What is Mahindra Blossom in Kadugodi, Whitefield?

Mahindra Blossom is a high-rise apartment community by Mahindra Lifespaces on the Whitefield-Hoskote Road at Hopefarm Junction, in East Bangalore. Mahindra's own project page places it next to Hopefarm Channasandra metro station on the Purple Line. The same page gives the land as 7.8 acres, with 4 acres of greens and 97,000 sq ft of clubhouse and amenity space. Its headline lists 3.5 BHK and 4 BHK homes, while Mahindra's launch release of 17 December 2025 speaks of 2, 3, 3.5 and 4 BHK homes. The project page shows possession as 31 October 2030 and files the project under ongoing projects.

The project is real. It appears on Mahindra's own website, in a stock exchange intimation dated 17 December 2025, and in news reports and listing portals. This page compares Mahindra's project page and opportunity document with press coverage and portals. The sources disagree on land area, tower count, home count, price, possession and the date of the RERA registration. Where they disagree, this page shows the range and names the source.

What are the key facts about Mahindra Blossom at a glance?

The table gives the facts as reported, with a note on every disagreement between sources. Treat each price and date as indicative until you hold the signed agreement and have checked the RERA record.

Who is the developer, and what should a buyer ask about it?

Mahindra Lifespaces is the real estate and infrastructure arm of the Mahindra Group, and the launch release names Mahindra Lifespace Developers Limited. Mahindra's project page uses a different company name for this project, Mahindra Blossom Developers Limited. A RERA data aggregator lists the promoter as Mahindra Lifespace Developers Limited, and one portal lists Mahidhara Projects Private Limited. Ask which legal entity signs your agreement, because that entity carries the RERA obligations, and compare the name on the registration certificate with the name on the draft agreement.

The launch release calls Mahindra Blossom the company's third net zero residential development in Bengaluru. The Business Standard report of 18 December 2025 puts the potential gross development value at about Rs 1,900 crore and quotes Vimalendra Singh, chief business officer (residential), saying that "Whitefield continues to show steady absorption supported by connectivity improvements and a deep employment base."

Ask for the delivery date in the agreement for sale and compare it with the date on the RERA page. If they differ, ask which one governs and get the answer in writing. Our checklist of builder-buyer agreement clauses in Karnataka lists the other terms to read.

I could not verify Mahindra's delivery record for earlier Bengaluru projects, so this page makes no claim about it. Visit a completed Mahindra project and speak to residents about handover and maintenance.

Why would anyone buy at Hopefarm Junction in Whitefield?

The main reasons are the metro station beside the site and the office cluster around ITPL. Mahindra lists the station at 0.0 km, the Whitefield-Hoskote Road at 0.0 km and ITPL Main Road at 0.5 km. Several office campuses are listed within about 2 km. For a household that works in the city centre or the south, the Purple Line journey and the transfer at the other end decide whether it works, so test it yourself.

Is the project in Kadugodi, Hopefarm, Pattandur Agrahara or Whitefield?

All four names appear. Mahindra's pages say Whitefield and Hopefarm Junction, and the sales office is at Pattandur Agrahara Village. Several portals add Kadugodi Colony to the address, and the Wikipedia entry for Hopefarm Channasandra station gives its own address as Kadugodi, Bengaluru 560067. Mahindra's address uses the postcode 560066. These areas sit next to each other. Use Mahindra's address when you search maps, and read our Kadugodi locality guide for the wider neighbourhood.

How far is it from ITPL, the Outer Ring Road and the airport?

Mahindra's opportunity document, whose distances it calls indicative and approximate, lists International Tech Park Bengaluru at 2.2 km and Kempegowda International Airport at 34 km. It gives no drive times. One portal says the site gives access to ITPB, Brookefield, Marathahalli and the Outer Ring Road, without distances. I found no reliable road times, so this page gives none. Test the drive at your own peak hour.

For the wider market, read our notes on how the Whitefield metro affected property prices.

How is the master plan arranged, and how many towers are there?

The number of towers is not settled in the sources I read. Mahindra's project page and opportunity document state no tower, floor or unit count. A portal updated on 1 September 2026 describes six to seven towers of ground plus 29 to ground plus 30 floors with roughly 750 apartments. A RERA data aggregator lists seven towers and 735 units, though its own tower table is hard to read. A listing on JLL Homes shows 733 units and 30 floors, and the Whitefield listing portal shows basement plus ground plus 30.

What do the two RERA number forms mean?

