How well connected is this stretch of Hosur Road by metro, highway and rail?
The corridor has one operating metro line, the Yellow Line, and one highway spine, Hosur Road, that most road trips still depend on. Both matter, and they behave very differently at peak hours.
The Yellow Line runs from Rashtreeya Vidyalaya Road to Bommasandra, 19.15 km with 16 stations, and Wikipedia records that it opened on 11 August 2025 after PM Narendra Modi inaugurated it on 10 August. The station sequence south of Silk Board is Bommanahalli, Hongasandra, Kudlu Gate, Singasandra, Hosa Road, Beratena Agrahara, Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road, Biocon Hebbagodi and Delta Electronics Bommasandra, which is the terminus. The builder names Bommasandra Metro Station as its rail link, so the terminus is the station to plan around. The depot is at Hebbagodi. At the northern end the line meets the Green Line at Rashtreeya Vidyalaya Road, and it is due to meet the Pink Line at Jayadeva Hospital and the Blue Line at Central Silk Board, both listed as under construction.
Service has improved since the launch. The Hans India, in a one year report dated 16 August 2026, says the line carried 3.8 crore passengers in its first year, with about 1.5 lakh daily riders in July 2026. It reports 10 trains running, a train every 7 minutes at peak and every 10 minutes at other times, with a plan to bring peak frequency down to 6 minutes. Deccan Herald had reported on 26 March 2026 that a 5 minute peak frequency with 10 trains was expected from May. As of the August report, the 7 minute peak was still the stated figure, so treat the shorter interval as a target and not a fact. The same report says 28 BMTC feeder buses run along the corridor, making about 300 trips a day.
On the road, Hosur Road is the main artery. Wikipedia describes it as a four to eight lane access controlled highway of about 32 km linking Bengaluru and Hosur, and notes a roughly 10 km flyover section from Madiwala to Electronic City that opened on 22 January 2010. The same source gives that structure a length of 9.985 km and a height of 17 metres, with exits for Electronic City Phase 1, Phase 2 and Hosur on NH 44. The builder lists NH 44 and NH 844; Wikipedia's Hosur Road page uses a different national highway number, NH 48, so read the signboards and the RERA address on the day you visit instead of relying on a number.
Attibele, the Tamil Nadu border town, is described by Wikipedia as 32 km from Bengaluru on NH 44. That puts the KIADB Attibele industrial area further down the same road, away from the city and in the opposite direction to Silk Board.
Rail is a smaller factor. Heelalige railway station, on the Bengaluru to Hosur line, serves Chandapura and the Electronic City side, and Wikipedia lists it as the southern terminal of the Kanaka line of the Bengaluru Suburban Railway, shown as under construction with an opening expected in 2026. That opening year could not be confirmed from a current official source, so do not plan a commute on it.
For the airport, NoBroker's Bommasandra page puts Kempegowda International Airport at about 55 km, and Wikipedia says BMTC buses connect Electronic City to the airport. Both are general statements about the area, not measured from this site, so time the trip yourself for the flight hours you actually use.
What is daily life like around Sky Sampadha: hospitals, schools and colleges?
Hospitals and colleges are the strongest part of the picture here, while markets, malls and parks are the part this page could not confirm from sources.
Start with hospitals. The builder lists Narayana Hrudayalaya, and Narayana Health's own page for the Narayana Institute of Cardiac Sciences gives the address as 258/A, Bommasandra Industrial Area, Anekal Taluk, Hosur Road, Bengaluru 560099. That page states 600 plus advanced care beds, 240 plus ICU beds, 19 operation theatres, and JCI and NABH accreditation. It is a heart hospital first, so ask which general emergency services are available at which Narayana building before you rely on it for a child with a fever. Narayana Health also lists the Mazumdar Shaw Medical Centre at Bommasandra.
Athreya Hospital's website gives its address as 6/2B, opposite Suryanagar Phase 1, Anekal Main Road, Chandapura, Bengaluru 560099, and says it has 100 beds and was established in 2007. Its listed specialities lean towards maternity, neonatology, paediatrics and orthopaedics. The Oxford Hospital is on the builder's list, but its website could not be read and no independent listing was confirmed, so verify its location and services before counting on it.
