses in Karnataka lists the terms to read before you sign.

Brigade has other launches in Bengaluru. If you want to see how the company describes a very different location, read our page on Brigade's Tumkur Road launch. I could not verify the company's delivery record across its older projects, so this page makes no claim about it. Visit a finished Brigade community and speak to residents about handover and upkeep.

Why would anyone buy on Whitefield Main Road?

The main reason is access to the Whitefield office belt and to daily needs within a short distance of the gate. Brigade's landing page lists a research centre at 90 metres, Nexus Whitefield mall at 0.7 km, a school at 0.3 km and several hospitals within a kilometre. The metro is a drive away rather than a walk, which separates this site from some other Whitefield launches.

Where exactly is the site, and how do the portals describe it?

Brigade and the press describe it as Whitefield Main Road. A listing portal places it near Nexus Whitefield mall. NoBroker's address line reads "Near Hindustan Unilever Research Center, Krishnarajapuram", and the Brigade page also lists that research centre at 0.09 km, so the two agree on the neighbour. Another portal's address field shows "Hobli, Palm Meadows", and a third gives "Near Sobha Rose, 1st Main Road, Whitefield" with the postcode 560036. These labels point to the same stretch of Whitefield but are not identical, so ask the sales office for the exact survey number and gate location and check it on the K-RERA page. For the bigger picture, read our overview of Whitefield real estate market trends.

How far is it from ITPL, the tech parks and the airport?

Brigade's landing page lists ITPL at 3.9 km, Sigma Tech Park at 1.3 km, Brigade IRV Centre at 2.5 km, Salarpuria GR Tech Park at 3.3 km and Prestige Shantiniketan at 5.5 km. It does not say whether the figures are road distances or straight lines, and it gives no drive times. It also does not list the airport. A Brigade blog from May 2026 says traffic around ITPL is heavy from 8:30 to 10:30 in the morning and 6 to 8:30 in the evening. Time your own commute at those hours before you decide.

How is the project arranged, and how many towers are there?

The best-supported answer is three towers of two basements, ground and 15 floors, with 206 homes in total. The RERA data aggregator shows 3 towers, 206 units and a floor table running from 0 to 15, and Housiey, NoBroker and a third portal repeat the 2B+G+15 form. Brigade's landing page and press release do not give a tower count. One portal's overview says three towers while its pros list says "only 2 towers", which is a plain contradiction on a single page.

What is the RERA registration, and what does the data show?

Brigade's landing page and its residential showcase page both show PRM/KA/RERA/1251/446/PR/300625/007888. The aggregator gives the approval date as 30 June 2025, the completion date as 31 March 2030, a floor area ratio of 3.0 and one survey number. It also lists a development schedule that runs from earthwork in July 2025 to a retaining wall by December 2026, with the parking floor of the sub-structure shown for 2028. Check all of this on the Karnataka RERA portal, which I could not open for this page because the site blocks automated access. You can also try our RERA project lookup tool.

How big is the site and how much of it is open space?

Brigade's landing page gives 4 acres 14 guntas. At 40 guntas to an acre, that is 4.35 acres, which matches one portal. The press release and four news reports say 4.36 acres. NoBroker says 4.18, a listing portal says 4.3 and a fourth says 4. The gap between 4.18 and 4.36 acres is about 0.18 acre, so ask for the survey sketch and compare it with the sanctioned plan. A Brigade blog of May 2026 states an 80 percent open space ratio, and NoBroker says the same, but I found no plan that explains how the figure is counted.

Is there any litigation on the land?

The aggregator reports no litigation on the land and no complaints on the project. That is a data aggregator, not the regulator, so it does not replace your own check. Ask the developer in writing, read the disclosures on the K-RERA page, and have a lawyer search the court records before you pay.

How far has construction progressed?

One portal says 30 percent of construction was complete on 29 March 2026. The aggregator's own schedule shows foundation footing work running from January to July 2026 and the work up to plinth level scheduled for April to December 2026, which does not fit with 30 percent complete. I treat the portal figure as unverified. The quarterly progress reports filed on K-RERA are the better guide, so read the latest one for your tower.

What unit sizes and layouts does Brigade Avalon offer?

Brigade's landing page lists 3.5 BHK and 4 BHK homes with a super built-up area of 2,933 to 3,862 sq ft and a carpet area of 1,612 to 2,187 sq ft. These are large homes for the Whitefield market. The area figures on that page convert cleanly: 272.47 sq m is 2,933 sq ft and 203.14 sq m is 2,187 sq ft.