The stock exchange intimation, the opportunity document and the aggregator all give PRM/KA/RERA/1251/446/PR/171225/008348. The date code 171225 reads as 17 December 2025, and the intimation says approval came that day. Mahindra's current project page, however, shows TOR/PRM/KA/RERA/1251/446/PR/260615/008348 with a registration date of 15 June 2026 and validity to 31 October 2030. I do not know what the "TOR/" prefix or the second date stands for. No source explains it. Before you pay, open the K-RERA record and see which number and which date it shows. You can start with our RERA project lookup tool or go straight to the official portal.

How big is the site and how much of it is open space?

Mahindra says 7.8 acres, including 4 acres of greens. A Whitefield listing portal agrees, while JLL Homes shows 7.3 acres, a research portal 9.3 acres and a promotional page 9.4 acres. Mahindra's release speaks of 75 percent open-to-sky space. No page explains the gap. Ask for the sanctioned plan and compare it with the RERA page.

Is there any litigation on the land?

Mahindra's pages do not discuss it. The RERA data aggregator reports no litigation and no complaints, but its address field shows a different Mahindra project, so I do not rely on it. I could not open the K-RERA record to see what the promoter has disclosed. Read it there, ask the developer in writing, and have your lawyer run a litigation search on the land before you pay anything.

The aggregator also shows an estimated schedule, with earthwork from January to September 2026 and sub-structure running to May 2029. Treat it as an estimate, not a progress report. The quarterly reports on K-RERA are the better guide to what has been built.

What unit sizes and layouts does Mahindra Blossom offer?

Mahindra's project page headlines 3.5 BHK at 1,515 sq ft and 4 BHK at 1,689 sq ft, and shows a 3 BHK plan as well. The opportunity document also lists RERA carpet area, balcony, verandah and utility areas. Portals quote larger numbers, and the basis is not always stated.

What are the reported areas by home type?

  • Mahindra project page: 3.5 BHK at 1,515 sq ft and 4 BHK at 1,689 sq ft. A plan labelled 3 BHK shows a RERA carpet area of 1,136 sq ft and an aggregate area of 1,313 sq ft.
  • Mahindra opportunity document (as I read it): RERA carpet of 1,488 sq ft for 4 BHK, 1,316 sq ft for 3.5 BHK, 1,136 sq ft for a plan labelled 2 BHK and 837 sq ft for a plan labelled 3 BHK. The same 1,136 sq ft plan is labelled 2 BHK here and 3 BHK on the project page, so the labels in Mahindra's own documents disagree.
  • JLL Homes: 4 BHK at 1,900, 2,200 and 2,450 sq ft. A Whitefield listing portal (updated 11 June 2026): 3.5 BHK at 2,100 to 2,200 sq ft and 4 BHK at 2,350 to 2,450 sq ft. Basis not stated.
  • A research portal (updated 1 September 2026): 2 BHK about 1,100 to 1,300 sq ft, 3 BHK about 1,600 to 1,700 sq ft and 3.5 BHK about 2,100 to 2,200 sq ft, described as carpet or super area.

Mahindra's 1,515 sq ft for a 3.5 BHK and the portals' 2,100 to 2,200 sq ft for the same type are about 39 to 45 percent apart by my arithmetic. The gap probably reflects a different area basis, but I found no source that says so. Ask for the carpet, built-up and saleable areas in writing for the exact unit and match them against the RERA filing. Use carpet area, the figure RERA recognises, for price-per-sq-ft comparisons. Our area converter helps with unit conversions.

What does Mahindra Blossom cost, and why do the prices differ?

There is no single confirmed price. Mahindra's project page shows "3.40 Cr+" as the starting price under unit pricing, with no date. Portal quotes run from Rs 91.35 lakh to Rs 4.39 Cr. The spread is too large to be explained by unit type alone, so some quotes look outdated or wrongly copied.

What do the different sources quote?

  • Mahindra's project page: starting at Rs 3.40 Cr and above, undated.
  • JLL Homes, undated: 4 BHK at 1,900 sq ft for Rs 3.40 Cr, 2,200 sq ft for Rs 3.94 Cr and 2,450 sq ft for Rs 4.39 Cr.
  • A Whitefield listing portal, updated 11 June 2026: 3 BHK at Rs 2.91 Cr, 3.5 BHK at Rs 3.41 Cr to Rs 3.85 Cr and 4 BHK at Rs 3.91 Cr to Rs 4.31 Cr.
  • A research portal, updated 1 September 2026: from about Rs 1.25 Cr, with 2 BHK at Rs 1.25 Cr to Rs 1.35 Cr, 3 BHK at Rs 1.85 Cr to Rs 1.95 Cr, 3.5 BHK at Rs 2.30 Cr to Rs 2.80 Cr and 4 BHK at Rs 2.55 Cr to Rs 3.75 Cr, "before loaded charges".
  • A promotional page: around Rs 1.8 Cr. A broker listing: 1 BHK from Rs 91.35 lakh. Both undated.

