This 1,380 sq. ft. site sits in a proposed layout at Alur Village, Bengaluru North, with stated access via planned internal roads and proximity to NH-4 and Hesaraghatta Road. At ₹3,500 per sq. ft., the total works out to ₹48.30 lakh. The listing also references a proposed cricket stadium nearby.

Read the word "proposed" carefully in both of those sentences — it does the most important work on this page, and we want to be completely upfront about what it means before you go any further.

What does "proposed layout" actually mean, and why does it matter?

A proposed layout is land that a developer or landowner intends to convert and subdivide into residential sites, but which has not yet completed that process. This is a materially different, and materially earlier-stage, category from a DC-converted, BMRDA-approved layout with formed roads and released plots ready for registration.

In a proposed layout, you should assume as the starting position that DC conversion may not be finalised, that BMRDA or other layout approval may not yet exist, that internal roads may exist only on a plan rather than on the ground, and that individual site release — the developer's legal permission to sell that specific plot — may not have happened. None of this means the project is illegitimate. Many proposed layouts do go on to become fully approved, formed developments. It means the diligence burden on you as a buyer is considerably higher than on an already-formed layout, and the risk of delay or complication is real.

Before any payment, ask for and independently verify: the DC conversion order with its number and date, the BMRDA or relevant authority approval number for this specific layout, and the release order confirming this exact plot is cleared for sale. If any of these do not yet exist, ask for a realistic timeline in writing, not a verbal assurance.

Where is Alur Village, and what is the wider area like?

Alur is a village in Bangalore North district, PIN 562123, roughly 9 km from Nelamangala town, which functions as the nearest established municipal centre. The village is governed by its own gram panchayat under an elected Sarpanch, and falls within the Yelahanka assembly constituency. This is genuine rural-adjacent Bangalore North — a village that still supports agriculture (ragi, vegetables, maize are recorded local crops) alongside the residential development now reaching it from the Nelamangala–Dasarahalli corridor.

The stated connectivity is to NH-4, the Bangalore–Mumbai national highway, and Hesaraghatta Road. Both are real, established roads. What is not established is exactly how far this specific plot sits from a usable access point on either — "nearby" in a listing can mean anything from 500 metres to several kilometres, and you should measure it yourself on a site visit.

What about the proposed cricket stadium?

Apply the same caution here as to the layout status itself. A proposed facility is, by definition, not built and not guaranteed. Treat any mention of it as background context about the area's general development direction, never as a factor that justifies today's asking price. If it is eventually built, that is genuine upside you did not pay for. If it is delayed by years or never proceeds, as happens regularly with civic infrastructure plans in outer Bangalore, the plot's value should still stand on its own fundamentals — connectivity, layout completion, and legal clarity — not on a stadium that may or may not arrive.

How does the price compare to the wider Nelamangala corridor?

At ₹3,500 per sq. ft., this sits at the lower end of published third-party estimates for plotted land across the broader Nelamangala belt, which generally range from around ₹3,500 to ₹6,500 per sq. ft. depending heavily on layout approval status, road access, and how far along the development actually is.

That lower positioning is consistent with a proposed, not-yet-fully-approved layout — earlier-stage land typically carries a lower entry price precisely because more of the approval and development risk sits with the buyer. This is not a criticism of the price; it is the honest relationship between price and risk stage that you should factor into your decision rather than comparing this rate directly against a fully formed, gated layout elsewhere in the corridor.

Who does this suit?

It suits a genuinely patient, well-capitalised investor who understands proposed-layout risk and is buying at the entry-price stage specifically because of that risk, with a realistic expectation that registration and construction may be some years away rather than immediate. Our guide to plotted development trends across North Bangalore gives useful context on how this corridor has historically played out.

It does not suit a buyer who needs to build within the next year or two, or anyone uncomfortable holding land through an uncertain approval timeline. If you are weighing land against an apartment purchase generally, our plot versus apartment investment comparison lays out the broader trade-off, and our first-time buyer guide works through the full Karnataka document sequence for anyone new to this process.