What are the reported areas by home type?

  • Brigade's landing page: super built-up 2,933 to 3,862 sq ft; carpet 1,612 to 2,187 sq ft. Tower, floor and price information is not given.
  • Housiey: 3.5 BHK built-up 2,765 to 2,933 sq ft, with carpet areas of 1,550, 1,562 and 1,612 sq ft in its price sheet; 4.5 BHK built-up 3,862 sq ft and carpet 2,187 sq ft. One price-sheet row shows 2,279 sq ft built-up, which does not match its own text.
  • RERA data aggregator: an inventory line of 85 units labelled 3 BHK with a carpet area of 144 sq m, about 1,550 sq ft, plus an exclusive balcony of 32 sq m, about 344 sq ft. The other unit types are not shown on the page I read.
  • NoBroker: 3.5 BHK at 2,765 to 2,933 sq ft and 4 BHK at 3,862 sq ft, with no carpet area.
  • Other portals: one gives 2,755 and 3,853 sq ft; another gives 2,700 to 3,862 sq ft with carpet area "on request"; a third gives 2,800 and 3,800 sq ft.

The labelling differs too. Brigade says 3.5 BHK, the press release says 3 BHK with a study and powder room, the RERA data says 3 BHK, and Housiey says 4.5 BHK for the larger type. By my arithmetic the carpet area is about 55 to 57 percent of the super built-up area on Brigade's page (1,612 of 2,933 is 55 percent, 2,187 of 3,862 is 57 percent). Use carpet area, the figure RERA recognises, when you compare prices. A unit converter handles the square metre and square foot conversions.

What does Brigade Avalon cost, and why do the prices differ?

There is no single confirmed price. Brigade's showcase page shows "Rs 4.62 Cr onwards", with a note that terms apply, and the page carries no date. Portals agree on the entry price and disagree on the top of the range, which runs from Rs 6.16 Cr to Rs 8 Cr.

What do the different sources quote?

  • Brigade's showcase page: Rs 4.62 Cr onwards, with an asterisk and no date.
  • Housiey (page updated June 2026): Rs 4.62 Cr to Rs 6.67 Cr, described as all-inclusive. The 3.5 BHK is Rs 4.62 Cr at 1,550 sq ft carpet, Rs 4.66 Cr at 1,562 and Rs 4.76 Cr at 1,612; the 4.5 BHK is Rs 6.67 Cr at 2,187. It lists a minimum down payment of Rs 46 to 48 lakh and a construction-linked plan.
  • PropertyPistol: from Rs 4.62 Cr, with a minimum rate of Rs 17,110 per sq ft. No date.
  • NoBroker: its listing says Rs 4.38 Cr to Rs 6.16 Cr and its FAQ says about Rs 4.4 Cr to Rs 6.35 Cr, so the page contradicts itself.
  • HomeBazaar (updated 15 May 2026): 3 BHK Rs 4.62 Cr, 4 BHK Rs 8 Cr.
  • Houssed: 3 BHK Rs 4.6 Cr and 4 BHK Rs 6.43 Cr, with a headline range of Rs 4.5 to 6.5 Cr. No date.

As a worked example only, Housiey's Rs 4.62 Cr for 1,550 sq ft of carpet area works out to roughly Rs 29,800 per carpet sq ft, and its Rs 6.67 Cr for 2,187 sq ft to roughly Rs 30,500. PropertyPistol's rate of Rs 17,110 per sq ft is on super built-up area, so the two cannot be compared directly. That is my arithmetic on portal numbers, not a published rate, and I cannot say what each quote includes. Brigade's own August 2025 blog quotes 2 BHK homes at around Rs 90 lakh and 3 BHK homes from Rs 1.25 Cr, which contradicts Brigade's landing page, so I did not use that blog for prices or sizes.

How should I get a price I can rely on?

Ask the sales office for a dated cost sheet for your exact unit. Check what it includes: base price, floor rise, two parking spaces (one portal says two per unit, in the basement), club membership, GST, registration and the maintenance deposit. I found no published price list on Brigade's pages, so I cannot say how prices have moved since launch.

What amenities does Brigade Avalon have?

Brigade's press release speaks of a large clubhouse for all age groups, and its landing page lists a clubhouse, landscaped gardens and fitness spaces. Beyond that, the detailed lists come from portals and they do not match.

What is in the clubhouse and outdoors?

