Sukruth is the most affordable project in this DS-MAX list. A G+3, RCC framed block, it starts at ₹51.70 lakh for a 2 BHK and ₹62.26 lakh for a 3 BHK, both at ₹5,500 per sq ft.
Where is DS MAX Sukruth located, and what is nearby?
Chandapura is on the Hosur highway south of Electronic City, and the builder gives the location as Iggalur, off the Hosur Bangalore highway. Athreya Hospital, National Public School, Narayana PU and College, Alliance School of Business, Bommasandra Metro Station and Heelalige Railway Station are named. The page also refers to a proposed international airport at Hosur; since that is only proposed, it should not be counted on for value.

On the builder's page, the 2 BHK runs 940 to 969 sq ft and starts at ₹51.70 lakh (₹5,500 per sq ft); the 3 BHK runs 1,132 to 1,240 sq ft and starts at ₹62.26 lakh (₹5,500 per sq ft). All prices are marked onwards, so they are starting figures and not a quote for a specific flat.
With prices from ₹51.70 lakh, this is the entry price point of the group. A single rate of ₹5,500 per sq ft across both types means each additional bedroom is priced in line with the extra area.
The 2 BHK spans 940 to 969 sq ft and the 3 BHK 1,132 to 1,240 sq ft. The smallest 3 BHK is 163 sq ft larger than the largest 2 BHK, at a price difference of about ₹10.6 lakh in the starting figures.

It suits first-time buyers and professionals at Electronic City or the Bommasandra industrial belt who want to buy under ₹65 lakh. A low-rise G+3 block also suits buyers who prefer a quieter block.

How does DS MAX Sukruth compare with other DS-MAX projects nearby?

What will it cost to buy at DS MAX Sukruth beyond the base price?
Plan for more than the base price of ₹51.70 lakh. Government charges, GST where applicable, the maintenance deposit, parking and interiors sit on top of it. Get every charge in one written cost sheet before you pay a token amount.

What should you verify before booking at DS MAX Sukruth?
The registration number appears to date from 2022, so ask for the construction status, possession date and any RERA extension, as the builder's page states neither. Check the water source and drainage, which matter more at the outer end of the Hosur corridor.
- Before any payment, look up PRM/KA/RERA/1251/308/PR/280222/004739 on the Karnataka RERA portal and note the registered completion date, any extension and any complaints on record.

- Confirm the khata position in writing. If you are unsure of the terms, read about khata registration before you meet the builder's team.
- Check the land history on the Kaveri online services portal by applying for an encumbrance certificate for the survey number the builder gives you.
- Ask how your undivided share of land is recorded and when the occupancy certificate is due, since a loan and a khata transfer both depend on them.

