Godrej Regent Park is a new two-tower apartment project by Godrej Properties at Kada Agrahara, off Sarjapur Road in East Bangalore, offering Victorian-inspired 2 BHK and 3 BHK homes. Bookings reportedly opened in July 2026, and possession is quoted between December 2030 and July 2032 depending on the source. I have cross-checked the developer's own page against six independent listings and review pages, and they disagree on several basic numbers. This page gives you the figures that most sources agree on, flags every figure that they do not, and tells you what to verify before you pay a rupee.
What is Godrej Regent Park, and what are the key facts at a glance?
Godrej Regent Park is a gated high-rise apartment community by Godrej Properties on Kada Agrahara Road, off Sarjapur Road, in East Bangalore. It has two towers of about 33 floors above ground, 2 BHK and 3 BHK homes, and a RERA number reported in listings. The table below shows what each fact is and how firmly it is supported.
| Item | What is reported | Confidence |
|---|---|---|

| Floors | 3 basements + ground + 33 floors (one review says 33 to 35 floors) | Three sources agree, one differs |
| Land area | About 7.5 acres for this phase (also reported as 8.07 acres; some listings quote a 30 to 40 acre parent parcel) | Disputed |
| Total units | 518 (one listing says 534) | Disputed |
| Configurations | 2 BHK and 3 BHK | Confirmed on the developer's page |
| Saleable area | 2 BHK about 1,240 to 1,247 sq ft; 3 BHK about 1,590 to 1,868 sq ft | Reported by two listings, not on the developer's page |

Who is the developer, and what has Godrej Properties built in Bengaluru?
Godrej Properties is the real estate arm of the Godrej group. Its own website says it was established in 1990, describes itself as the first real estate company in India to hold ISO certification, and says it is developing projects in more than 15 cities. These are the developer's own claims, and I am repeating them as claims rather than as audited facts.
In Bengaluru, the one launch I can confirm from a published report is Godrej Woodscapes at Whitefield-Budigere Cross, where the company announced on 2 July 2024 that it had sold over 2,000 homes worth more than Rs 3,150 crore. That tells you the developer can sell at scale in East Bangalore. It does not tell you how Godrej Regent Park will be built or delivered, because each project has its own land, approvals, contractors and cash flow. Other Godrej projects appear in Bangalore listing directories, but I have not confirmed their delivery records from primary sources, so I do not use them here as proof of anything.
When you assess any developer, look at how many past projects were handed over near the RERA date, how defects and association handover were handled, and whether complaints are pending before Karnataka RERA. The brand helps with loan approvals and resale confidence, but it does not replace the registered project details. Our guide to the Real Estate Regulation and Development Act explains what every builder must disclose.
Is Kada Agrahara part of Sarjapur Road, and why does the location matter?
Kada Agrahara is a locality off Sarjapur Road, in the Sarjapur belt of East Bangalore. The developer's page places the project on "Sarjapur Road, Sarjapur, Bengaluru", while listing sites give the address as Kada Agrahara Road, near Gopasandra and Kommasandra. NoBroker gives the pin code as 562135 and Homznspace gives 560099, so the postal address is itself inconsistent.
The project is not on the main Sarjapur Road frontage. It sits on an interior road that connects to it, at about 1.8 km (straight line, Homznspace) or 2.5 km (Square Yards). I could not confirm the road distance, so drive it yourself at peak hour before you decide.
Sarjapur Road has grown as an alternative to Whitefield and Electronic City for people who work in the Outer Ring Road (ORR) tech belt or at Wipro Sarjapur, with more land and larger launches than the older parts of East Bangalore. The trade-off is road capacity: Sarjapur Road remains the main artery, and peak-hour traffic is the common complaint. Our note on property in Sarjapur Road covers the corridor, including micro-markets nearer the city and further out.

How are the towers and master plan arranged?
The project has two high-rise towers, Tower A and Tower B, placed parallel to each other according to one listing. Most sources give three basement levels, a ground floor and 33 floors above. PropNewz says 33 to 35 floors, so confirm the exact height against the sanctioned plan.
Several sources say the apartments face east or west. Open space claims vary: Address of Choice mentions 75 to 82 percent landscaped open space, while Square Yards gives about 75 percent in one section and 60 to 75 percent in another. Treat these as marketing figures, since the percentage depends on whether it counts the whole parcel, the phase, podiums or only ground-level greens.