For higher education, PES University's Electronic City campus is on Hosur Road near Electronic City. Wikipedia gives its size as about 50 acres, its start as November 2005 and mentions a planned medical college and hospital of 1,200 beds under construction, though that page does not date the claim. Alliance University is on the Chandapura to Anekal Main Road, and Wikipedia says it became a private university through Karnataka State Act No. 34 of 2010 and is recognised by the UGC.
For schools, an aggregator (Uniapply) lists Manipal International School, Chandapura, Electronic City as a CBSE school from Nursery to Class 8. If your child will need classes 9 to 12, ask the school about its senior years in writing. EKAM Edify is named by the builder, but nothing about its board, address or grades could be verified. The same Uniapply page also lists Electronic City schools such as Candor International School, listed for CBSE and IB, and Delhi Public School, Bettadasanapura, though not every school on such a list is close to this project.
Malls, weekly markets, parks and daily grocery streets were not confirmed by any source I could open, and the builder does not name any. Walk the last few hundred metres around the site on a Saturday evening and note what you can reach without a vehicle.
Which jobs and infrastructure projects could change this corridor, and how firm are they?
Jobs are already here, while several of the road and metro projects that get mentioned in sales pitches are still planned or partly finished, and their status differs from project to project.
Electronic City itself was set up in 1978 by KEONICS and, per Wikipedia, covers about 800 acres in four phases with roughly 200 IT and ITES campuses, including headquarters of Infosys, Wipro, TCS, HCL, Tech Mahindra and Biocon. The builder also lists the KIADB Attibele and Bommasandra industrial areas, so the local employer mix includes manufacturing along with software. The Hans India report says employees of Biocon made over 77,000 Metro journeys, a sign that at least one large campus feeds the Yellow Line. A Trade Brains article dated 27 September 2026 reports global capability centre expansions near this belt, including a Merck centre described as a 17,000 sq m campus for around 3,300 professionals and an expansion of Emerson's test and measurement hub. The article was about several Bengaluru areas, so I did not treat those announcements as tied to this exact site.
Metro. The Blue Line from Central Silk Board to the airport is 58.19 km, and Wikipedia lists expected openings of December 2027 for Phase 2A and March 2028 for Phase 2B. Those are expected dates, not operating dates. For the Pink Line, the Wikipedia page shows a September 2026 date for the raised section but also earlier estimates that slipped, and I could not confirm whether it has opened, so check BMRCL directly. Neither line runs to Bommasandra. They matter because both would connect with the Yellow Line at stations north of this project.
The Hosur extension is only a proposal. SSMB reported on 10 August 2026 that Tamil Nadu is pursuing a Hosur to Bommasandra metro link with the central and Karnataka governments, following an announcement in the state budget. That report gave no length, cost or timeline. A post from Chennai Metro Rail said it was preparing a feasibility report for an extension from Bommasandra to Hosur via Attibele. A feasibility study is not an approval, so do not price a flat on it.
Roads. The Satellite Town Ring Road is the nearest ring road project to this side of the city. Oneindia reported on 9 April 2026 that the Hoskote to Hosur section of 20.9 km was nearly complete, with about 650 metres pending a railway overbridge clearance, and a June 2026 target. A later Oneindia report of 22 September 2026 says the Hoskote to Hosur Road interchange has opened and that the 21 km greenfield section to the Karnataka to Tamil Nadu border is planned to open by November 2026. The section is therefore not yet open as of today.
The Peripheral Ring Road, now called the Bengaluru Business Corridor, has Hosur Road as its southern end per Wikipedia. The reports I could read concern the northern first package: PropNewz says it runs from Madavara on Tumakuru Road to Ballari Road near the airport, about 19.80 km at Rs 3,348 crore, with bids submitted on 8 May 2026 and award pending at that time. PropNewz says environmental clearance came on 27 April 2026, while Wikipedia, citing Deccan Herald, dates a clearance to 21 March 2023. I could not resolve that difference. I found no status report for the Hosur Road end, so treat any benefit to this site as distant.
What do published sources say about prices near Sky Sampadha, and how can you test the builder's rates?
Published figures for this micro-market vary widely and none of them is a price for this project, so use them only as a rough frame and test the builder's rates against recent registrations.