That address belongs to the company, not to the project site. All project figures here come from the builder project page as it stood on 29 September 2026. How well connected is Chandapura to Electronic City, Silk Board and the rest of Bengaluru?
Chandapura is connected mainly by road along Hosur Road (NH 44), and since August 2025 by the Yellow Line metro, whose southern terminus sits a little further up the same highway corridor in the Bommasandra Industrial Area. Wikipedia's entry on Chandapura describes the town as lying on NH 44 and gives about 6 km to Electronics City and about 2 km to Heelalige railway station. Those figures are for the town centre, not for the Sukruth site, and the builder's page gives no distances at all. The builder places the project at Iggalur, off the highway, and we could not find a source that fixes Iggalur relative to Chandapura Circle, so measure the drive yourself.
What is the real status of the metro?
The Yellow Line is operational. It runs 19.15 km from Rashtreeya Vidyalaya Road to the terminus now named Delta Electronics Bommasandra, with 16 stations, and Wikipedia records its opening as August 2025. The last stations before the terminus are Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road and Biocon Hebbagodi. Interchanges are Rashtreeya Vidyalaya Road (Green Line, operational), Jayadeva Hospital (Pink Line, listed as under construction) and Central Silk Board (Blue Line, listed as under construction). Delta Electronics holds a 30-year naming agreement for the terminus, reported at about ₹65 crore. The builder's page calls this station Bommasandra Metro Station, which is its older name.
Train frequency has changed several times, so treat any single number with care. Deccan Herald reported 25-minute intervals at launch and, in October 2025, four trains at 19-minute peak intervals with a fifth train being tested. A Deccan Herald report of 26 March 2026 said peak frequency would reach 5 minutes from May 2026 with a fleet of 10 trains. We could not confirm the interval running today, so check the BMRCL timetable and ride the line once at peak hour before you decide.
Will the metro come closer to Chandapura?
It may, but nothing is sanctioned for construction. Oneindia reported on 13 August 2026 that the Karnataka government had approved preparation of a detailed project report for a 10.5 km extension from Bommasandra to Attibele, with 9 proposed stations including Narayana Institute of Cardiac Sciences, Chandapura Circle and Old Chandapura. Tenders for the report were described as expected soon. A report comes before funding, land and construction, so this is a proposal at the earliest stage.
What about rail, bus and airport access?
Heelalige railway station is on the Bengaluru to Hosur line and serves Chandapura, according to Wikipedia. The suburban Kanaka Line is meant to start there, but it is not built (see the infrastructure section below). We could not confirm current BMTC route numbers or frequencies for Chandapura, so ask the builder for the bus stop nearest the gate and check it in person. For the airport, the reported Blue Line interchange at Central Silk Board is still under construction, so a trip to Kempegowda International Airport today is a road journey or a metro-plus-road combination. No source we opened gave a drive time, and we have not invented one.
For jobs, the corridor logic is simple: Electronic City and the Bommasandra industrial belt are both on Hosur Road, and Yellow Line station names such as Infosys Foundation Konappana Agrahara, Biocon Hebbagodi and Delta Electronics show how close employers sit to the line. Whether the last stretch from your flat to a station is comfortable depends on that stretch alone.
Which schools, hospitals and daily-need places are around the Sukruth site?
The builder names four institutions and we could confirm most of them in Chandapura, though not all as separate, independently listed entries, and we could not confirm parks or malls at all.
Hospitals
Athreya Hospital has a Chandapura branch at 6/2B, Anekal Main Road, opposite Surya Nagar Phase 1, Chandapura, Bengaluru 560099. Its own contact page lists 24/7 services and specialities including neonatology, paediatrics, diabetology, gynaecology and obstetrics, infertility and maternity, with a dedicated NICU number. That profile suits young families. It does not read as a trauma or cardiac centre, so ask where the nearest emergency department with those facilities is. Address Advisors names Narayana Hrudayalaya as a multi-speciality hospital in the area, and the proposed metro extension lists a station called Narayana Institute of Cardiac Sciences, which points to a large cardiac facility on the Hosur Road stretch. We did not find bed counts or distances from a source we could open.
Schools and colleges
Alliance University's central campus is on the Chandapura to Anekal Main Road, according to Wikipedia, which gives a 55-acre campus, 10,424 students and 2025 NIRF ranks of 20 in Law and 71 in Management. The builder lists Alliance School of Business, and we could not find that name as a separate entry in the sources we opened, so ask the builder which campus is meant. Narayana's own branch listings include a Narayana PU College in Chandapura, and its school network lists a Narayana eTechno CBSE school there. We could not confirm the builder's National Public School in Chandapura from any page we opened, so verify it directly.
Edustoke's Chandapura Anekal Road page, updated 23 September 2026, lists nine schools. They include Surana Vidyalaya (CBSE, ₹85,000 a year), Edify School Electronic City (CBSE and IGCSE, ₹80,000), Green Dot International School (ICSE, ₹80,000), Lorven Public School (ICSE and State Board, ₹70,000), Nazareth School (ICSE, ₹55,000) and B S Carmel Public School (CBSE, ₹48,000). Those are the listing site's fee figures, not fees confirmed by the schools, and fees change each year. Transport is the practical test: ask each school whether its bus route reaches Iggalur.
Markets and parks
Wikipedia notes a weekly Saturday market in Chandapura for vegetables, fruit and cattle, and says the town is known for Saturday traffic congestion. Plan any Saturday errand around that. Address Advisors also mentions Surya City, a Karnataka Housing Board development, and Swift City, an integrated township, as nearby developments. We found no source naming a mall or public park close to the site, so walk or drive the last kilometre and see what a normal evening looks like.
What jobs and infrastructure could change Chandapura, and how far along are they?
The nearest proven job centres are Electronic City and the Bommasandra industrial belt, and the infrastructure that could help Chandapura is mostly still at planning or early construction stage. Address Advisors calls Electronic City one of India's largest IT hubs and lists the Bommasandra industrial belt as an employment source, and Wikipedia lists Chandapura among the industrial areas of Anekal taluk. Nothing we found gave job counts for this belt, so we give none.
Metro extension to Attibele
Planned, at the report stage. As above, Oneindia (13 August 2026) reported that preparation of a detailed project report was approved, for 10.5 km and 9 stations along Hosur Road. It also mentioned a proposed 23 km Hosur to Bommasandra metro corridor on the Tamil Nadu side. We found no construction start date, cost or sanction.
Kanaka Line suburban rail
Under construction, but behind schedule, and the sources disagree on the new date. The line runs from Heelalige, its southern terminus, to Rajanukunte, and its length is quoted between 46.2 and 47.74 km depending on the source.