PropNewz says the 7.5 acres is the first phase within a larger Godrej parcel, and Housiey says the parcel is 40 acres. NoBroker says 30 acres in one panel and 7.5 acres in another. If this is a first phase, expect construction near your tower for years after move-in, and ask whether shared infrastructure charges are spread across phases. Ask the sales team in writing what is planned on the remaining land and whether it falls under this RERA registration or a later one.
What are the unit sizes and layouts?
The project offers 2 BHK and 3 BHK homes. The developer's page does not list any areas, so the figures come from listings. A 2 BHK is reported at about 1,240 to 1,247 sq ft saleable, and a 3 BHK at about 1,590 to 1,868 sq ft saleable. Carpet areas, which is the area inside your walls, are reported by only two sources and they differ.
| Type | Saleable area (sq ft) | Carpet area (sq ft) | Source note |
|---|---|---|---|
| 2 BHK | About 1,240 to 1,247 | 759 to 777 (Housiey); 786 (NoBroker) | Two carpet figures disagree |
| 3 BHK | About 1,590 to 1,868 | 1,002 to 1,178 (NoBroker); 1,002 and 1,119 (Housiey) | Upper carpet figure differs |
PropNewz and Homznspace quote rounded sizes instead (about 1,200 sq ft for the 2 BHK, 1,500 sq ft and 1,800 sq ft for two 3 BHK variants), which do not match the 1,590 to 1,868 range, so I would not rely on them. NoBroker notes an efficiency ratio of 63 percent, meaning carpet area is about 63 percent of saleable area. You can check that yourself by dividing the carpet area by the saleable area in the agreement.
Before choosing a layout, ask for the RERA-registered carpet area of the exact unit, not a type average, and compare price per sq ft of carpet area across your shortlist. Since the units face east or west, also check the floor plan for the main door and kitchen positions rather than assuming the orientation suits your Vastu preferences.

How much does a home cost, and which price should I trust?
No single price can be trusted yet. The developer's own page shows Rs 1.30 Cr onwards in the body and Rs 1.57 Cr for 3 BHK in the page title and meta description. Other sources range from Rs 1.23 Cr to Rs 2.16 Cr. The asterisks on the page indicate terms that the page does not show. The honest answer is to ask for a written cost sheet for the exact unit you want.
| Source | 2 BHK | 3 BHK |
|---|---|---|
| Godrej Properties (developer's page) | From Rs 1.30 Cr | From Rs 1.57 Cr (page title and meta) |
| Square Yards | Rs 1.23 Cr | Rs 1.57 Cr to Rs 1.85 Cr |
| Housiey (stated as all-inclusive) | Rs 1.26 Cr to Rs 1.27 Cr | Rs 1.62 Cr to Rs 1.90 Cr |
| NoBroker | From Rs 1.30 Cr | From Rs 1.67 Cr |
| PropNewz | From Rs 1.44 Cr | About Rs 1.80 Cr to Rs 2.16 Cr |
| Address of Choice | Rs 1.36 Cr to Rs 1.44 Cr | Rs 1.75 Cr to Rs 2.16 Cr |
I cannot confirm why the numbers differ. Some sources may quote a base price and others a price with parking, clubhouse and infrastructure charges, and some were written at pre-launch. Square Yards shows about Rs 9,899 per sq ft, while PropNewz says roughly Rs 12,000 per sq ft on its built-up figures.
PropNewz lists the extras that normally come on top: floor rise, view premium, clubhouse and infrastructure charges, car parking, GST, stamp duty and registration. Housiey reports one parking space per unit, a minimum down payment of Rs 13.00 lakh and a construction-linked payment plan with a loan of up to 90 percent. These are single-source claims. Ask for the payment schedule in writing and compare it with the schedule in the draft agreement for sale.
For budgeting, take the highest believable all-in figure for your configuration and work backwards. If only the lowest quoted figure fits your budget, you are depending on a number nobody has confirmed. Our EMI calculator lets you test loan amounts and rates against your monthly income.
What amenities does Godrej Regent Park offer?
The sources agree on a large clubhouse, a swimming pool, sports courts, jogging and skating tracks, a children's play area, an amphitheatre, landscaped gardens and a pet park. The clubhouse is reported at about 18,475 sq ft by PropNewz and Homznspace, and 18,400 sq ft by Square Yards. The developer's own page does not list amenities.
NoBroker's list is the longest: tennis, badminton, basketball and paddle courts, golf putting, a rock climbing wall, a yoga deck, a meditation lawn, a nature trail, a stargazing deck, a library, a spa and a community hall. Housiey adds a sensory garden, an infinity pool, co-working spaces and a hammock garden. Some of this is brochure language, so the final list should come from the RERA-registered amenity details and the agreement.