Housiey lists a swimming pool, gym, indoor games, basketball court, tennis court, cricket pitch and multipurpose hall. NoBroker mentions 40 or more amenities, including a golf simulator, a squash court, spa space and a temperature-controlled pool, and gives the clubhouse as 25,000 sq ft. Housiey's own page says 40 or more in one place and 18 or more in another. Houssed lists a kids' pool, nature walkway, green wall, senior citizen walking track and convenience store. None of this comes from a Brigade amenity list that I could open, so confirm each item in the brochure and on the approved plan.

What do the sources say about specifications and upkeep?

Housiey lists vitrified tiles, a granite kitchen platform, branded fittings, CCTV and power backup. Houssed instead lists marble flooring, laminate-finish doors and aluminium sliding windows. These cannot both be right for the same home, so ask for the specification annexure. Housiey also quotes maintenance of Rs 19,400 to 20,500 a month for the 3.5 BHK and Rs 27,000 for the larger type, while NoBroker's FAQ offers a generic estimate of Rs 8 to 14 per sq ft per month that it describes as typical. I rely on neither. Ask for the rate and deposits in writing.

How well connected is Brigade Avalon?

Brigade Avalon connects mainly through Whitefield Main Road and a metro line that you reach by a short drive or auto, not on foot. Brigade's landing page lists the nearest stations at 2.6 km and above, and the same page gives no drive times.

Which metro stations are near the site, and when did the line open?

Brigade lists Hopefarm Channasandra at 2.6 km, Kadugodi Tree Park at 2.7 km and Nallurhalli at 4.4 km. According to Wikipedia, the Purple Line section from Krishnarajapura to Whitefield (Kadugodi) opened on 26 March 2023, and the Krishnarajapura to Baiyappanahalli section opened to the public on 9 October 2023. The station order there runs from Whitefield (Kadugodi) through Hopefarm Channasandra, Kadugodi Tree Park, Pattandur Agrahara, Sri Sathya Sai Hospital and Nallurhalli towards Kundalahalli. Brigade does not list the Whitefield (Kadugodi) terminus, so ask how far it is. Check the Bangalore Metro Rail Corporation website for timings and fares. Our note on how the Whitefield metro affected property prices explains why station distance matters to resale.

What about the Hoskote extension and other lines?

Wikipedia notes that in November 2023 the Karnataka government announced a plan to extend the Purple Line east to Hoskote, with no timeline. I did not research other lines or their dates, so I give none here. Treat any extension as a possible future benefit.

Which roads lead out of the site?

Housiey's page places the site 1.1 km from Varthur Main Road and 750 m from Nexus Whitefield. Brigade's own blogs name Whitefield Main Road, Varthur Road, Sarjapur Road and the Outer Ring Road as the main arteries.

What are schools, hospitals and daily life like around Brigade Avalon?

Daily needs are close. Every figure below comes from Brigade's landing page, which gives no method for its distances, so treat them as indicative.

Which schools and colleges are nearby?

The page lists KLAY on Whitefield Main Road and VIBGYOR School at 0.3 km each, Vivero International Preschool at 0.4 km, The Bangalore School at 0.8 km and Greenwood High Pre-School at 0.9 km. Further out it lists The Deens Academy at 1.9 km, Glentree Academy at 2.4 km, Whitefield Global School at 2.7 km and United World Academy at 2.9 km. Colleges include MVJ College of Engineering at 3.1 km and Vydehi Institute of Medical Sciences at 3.9 km. Ask each school about admissions and fees directly.

Which hospitals and malls can I reach?

For hospitals the page lists Svastha Hospital at 0.2 km, Motherhood Hospital at 0.8 km, Manipal Hospital on Varthur Road at 0.9 km, Cloud 9 Hospital at 1.6 km and Vydehi Super Speciality Hospital at 3.8 km. For malls it lists Nexus Mall at 0.7 km, Ascendas Park Square Mall at 3.9 km and Inorbit Mall at 4.6 km. If you have older parents or young children, time the trip to the nearest emergency-capable hospital at peak hour.

Which offices are close by?

The page lists the Hindustan Unilever research centre at 0.09 km, Sigma Tech Park at 1.3 km, Brigade IRV Centre and Brigade Padmini Tech Valley at 2.5 km each and Salarpuria GR Tech Park at 3.3 km. These are named employers and parks, not a count of jobs, and I give no employment figures.

Who is Brigade Avalon suitable for?

It suits buyers who want a large 3.5 or 4 BHK home in Whitefield, can afford a price from about Rs 4.6 crore, and can wait until 2029 or 2030. It is a weaker fit for buyers who need a home soon or who want to walk to a metro station.

