How Are Stamp Duty Charges Calculated in Karnataka?
When you buy property in Karnataka, the stamp duty is calculated on whichever is higher: the actual sale consideration (the amount stated in the sale deed) or the guidance value (government-prescribed minimum market value for that area). The Karnataka government follows a slab-based system where the percentage increases with property value. Unlike states such as Maharashtra or Rajasthan, Karnataka does not offer any concession based on the buyer's gender.
The total registration cost includes four components. First, the stamp duty itself, which ranges from 2% to 5% based on the slab. Second, a registration fee fixed at 2% of the property value — this was increased from 1% to 2% by the Karnataka government effective 31 August 2025. Third, a cess of 10% calculated on the stamp duty amount (not the property value). Fourth, a surcharge of 2% (in BBMP, City Corporation, and City Municipal Council areas) or 3% (in Town Panchayats and rural areas) on the stamp duty amount. Together, these can add up to 7–8% of the total property value for most Bangalore real estate projects.
SC/ST Buyer Concession in Karnataka
The Karnataka government offers a stamp duty concession for SC/ST buyers. For properties valued at or below &rupee;50 lakh, the stamp duty is capped at a maximum of &rupee;15,000 regardless of the slab rate. This concession applies to both residential and agricultural properties. Buyers need to provide a valid caste certificate issued by a competent authority at the time of registration. The registration fee, cess, and surcharge still apply at standard rates.
What Is the Guidance Value and Why Does It Matter?
The guidance value (also called circle rate or benchmark value) is the minimum rate per square foot set by the Karnataka Department of Stamps and Registration for each locality. You cannot register a property below this rate. If your actual purchase price is lower than the guidance value, stamp duty and registration are still calculated on the guidance value.