On specifications, Address of Choice reports vitrified tiles in the main rooms, a modular kitchen layout, European-style sanitary fittings and copper wiring in concealed conduits, with a Seismic Zone 2 design and solid block masonry. Homznspace adds anti-skid tiles in bathrooms and balconies, gearless elevators and full diesel generator backup. These are unverified, so compare them with the specification annexure of the agreement.
One question every buyer should ask about amenities: when will they be ready? In phased projects, clubhouse and podium amenities are sometimes handed over later than the apartments. Ask for the committed date of the clubhouse in writing, and ask whether future-phase construction will restrict access to any amenity.

How well connected is the project to workplaces and the rest of Bangalore?
The project is within a short drive of Sarjapur Road and the Wipro Sarjapur campus, and within reach of the ORR tech belt, Electronic City and Whitefield, though peak-hour traffic decides how long each trip really takes. The developer's page names Electronic City, Whitefield, Bellandur and the Outer Ring Road but gives no distances. These are the distances I found, and I have noted the type of distance each time.
- Wipro SEZ, Sarjapur: about 7.3 km by road (NoBroker).
- RGA Tech Park: about 9.1 km; Sabic Technology Centre: about 9.5 km; Embassy Tech Village: about 12.6 km (all NoBroker, road distance).
- Electronic City: about 8.9 km (Homznspace, straight line).
- ITPL, Whitefield: about 14.3 km (Homznspace, straight line).
- Carmelaram railway station: about 9.2 km by road (NoBroker).
- KR Puram railway station: about 17.7 km (Homznspace, straight line).
I could not find a sourced distance for Bellandur, so I will not guess one. A straight-line distance is always shorter than the real drive, so test the route at 8:30 am and 6:30 pm.
Is there a metro near Godrej Regent Park?
There is no operating metro line near the project today. The nearest planned line is Namma Metro Phase 3A, the Red Line running from Sarjapur to Hebbal. According to Wikipedia, the Karnataka Cabinet approved the project report on 6 December 2024 and sent it to the Government of India. The Centre returned it over construction cost, and a revised report with a lower cost of Rs 25,999 crore was resubmitted in February 2026 and awaits central approval. The same page lists Kada Agrahara Road and Muthanalluru Cross as planned above-ground stations. Opening dates in the sources range from about 2030 to around 2038.
My advice is to treat the metro as a possible future benefit, not part of the buying case. You should be comfortable with the location if no metro arrives within your holding period. For official updates, check the Bangalore Metro Rail Corporation Limited website. Homznspace's map also carries a "Kada Agrahara Metro" label at 5 km, which should be read as a planned station and not an existing one.

What schools, hospitals and daily-life facilities are nearby?
Within roughly 3 to 5 km, listings name several well-known schools and two or three hospitals, plus supermarkets. Distances below are from NoBroker unless noted, and they are approximate road distances.
- Schools: Cambridge Public School, Sompura (3.1 km); Oakridge International School (3.2 km); The International School Bangalore, TISB (3.5 km); Bethany High School (3.7 km); Greenwood High International School (4.7 km); Delhi Public School (6.6 km). Azim Premji University is listed at 6 km. Housiey lists Head Start Educational Academy at 2.3 km, and Square Yards lists New Mecaulkay School at 1.7 km.
- Hospitals: Spandana Heart & Super Specialty Hospital (2.7 km); Swastik Multispeciality Hospital (3 km); Apollo Hospital (7.8 km); Natus Women & Children Hospital (8.7 km); Sparsh Hospital (9.6 km). Address of Choice also names Columbia Asia Hospital on Sarjapur Road.
- Shopping: D'Mart (2.8 km per NoBroker, 3.6 km per Housiey); Virginia Mall (11.9 km); Forum Value Mall (12.6 km).
Two of these distances conflict, and listings change. Check the schools directly for admission policy and fees. For healthcare, a heart and multispecialty hospital is within about 3 km and larger hospitals are 8 km or more away, so work out the real drive time if a family member needs frequent specialist care.
Who should buy at Godrej Regent Park, and who should wait?
This project suits end-users who work along Sarjapur Road, the ORR belt or Electronic City, want a branded developer, and can wait until about 2031. It suits families who value landscaped grounds and a big clubhouse. It does not suit anyone who needs to move in within two years, or whose budget works only at the lowest quoted price.