Which buyers fit best?

  • Families upgrading to a larger home within the Whitefield schools and hospitals belt.
  • Professionals working at the tech parks within a few kilometres of the site.
  • Buyers who prefer a smaller community of 206 homes over a project with several hundred.
  • Investors who can hold for several years and accept that rent and resale depend on local demand.

Who should think twice?

If the loan leaves little room, look at ready homes first. Our guide to resale flats versus new launches in Bangalore sets out the trade-offs, and a ready home removes the delivery risk. A construction-linked plan means interest on each disbursement, and often rent elsewhere, for as long as delivery runs. If metro walking distance matters to you, compare this site with Mahindra Blossom near Hopefarm Junction, which Mahindra places next to a station. That project is on a larger plot, so the two feel very different to live in.

How should I plan the financing and the extra costs?

Plan for the base price plus GST, stamp duty, registration, parking, club membership, maintenance deposits, loan fees and the TDS you must deduct as a buyer. I checked the rules below against secondary sources and not with a named tax professional, so confirm them before you pay.

What are the stamp duty and registration charges?

A sale deed in Karnataka attracts stamp duty and a registration fee. A developer blog updated in August 2026 quotes 5 percent stamp duty for property above Rs 45 lakh and 1 percent registration, and says to check the official site. Rates and cesses change, so confirm the current figure on the Kaveri registration portal. You can also run the numbers in our stamp duty and registration calculator.

Is GST payable on an under-construction flat?

Yes. The GST Council's real estate FAQ gives an effective rate of 5 percent without input tax credit for non-affordable residential apartments, applied after a deemed one-third deduction for land. By my arithmetic that is about 3.3 percent of the total consideration (5 percent of two-thirds). Ready homes with a completion certificate are generally outside GST. Ask for GST to be shown on a separate line on the cost sheet, and check whether the all-inclusive prices quoted by portals already contain it.

What is the TDS on buying property, and what is Form 141?

A buyer deducts tax at source when the sale value is high. A secondary tax source reports that the rate is 1 percent where the consideration is Rs 50 lakh or more, under section 194-IA of the old Act, which corresponds to section 393 of the Income-tax Act, 2025. For purchases from 1 April 2026, the same source says Form 141 replaces Form 26QB, with payment due within 30 days of deduction. Each buyer deducts on the share they buy, even when a loan finances the purchase. Confirm the rate, threshold and procedure on the income tax department's e-filing portal.

How do I estimate the home loan EMI?

On a construction-linked plan you pay interest only on the amount disbursed until possession. Housiey says loans up to 90 percent are available, which I could not confirm. Run a few scenarios in our EMI calculator. Confirm bank approval for this project with your own lender before you book.

What is the resale and rental outlook?

I have no verified resale or rental statistics for Brigade Avalon, because the homes are not yet delivered. What I can offer is a list of the factors that drive outcomes.

What drives rents near Whitefield Main Road?

Rents here depend mainly on hiring in the Whitefield tech parks and on how many comparable new homes reach the market in the same years. Check live rents for similar ready homes nearby before you assume any yield. Test different rent and price pairs on a yield calculator before you commit. NoBroker's FAQ offers a yield of 3 to 4 percent, but it gives no source for it and I do not use it.

What could help or hurt resale value?

Helpful factors include a large listed developer, a finished clubhouse, schools and hospitals within a kilometre and a clean title. Late possession, unclear approvals, heavy competing supply and peak-hour traffic hurt value. A Brigade blog from May 2026 puts the Whitefield average at about Rs 13,000 per sq ft, without saying how it was measured. No honest advisor can promise appreciation, and I will not quote a percentage for Brigade Avalon.

What due-diligence checks should I run before paying?

Before you pay a booking amount, check the RERA record, the title, the approvals, the payment plan and the agreement terms.

How do I verify the RERA registration?

Open the Karnataka RERA portal, search by the registration number and read the project page. Check the promoter name, the land details, the towers and units registered, the completion date, the quarterly progress reports and any complaints or disclosed litigation. Compare the carpet areas and unit counts there with the figures in this page, because the sources disagree on both. Ask for the registration certificate and keep a printout.

What should I read in the agreement?

Read the delivery date, the delay compensation clause, the cancellation terms, the carpet and saleable areas, parking, specifications, the payment schedule and the maintenance handover terms. Brigade's pages that I read do not state a possession date, and portals give December 2028, September 2029 and March 2030. The RERA completion date and the date in the agreement for sale are the ones that matter, so ask which governs and get the answer in writing.