The sources also differ on when the contractor left, March 2025 in one and 31 July 2025 in another. Our reading is that no opening before 2028 should be assumed.
Bengaluru Business Corridor (Peripheral Ring Road)
Planned, with tenders and land issues unresolved. TalkingLands (27 May 2026) describes a 73 km, 8-lane road linking Tumkur Road to Hosur Road, needing about 2,560 acres, with compensation above ₹15,000 crore mostly through TDR certificates, and it reports farmer protests over cash compensation. That page does not mention Anekal or Chandapura, and Address Advisors gives a 2029 target without a date on its page. Do not price a flat on the assumption that this road arrives soon.
Hosur airport
Proposed, and blocked at present. Oneindia (18 November 2025) reported that Tamil Nadu applied for site clearance for an airport in Shoolagiri taluk, and said clearance alone could take six to eight months. Oneindia (22 December 2025) reported it was left out of the UDAN scheme because of a clause in the Bangalore airport concession that bars new airports within 150 km until 2033. TalkingLands (11 February 2026) reports that the Ministry of Defence rejected airspace clearance in January 2026 and that a revised report was planned. Sources give the land as 2,300 acres in some places and about 3,000 in another. Treat it as a possibility that has not been approved.
What do sources say about prices and demand around Chandapura, and how can you check a fair price?
Published figures are few and dated, and the most specific we found puts the local average close to the builder's ₹5,500 per sq ft. Address Advisors, in an article that refers to February 2025, states an average of ₹5,800 per sq ft in Chandapura, up about 33.3 percent in a year and 65.7 percent over five years. For the October to December 2024 quarter it reports multistorey apartments at ₹4,195 to ₹7,183 per sq ft with an average of ₹5,689, and for Chandapura Anekal Road a range of ₹4,272 to ₹7,513 with an average of ₹5,893. The article does not name the data provider behind those numbers, it is a brokerage's marketing piece, and the figures are more than a year old, so read them as a rough range only.
Set against that, the builder's rate of ₹5,500 per sq ft is about 3 percent below the quarterly average of ₹5,689 and about 7 percent below ₹5,893. That gap is arithmetic on two figures of different ages, not evidence of a discount. A wide range of ₹4,195 to ₹7,183 shows that age of building, floor and finish move price far more than the address does.
We found no reliable source for rents, resale volumes or unsold stock in Chandapura, and we did not go looking for figures we would have to guess. Here is how you can build your own comparison.
- Look up the guidance value for the Iggalur and Chandapura area on the Kaveri online services portal and compare it with the builder's rate. Guidance value is the government's minimum for registration, not a market price, and stamp duty is charged on the higher of the two.
- Collect at least five listings of ready or nearly ready apartments within a short drive, with carpet area, floor, age and asking price. Convert every one to price per carpet sq ft, since builders quote super built-up area.
- Ask the builder for the last five registered sale deeds in this project, or for the registered values of resales in nearby buildings. Recent registrations show what buyers signed for, not what sellers asked.
- Compare projects at the same stage. A ready flat and an under-construction flat at the same rate are not the same deal.
One more check is worth doing on the Karnataka RERA portal: the registered completion date, and whether the builder's project has any extension or complaint on record. The RERA number itself is already on this page.
What does DS MAX Sukruth cost in total? A worked example on the builder's starting prices
The builder's page lists 2 BHK from ₹51.70 lakh onwards; 3 BHK from ₹62.26 lakh onwards. It does not say whether those figures include GST, parking, club charges or the maintenance deposit, so the table below treats each figure as the base price and adds the statutory items on top. All rates are for illustration. Ask for the written cost sheet and check every line against it, because if the builder's figure already includes GST you should not add it a second time.

- GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
- Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
- Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.
Now the loan. Suppose you borrow 80% of the 2 BHK base price of ₹51.70 lakh, which is ₹41.36 lakh, over 20 years at an illustrative 8.5% a year. The EMI works out to about ₹35,893 a month, and you would repay about ₹86.14 lakh in total, of which about ₹44.78 lakh is interest. At 9.5% the EMI rises to about ₹38,553, and at 7.5% it falls to about ₹33,319. The 8.5% figure is not a quote: lenders publish their own rates, and one aggregator's July to August 2026 listing of a large public-sector bank showed a wide band for its home loan schemes, so use your sanction letter, not this page.
The cash outlay on that example is the 20% margin of ₹10.34 lakh plus about ₹6.51 lakh of GST, stamp duty, registration fee and cess, so roughly ₹16.85 lakh before parking, deposits and interiors. If your budget stops at the base price, you are short by more than a tenth.
Two more rules affect the paperwork. If the value is ₹50 lakh or more, the buyer deducts 1% TDS from each payment to the seller and pays it through Form 26QB (Income Tax Department). Interest on a home loan for a self-occupied home is deductible up to ₹2 lakh a year under section 24(b) in the old tax regime only, per the Income Tax Department's e-filing guidance; the new regime does not allow it. Speak to a chartered accountant, since none of this has been reviewed by a named legal or financial reviewer.
What should the Karnataka RERA page for DS MAX Sukruth show before you pay anything?
The builder's page prints the registration number PRM/KA/RERA/1251/308/PR/280222/004739. Open the Karnataka RERA website (rera.karnataka.gov.in) by typing the address, not by clicking a forwarded link, and search for that number.
- Compare the project name and address on the record with what the builder shows for DS MAX Sukruth. A different name or location is a reason to ask questions before paying.
- Search by the exact registration number. If nothing appears, search by the project name and by the promoter's name, since portals sometimes list a project under its legal name rather than its brand name.
- Compare the promoter named on the record with the company on your booking form and agreement. The legal entity that signs with you should be the registered promoter.
- Note the registration date and the validity or completion date. Ask the sales team which completion date they will put in the agreement, and compare it with the portal.
- Look for quarterly progress updates, any extension notice, and any complaint or order against the project. An empty progress history on an old registration is worth asking about.
- Save a dated PDF or screenshot of the page and keep it with your booking papers.
We were unable to read the portal record for DS MAX Sukruth while writing this page, since the portal did not allow automated access. Treat the number as unverified and check it yourself. If the portal looks different from the steps here, ask for the RERA certificate and match its number to what you find.
What should you look at, measure and ask on a visit to a G+3 building with a clubhouse?
Start with the building itself, because the builder lists a G+3 RCC framed block, which means four levels of homes on a ground-and-three-floors structure, and that changes several questions compared with a tall tower.
- Ask whether the block has a lift. A G+3 building may not, and the fourth level is a climb with shopping and children. Ask whether a lift is in the sanctioned plan and included in the price.
- Count units per floor and per block. Then ask how many homes will share the 13 listed amenities. A swimming pool, clubhouse, multi-gym, snooker, table tennis and foosball cost money to run, and a small number of owners carry that cost.
- Ask for the monthly maintenance estimate in writing, with a line for the pool, the gym and the sewage treatment plant, and ask who runs the association after handover.
- Walk to the sewage treatment plant. Ask its capacity in litres per day, whether it treats water for flushing or garden use, and who services it. The builder lists it as an amenity, so it should be a real installation, not a drawing.