Housiey makes a fair point: possession around 2030 or 2031 may not suit buyers who need a home in one to two years, and ready-to-move apartments on Sarjapur Road would serve them better. If you rent now, add the rent you will keep paying while you wait. Also check your cushion if possession slips by six months or a year.
What will the full cost of buying be, beyond the quoted price?
Your total cost will be the agreement price plus GST on the under-construction apartment, stamp duty, registration fee, khata and transfer charges, a maintenance corpus or deposit, and loan processing costs. The quoted headline price rarely includes all of these. Treat every rate here as unverified until the Sub-Registrar or your lawyer confirms it.
- GST: for an under-construction apartment, I understand the rate to be 5 percent for non-affordable housing without input tax credit, but I have not verified the current rate against the GST notification. Ask the developer to show GST separately on the cost sheet.
- Stamp duty: rates and cess in Karnataka have changed in recent years, and our article on stamp duty and registration charges in Karnataka explains how the charge is applied. Karnataka also charges stamp duty on the higher of the sale price or the guidance value. I have not verified the current schedule for this page, so confirm it with the Sub-Registrar.
- Registration fee: older summaries give 1 percent and newer reports give 2 percent. I have not verified the current rate, so confirm it with the Sub-Registrar.
- Maintenance: Housiey and Address of Choice estimate Rs 7,000 to Rs 7,500 a month for a 2 BHK and Rs 9,000 to Rs 10,800 a month for a 3 BHK. These are estimates from listings, not developer commitments.
Use the stamp duty and registration calculator for a first estimate, then ask the developer's finance team to confirm each line. A loan of up to 90 percent is reportedly available through a construction-linked plan, but lenders decide your eligibility and rate, and an already-approved project makes sanction quicker.
What about khata?
Khata is the record maintained by the local body that identifies the property for tax purposes. Ask the developer which khata the project will have and who will apply for individual apartment khatas after handover. Our explainer on khata registration in Karnataka lists the documents that normally support the application. In a new project, you will generally need the registered sale deed, the occupancy certificate and the tax receipts, though the exact list depends on the local body.
What are the resale and rental prospects?
I cannot give you a resale price or rental yield for Godrej Regent Park, because the project has only just launched and no resale or rental transactions exist yet. Any promised appreciation figure in a brochure or on a listing page is a sales projection and not data. What I can do is show you which factors will drive both.
For resale, what matters most is the actual possession date against the promised one, construction and finishing quality, upkeep of the clubhouse, the state of Sarjapur Road traffic by 2031 and the arrival or delay of the metro. A branded developer helps buyer confidence, but price depends on the market on the day you sell.
For rental, the tenant pool along Sarjapur Road comes mostly from people working at nearby tech parks, and larger apartments tend to attract working families and sharing professionals. Use rents actually being paid for comparable ready apartments nearby, not asking rents, and test the yield with the rental yield calculator. Remember that maintenance, property tax and loan interest can exceed the rent in the early years.
What should I check before paying a booking amount?
Before you pay anything, verify the RERA registration on the Karnataka RERA portal, read the sanctioned plan and the draft agreement, and get the final cost sheet in writing. A booking amount is the point at which many buyers lose bargaining power, so do this first.
- Search the RERA number on the Karnataka RERA portal. Our RERA lookup tool explains how to read the result. Check the project name, promoter name, the registered number of units and the declared completion date.
- Check the RERA number's date segment. The reported number ends with 150726 before the serial, and Karnataka numbers appear to place a date there. If that segment is a date in day-month-year form, it reads as 15 July 2026, which fits a July 2026 launch. That is my reading of the format, not a confirmed rule.
- Ask which possession date is the registered RERA date. Sources range from December 2030 to July 2032, and the developer's page says July 2031. The RERA date is the one that has legal force.
- Resolve the unit count. If the registration shows 518 units and a broker says 534, ask why.
- Ask for the sanctioned building plan, commencement certificate and land title documents. Ask whether the 7.5-acre phase is separately registered.
- Read the payment schedule and the penalty and delay clauses. Our builder-buyer agreement checklist for Karnataka lists clauses to look for.
- Confirm the car parking allotment and which banks have approved the project for loans.
Which documents should I collect before signing?
Collect the documents below before you sign the agreement for sale, and keep copies of every receipt. If any item is refused or delayed, treat that as information about the project.
- RERA registration certificate and the project's registered details from the portal.
- Land title documents and the legal title report from the developer's lawyer, plus your own lawyer's opinion.
- Approved building plan, commencement certificate and any environmental or fire approvals required for high-rise buildings.