Which documents should I collect?

Collect these before you commit funds.

  • RERA registration certificate and the project page printout for your tower.
  • Sanctioned building plan and commencement certificate.
  • Title documents and an encumbrance certificate, ideally reviewed by an independent lawyer.
  • Any disclosed litigation and court orders on the land.
  • The survey sketch showing the land area, since sources give 4.18 to 4.36 acres.
  • Land conversion order and environmental and fire clearances where applicable.
  • The draft agreement for sale, the cost sheet and the payment schedule.
  • The specification annexure and the unit floor plan with carpet and saleable areas stated.
  • Details of the undivided share of land attached to your unit.
  • Bank approval letter from your lender for this project.
  • Receipts for every payment, naming the developer's RERA account.

The undivided share matters more than most buyers expect, so read our explanation of the undivided share of land in an apartment before you sign.

What about property tax, khata and civic administration?

Property tax and khata for a new apartment come from the civic body that has jurisdiction over the land. Bengaluru's civic administration has been reorganised, and I have not verified which office covers this site today. That decides who issues the khata and who collects tax.

Which authority issues the khata?

Ask the developer in writing which authority approved the plan and will issue the khata for each flat. Our steps for applying for an e-khata online in Karnataka show what lenders and sub-registrars ask for. Do not assume that a rule from another part of the city applies here.

How does Brigade Avalon compare with other options nearby?

Whitefield has many apartment projects at different prices, and I have not listed competing prices because I could not verify them. Build a like-for-like sheet of your own from written cost sheets.

How should I compare it with other projects?

Compare the same items for each project: carpet area, all-inclusive price per carpet sq ft, RERA delivery date, the developer's record on earlier phases, distance to work and school access. Our property comparison tool puts these side by side. Check whether another project closer to a metro station offers more carpet area for the same budget.

What are the common questions about Brigade Avalon?

Is Brigade Avalon RERA registered?

Yes, according to Brigade's landing page and showcase page, which show PRM/KA/RERA/1251/446/PR/300625/007888. A RERA data aggregator gives the approval date as 30 June 2025. I could not open the K-RERA record, so check it before you pay.

Where exactly is Brigade Avalon located?

It is on Whitefield Main Road in Whitefield, East Bangalore, near Nexus Whitefield mall. Portals use different address labels, so ask the sales office for the exact gate location.

How big is Brigade Avalon and how many homes does it have?

Brigade's landing page says 4 acres 14 guntas, about 4.35 acres, and the press release says 4.36 acres. Portals say between 4 and 4.36. All main sources agree on 206 homes, and the RERA data shows 3 towers.

What is the starting price of Brigade Avalon?

Brigade's showcase page shows Rs 4.62 Cr onwards, undated. Portals quote tops of Rs 6.16 Cr to Rs 8 Cr. The only reliable figure is the written cost sheet for your unit.

When is possession of Brigade Avalon expected?

The RERA completion date shown by the aggregator is 31 March 2030. One portal gives September 2029 as Brigade's target and another gives December 2028. Read the delivery date in your agreement and compare it with the RERA page.

What sizes and configurations does Brigade Avalon offer?

Brigade lists 3.5 BHK and 4 BHK homes, with a carpet area of 1,612 to 2,187 sq ft and a super built-up area of 2,933 to 3,862 sq ft. Some portals show smaller entry sizes, so confirm the area basis for your unit.

How close is Brigade Avalon to the metro?

Brigade lists Hopefarm Channasandra station at 2.6 km, Kadugodi Tree Park at 2.7 km and Nallurhalli at 4.4 km, with no method given. Test the route yourself at your commuting hour.

What amenities does Brigade Avalon have?

Brigade mentions a clubhouse, landscaped gardens and fitness spaces. Portals add a pool, courts and a games area, but their lists differ, so confirm each item in the brochure.

Is Brigade Avalon a good investment?

I cannot promise returns for any project. Brigade Avalon has a listed developer, a RERA registration and schools and hospitals close by, but price, area basis, possession date and tower count are unclear across sources. Buy only if the home suits your own use and the paperwork passes your checks.

What should I do next?

If Brigade Avalon is on your shortlist, start with three steps. Request the written cost sheet and the draft agreement for your exact unit. Look up the registration on the official portal and note the completion date and unit count it shows. Run your numbers through the EMI and rental tools.