As a worked example only, the JLL Homes figure of Rs 3.40 Cr for 1,900 sq ft works out to roughly Rs 17,900 per sq ft on whatever area basis that page uses. The research portal's Rs 1.25 Cr for about 1,100 sq ft gives roughly Rs 11,400 per sq ft. That is my arithmetic on portal numbers, not a published rate, and I could not reconcile the two.

How should I get a price I can rely on?

Ask the sales team for the current, dated cost sheet for your exact unit. Check what it includes: base price, floor rise, parking, club membership, GST and registration. I could not find a published launch price list, so I cannot say how prices have moved since December 2025.

What amenities does Mahindra Blossom have?

Mahindra's page and release describe 97,000 sq ft of clubhouse and amenity space, with 4 acres of landscaped gardens that include bougainvillea canopies, aromatic and native plants and a butterfly park.

What is in the clubhouse and outdoors?

Mahindra lists a half-Olympic size swimming pool, a gym with a steam room, a business centre, an amphitheatre, a yoga and meditation deck, two indoor badminton courts, a squash court, cricket nets, a games room, a dance and aerobic studio, a multi-purpose hall and a kids' playroom. Outdoors it adds two jogging tracks, a pet park and a party lawn. The release also mentions high-street retail within the project.

Some portals list tennis, basketball, a spa and an ATM, which I did not see on Mahindra's pages. One of those listings also carries project text that describes a Mumbai location, so I treat its list as unreliable. Confirm every amenity against the brochure.

Is this a net zero project?

Mahindra describes the project as pre-certified under IGBC Green Homes and as an IGBC Net Zero Waste project, and the release calls it the third net zero residential development in Bengaluru. The opportunity document says Net Zero Waste "certified", while the project page says "pre-certified". One portal says a project page calls it Whitefield's first Net Zero Energy project. The release says Net Zero Waste, so I use that wording. Ask for the actual certificate and read what stage it covers.

I found no maintenance figure on Mahindra's pages and portal figures differ, so I quote none. Ask for the rate and deposits before booking.

How well connected is Mahindra Blossom?

Connectivity rests on the metro station beside the site, the Whitefield-Hoskote Road and the nearby tech campuses. The metro is running today. Mahindra calls its distances indicative.

Which metro stations are near the site, and when did the line open?

Mahindra lists Hopefarm Channasandra at 0.0 km, Kadugodi Tree Park at 1 km, Whitefield (Kadugodi) at 1.2 km and Pattandur Agrahara at 2.4 km. According to Wikipedia, the Purple Line section from Kundalahalli to Whitefield (Kadugodi) opened on 26 March 2023, and the KR Puram to Baiyappanahalli section opened on 9 October 2023. On the station order shown there, Hopefarm Channasandra is the first stop after the Whitefield (Kadugodi) terminus, and Wikipedia describes it as an above-ground station with two entry points. I did not manage to load station pages on the BMRCL website, so check the operator's Bangalore Metro Rail Corporation website for timings and fares.

What about the Hoskote extension and the Blue and Pink lines?

Wikipedia notes that in November 2023 the Karnataka government planned to extend the Purple Line east towards Hoskote, with no timeline given. Mahindra's opportunity document mentions upcoming Blue and Pink metro lines including an airport link. I did not research opening dates for those lines, so I give none. Treat any extension as a possible future benefit.

What road, rail and bus figures does Mahindra list?

The opportunity document lists Channasandra Main Road at 350 m, Hopefarm bus stop at 400 m, ITPL Main Road at 0.5 km, Whitefield railway station at 1.3 km and Kempegowda International Airport at 34 km. I did not research suburban rail services and will not claim a connection.

What are schools, hospitals and daily life like around Mahindra Blossom?

Everything below comes from Mahindra's opportunity document, which gives distances as indicative.

Which schools and colleges are nearby?

The document lists Whitefield Global School at 850 m and National Public School at 3.6 km. For colleges it lists MVJ College of Engineering at 1.3 km and the Jain University School of Allied Healthcare and Sciences at 2.8 km. Check admission policy and fees directly with each school.