- Draft agreement for sale and construction agreement, with the specification annexure and payment schedule.
- Allotment letter, cost sheet with GST shown separately, and receipts for every payment.
- Encumbrance certificate for the land, to confirm there is no mortgage or dispute.
- Loan sanction letter and the bank's approved project confirmation, if you borrow.
Who handles property tax and civic administration in this area?
I have not confirmed which local body administers Kada Agrahara for property tax and civic services. The Sarjapur belt includes areas under different local bodies, and Bangalore's administrative boundaries have changed in recent years. Ask the developer to state in writing which authority will issue the khata and collect property tax for the project, and verify that with the local office.
This matters because property tax rates, the type of khata (which affects loans and later transfer) and services such as garbage collection, water and drainage all depend on the local body. NoBroker says the project has corporation water supply plus borewells and lists a sewage treatment plant and rainwater harvesting. Ask how water will be supplied in practice and what tanker dependence to expect. Keep every property tax receipt after handover, because they support a future sale or loan.
How does Godrej Regent Park compare with other projects on Sarjapur Road and in Whitefield?
Compared with Whitefield, Sarjapur Road generally offers newer large-format launches and more open space, though price per sq ft varies project by project, while Whitefield has the stronger infrastructure today, with an operating metro line and established retail. I am describing the pattern, not quoting a market statistic. Our detailed comparison of Whitefield versus Sarjapur Road goes through the trade-offs for different buyer types.
At Godrej Regent Park you pay for a branded developer, a large landscaped phase and a big clubhouse, and you accept a possession date years away and an interior location a couple of kilometres from the main road. In Whitefield you may pay more per sq ft for a ready or nearly ready home with better public transport. Compare carpet-area price per sq ft, the real peak-hour drive to your workplace, the RERA-registered possession date and total cost including taxes. A resale apartment in a ready community has no construction risk, so a launch-stage price should carry a discount for the waiting time.
Frequently asked questions about Godrej Regent Park
Where exactly is Godrej Regent Park?
Godrej Regent Park is at Kada Agrahara, off Sarjapur Road, in East Bangalore. Listings also mention Gopasandra and Kommasandra, and give the pin code as 562135 or 560099. The developer's page places it on Sarjapur Road, Sarjapur.
Who is the developer of Godrej Regent Park?
The developer is Godrej Properties, which says on its website that it was established in 1990. Check the project's registered promoter name on the Karnataka RERA portal before you pay.
What is the starting price of a 2 BHK or 3 BHK at Godrej Regent Park?
Reported starting prices range from Rs 1.23 Cr to Rs 1.44 Cr for a 2 BHK and from Rs 1.57 Cr to Rs 1.80 Cr for a 3 BHK, depending on the source. The developer's page itself shows both Rs 1.30 Cr and Rs 1.57 Cr. Ask for a written cost sheet for your unit.
What is the RERA number of Godrej Regent Park?
Six listings report the number as PRM/KA/RERA/1251/308/PR/150726/008810. The developer's page does not show it. Search it on rera.karnataka.gov.in and compare the registered details with what the sales team tells you.
When is the possession date?
The developer's page says July 2031. Other sources say December 2030, December 2031 or July 2032. The date registered with RERA is the one that counts, so ask for it in writing.
How many towers and units does the project have?
Most sources report two towers with three basements, a ground floor and 33 floors. The unit count is reported as 518 by most sources and 534 by one. Confirm the number on the RERA registration.
What sizes are the apartments?
Listings report saleable areas of about 1,240 to 1,247 sq ft for a 2 BHK and about 1,590 to 1,868 sq ft for a 3 BHK. Carpet areas are reported as about 759 to 786 sq ft for a 2 BHK and about 1,002 to 1,178 sq ft for a 3 BHK, and these figures differ between sources.
Is there a metro station near the project?
No metro line is operating near the project today. Phase 3A of Namma Metro is planned from Sarjapur to Hebbal, with Kada Agrahara Road and Muthanalluru Cross as planned stations, but the project awaits central approval and opening dates in the sources range from about 2030 to around 2038.
Is it safe to book now?
Booking is safe only after you have verified the RERA registration, read the draft agreement and obtained a written cost sheet. The project is at an early construction stage, so the main risks are delay and the gap between quoted and final costs.
Can I use a home loan to buy here?
Housiey reports a construction-linked plan with a loan of up to 90 percent. Loan eligibility and interest rates are decided by each lender, so ask your bank whether it has approved the project and use an EMI calculator to test your repayment.