- Ask where covered parking sits and how many slots each flat gets. Measure a slot against your car. Ask whether the 3 BHK homes get a second slot.
- Take a tape to the sample flat. Measure the two bedrooms of a 2 BHK, the passage width and the kitchen slab, and compare them with the plan. At 940 to 969 sq ft super built-up, carpet area is smaller, and the difference tells you how much of your price is walls and common space.
- Check water: ask for the source, whether Cauvery supply is available at Iggalur, the sump and overhead tank capacity, and how tankers are managed in summer.
- Stand in the flat at 8 in the morning and again at 6 in the evening. Listen for highway noise, look at what faces your windows, and note whether the approach road is paved and lit.
- Check what is complete: pool tiled and filled, clubhouse fitted, gym equipped, CCTV live, or only marked on a hoarding.
Finally, ask which of the 13 amenities will be ready at handover and which will follow later, and get that in the agreement rather than the brochure.
Who should think twice before buying here, and why?
Buyers who need a short, predictable commute by public transport should think twice, because the metro terminus is not at Chandapura and the extension to Attibele is only at report stage. If your office is in Electronic City you may be well placed, but if it is across the city you would depend on the Yellow Line and its interchanges. The Pink and Blue Line interchanges at Jayadeva Hospital and Central Silk Board are listed as under construction, and train frequency has changed several times since launch. Test the whole journey at peak hour before you commit.
People who cannot wait should also pause. The RERA number carries a 2022 date, the builder's page gives no possession date, and the site is not confirmed as complete. If you are paying rent and an EMI together, a delay costs real money each month, so ask for the registered completion date and any extension.
Buyers counting on the Hosur airport, the Business Corridor or the Kanaka Line for price growth are leaning on projects that sources describe as proposed, planned or behind schedule. The airport was refused airspace clearance in January 2026 according to one report, and the suburban line has slipped from 2026 to a date between 2028 and 2030 depending on the source. Buy for the home and the commute you can verify now.
Investors who want a rental should be careful. We found no reliable rent or resale data for Chandapura, so depth of demand is unproven here. A G+3 block with a pool, clubhouse and gym also spreads running costs across fewer owners, which can raise the monthly maintenance charge you pay whether or not you live there.
Families with young children may find the local schools and Athreya Hospital useful, but should check bus routes and the emergency options, since Athreya's listed specialities centre on mothers and newborns. When will the Kanaka suburban rail line from Heelalige open?
No firm date can be relied on. The line, which starts at Heelalige, was first due in 2026, and sources now report revised targets between 2028 and 2030. One source dated 24 January 2026 gives June 2029, and reports that the original contractor L&T left the civil works. Land clearances were also reported pending. Assume it will not help your commute for several years.
Will the proposed Hosur airport raise property prices near Chandapura?
It cannot be relied on for prices, because the airport has not been approved. Reports from November 2025 to February 2026 say Tamil Nadu applied for site clearance, the project was left out of the UDAN scheme, and one report says airspace clearance was refused in January 2026. A Bangalore airport clause bars new airports within 150 km until 2033. Buy for present-day needs, not for this project.

Ask whether the G+3 block has a lift, how many homes share the 13 listed amenities, and the monthly maintenance estimate in writing. Ask the capacity and servicing arrangement of the sewage treatment plant, the water source, and how many parking slots each flat gets. Also ask which amenities will be complete at handover, and get the answer written into the agreement rather than the brochure.