Which hospitals and malls can I reach?

For hospitals Mahindra lists Sri Sathya Sai Super Speciality Hospital at 3.7 km and Manipal Hospital at 4.1 km. For malls it lists Park Square Mall at 2.1 km and Nexus Whitefield at 3 km. If you have older parents or young children, time the trip to the nearest emergency-capable hospital at peak hour.

Which offices are close by?

The document lists Sumadhura Capitol Towers and a Google office at 800 m each, G R Tech Park at 1.4 km and H M Tech Park at 1.7 km. The project page calls the Google office "upcoming", so ask whether it is occupied.

Who is Mahindra Blossom suitable for?

It suits buyers who work in the Whitefield tech belt or near the Purple Line, can pay a premium-segment price, and accept possession in late 2029 or 2030. It is a weaker fit for buyers who need a home soon, who drive daily to south or central Bangalore, or who would stretch their finances to reach the entry price.

Which buyers fit best?

  • Professionals employed in or near ITPL who want a shorter commute and a metro option.
  • Families who want a large clubhouse and sports facilities inside a gated community.
  • Families upgrading to 3.5 or 4 bedrooms.
  • Investors with a holding period of several years who accept that rent and resale depend on local demand.

Who should think twice?

If the loan leaves little room, or you need a home within a year, look at ready homes instead. The trade-offs between ready-to-move-in apartments and ongoing construction are real, and a ready home removes the delivery risk. A construction-linked plan means interest on each disbursement, and often rent elsewhere, for as long as delivery runs. Buyers with a budget below the 3.40 Cr starting price should check whether any smaller homes are on offer.

How should I plan the financing and the extra costs?

Plan for the base price plus GST, stamp duty, registration, parking, club membership, maintenance deposits and loan fees. Several points below are unverified.

What are the stamp duty and registration charges?

A sale deed in Karnataka attracts stamp duty and a registration fee. One portal quotes 5 percent stamp duty and 1 percent registration. I have not verified those percentages against the registration department for this page, so treat any figure you hear, including one from a sales team, as unverified until you see the current rate. Use our stamp duty and registration calculator and confirm with a sub-registrar or your lawyer.

Is GST payable on an under-construction flat?

GST applies to under-construction residential property. I have not verified the current rate for this page, so ask for GST to be shown separately on the cost sheet and confirm the rate with your chartered accountant.

How do I estimate the home loan EMI?

On a construction-linked plan you pay interest only on the amount disbursed until possession. Run a few scenarios in our EMI calculator. I found no list of banks approved for this project on Mahindra's pages, so confirm approval with your own lender before you book.

What is the resale and rental outlook?

I do not have verified resale or rental statistics for Mahindra Blossom, because the homes are not yet delivered. What I can offer is a list of factors that drive outcomes.

What drives rents near Hopefarm Junction?

Rents here depend mainly on hiring in the Whitefield tech parks and on how many comparable new homes reach the market in the same years. Check live rents for similar ready homes nearby before you assume any yield. Our rental yield calculator lets you test different rent and price pairs.

What could help or hurt resale value?

Helpful factors include a large developer, a working metro station next door, a finished clubhouse and a clean title. Late possession, unresolved registration questions, heavy competing supply and peak-hour traffic hurt value. No honest advisor can promise appreciation, and I will not quote a percentage for Mahindra Blossom.

What due-diligence checks should I run before paying?

Before you pay a booking amount, check the RERA record, the title, the approvals, the payment plan and the agreement terms.

How do I verify the RERA registration?

Open the Karnataka RERA portal, search by registration number and read the project page. Check the promoter name, land details, towers and units registered, the completion date, quarterly progress reports and any complaints or disclosed litigation. Because the number form and registration date differ between Mahindra's page and the stock exchange intimation, ask the developer which number your unit falls under and ask for the registration certificate.

What should I read in the agreement?

Read the delivery date, the delay compensation clause, the cancellation terms, the carpet and saleable areas, parking, specifications, the payment schedule and the maintenance handover terms. Mahindra's page says specifications will follow the agreement executed between the parties, so the agreement and not the brochure is what binds. Ask for the draft agreement before you pay. Mahindra's page also carries a notice about a Karnataka RERA circular on extending project timelines for force majeure, shown as effective "10/8/2026". I did not open that circular and cannot say how it affects this project, so ask the developer in writing whether any extension has been sought for it.

Which documents should I collect?

Collect these before you commit funds.

  • RERA registration certificate and the project page printout for your tower.
  • Sanctioned building plan and commencement certificate.
  • Title documents and an encumbrance certificate, ideally reviewed by an independent lawyer.
  • Any disclosed litigation and court orders on the land.
  • Land conversion order and environmental and fire clearances where applicable.
  • The IGBC certificates, stating clearly whether they are pre-certificates or final.
  • The draft agreement for sale, the cost sheet and the payment schedule.
  • The specification annexure and the unit floor plan with areas stated.
  • Bank approval letter from your lender for this project.
  • Receipts for every payment, naming the developer's RERA account.

What about property tax, khata and civic administration?

Property tax and khata for a new apartment come from the civic body that has jurisdiction over the land. Bengaluru's civic administration has been reorganised in recent years. One portal names BBMP as the approving authority, but I have not verified which office covers this site today. That decides who issues the khata and who collects tax.

Which authority issues the khata?

Ask the developer in writing which authority approved the plan and will issue the khata. Our explanation of the khata certificate and khata extract covers the types of khata and why lenders ask for them. Do not assume a rule from another part of the city applies here.

How does Mahindra Blossom compare with other options nearby?

Whitefield has many other large apartment projects. I have not listed competing prices because I could not verify them. Build a like-for-like sheet of your own from written cost sheets.

How should I compare it with other projects?

Compare the same items for each project: carpet area, all-inclusive price per carpet sq ft, RERA delivery date, the developer's record on earlier phases, distance to work and school access. Our property comparison tool lays these side by side. Weigh the metro station next to Mahindra Blossom against what you pay for it, and check whether a project further from the station offers more carpet area for the same budget.

What are the common questions about Mahindra Blossom?

Is Mahindra Blossom RERA registered?

Yes, according to Mahindra's project page and the stock exchange intimation of 17 December 2025. Most sources give PRM/KA/RERA/1251/446/PR/171225/008348. Mahindra's current page shows a variant with a "TOR/" prefix and a date of 15 June 2026. Check the Karnataka RERA portal before paying.

Where exactly is Mahindra Blossom located?

It is on the Whitefield-Hoskote Road at Hopefarm Junction, Whitefield, Bengaluru 560066, next to Hopefarm Channasandra metro station.

How big is Mahindra Blossom and how many homes does it have?

Mahindra says 7.8 acres; portals say 7.3, 9.3 or 9.4. Mahindra does not state the number of homes. Portals report about 750, 733 or 735 homes in six or seven towers. None is confirmed, so ask the developer for the registered figures.

What is the starting price of Mahindra Blossom?

Mahindra's page shows 3.40 Cr and above, undated. Portals quote anything from Rs 91.35 lakh to Rs 4.39 Cr. The only reliable figure is the written cost sheet for your unit.

When is possession of Mahindra Blossom expected?

Mahindra's page says 31 October 2030. Two portals say October 2030 and two say December 2029. Read the delivery date in your agreement and compare it with the RERA page.

What are the amenities at Mahindra Blossom?

Mahindra lists 97,000 sq ft of clubhouse and amenity space, with a half-Olympic size pool, gym, squash and badminton courts, cricket nets, two jogging tracks, a pet park and 4 acres of gardens. Confirm each item in the brochure.

How close is Mahindra Blossom to the metro?

Mahindra lists Hopefarm Channasandra station on the Purple Line at 0.0 km, and Wikipedia says the station opened on 26 March 2023. Walk the route yourself to check the real entry point.

How far is Mahindra Blossom from the airport?

Mahindra's opportunity document lists Kempegowda International Airport at 34 km, calls it indicative and gives no drive time. Test the drive at your own travel time.

Is Mahindra Blossom a good investment?

I cannot promise returns for any project. Mahindra Blossom has a large developer, a metro station beside it and an employment belt around it, but land area, home count, price and registration date are unclear across sources. Buy only if the home suits your own use and the paperwork passes your checks.

What should I do next?

If Mahindra Blossom is on your shortlist, start with three steps. Request the written cost sheet and the draft agreement for your exact unit. Look up the registration on the official portal and note which number and date it shows. Run your numbers through the EMI and rental tools. You can reach the team through the contact details on this site for a second review of the agreement.

Note: The legal and financial points on this page have not been reviewed by a named legal professional. Figures for price, area, tower and unit count, possession and RERA details are taken from public sources that disagree, and several could not be confirmed. Verify the RERA number on rera.karnataka.gov.in before paying any booking amount. Developer information is available on the official Mahindra Blossom page.