NoBroker's Bommasandra locality page, showing data as of August 2026, gives a range of ₹5,350 to ₹10,100 per sq ft with an average of ₹6,900 per sq ft. The builder lists ₹6,000 per sq ft for the 2 BHK and ₹6,600 per sq ft for the 3 BHK, both marked onwards. That places the base rates below the aggregator's average, but the two numbers are not like for like. The builder's rates are starting quotes before GST, parking, floor rise and other charges, while aggregator figures mix asking prices from different ages of project.
A Trade Brains article dated 27 September 2026 lists ₹7,781 per sq ft for Bommasandra, ₹7,597 for Neotown, ₹10,212 for Hosa Road and ₹9,729 for Begur Road. It does not cite a source for these numbers, so I treat them as indicative only. The spread between Bommasandra and Hosa Road also shows how much the price changes with distance from the metro and the Electronic City campuses.
NoBroker also lists August 2026 monthly rents for Bommasandra of ₹10,000 to ₹18,000 for a 1 BHK, ₹15,000 to ₹28,000 for a 2 BHK and ₹25,000 to ₹42,000 for a 3 BHK. As a rough illustration only, a ₹28,000 monthly rent on a flat bought at ₹72.36 lakh is about ₹3.36 lakh a year, or under 5 per cent of the base price before any extra charges, and at ₹15,000 it is about 2.5 per cent. Those rents are not for 1,206 sq ft flats in a 22 floor tower, so the real figure could differ in either direction.
No reliable resale or launch-price history for this project could be found, which is normal for a newly launched building. Here is how to check the numbers yourself:
- Look up the guidance value for the survey number on the Kaveri portal, and compare it with the sale price on the agreement.
- Ask the sub-registrar's office, or a property lawyer, for recent sale deeds in nearby apartment projects and compare the registered value per sq ft.
- Collect at least five current listings for comparable sizes within the same stretch, and note the age of each building and how far each is from Bommasandra station.
- Ask the builder for the full cost sheet in writing, then divide the total by the carpet area, not the super built-up area.
- Ask the builder how many flats have been booked so far and at what rates, and treat any answer as a claim until the RERA quarterly update shows sales progress.
What is the real outlay at DS MAX Sky Sampadha after tax, registration and financing?
The only prices available to us are the builder's: 2 BHK from ₹72.36 lakh onwards; 3 BHK from ₹1.03 crore onwards. Whether GST, parking or deposits are inside them is not stated. To show the scale of the extra outlay, the table adds the statutory charges to each base price. Use it to plan a budget, and replace the numbers with those on your cost sheet before you commit.

- GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
- Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
- Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.
A loan changes the cash you need up front, not the total cost. If you finance 80% of the 2 BHK base price of ₹72.36 lakh, the loan is ₹57.89 lakh. Over 20 years at an assumed 8.5% the monthly instalment is about ₹50,237, and the interest across the term is about ₹62.68 lakh. Try 9.5% and 7.5% as well: the instalment becomes about ₹53,959 and ₹46,634. Treat the rate as a placeholder and take the real one from your lender's sanction letter.
So the down payment and charges together come to about ₹23.59 lakh: ₹14.47 lakh as the 20% margin and about ₹9.12 lakh as GST and government charges. Parking, deposits and interiors come on top.
Keep the tax steps in mind as well. For a price of ₹50 lakh or more, 1% of each payment goes to the government as TDS, which you deduct and deposit through Form 26QB (Income Tax Department). Home loan interest for a self-occupied flat is deductible up to ₹2 lakh a year under section 24(b) if you stay in the old regime, and not under the new one. Have a chartered accountant confirm this; no named legal or financial reviewer has checked it.
How can you confirm DS MAX Sky Sampadha is registered, step by step?
Begin with the number on the builder's page, PRM/KA/RERA/1251/308/PR/291225/008366. Go to rera.karnataka.gov.in by typing it into the address bar, then look the project up by number, by project name or by promoter name.
- Search by the exact registration number. If nothing appears, search by the project name and by the promoter's name, since portals sometimes list a project under its legal name rather than its brand name.
- Compare the project name and address on the record with what the builder shows for DS MAX Sky Sampadha. A different name or location is a reason to ask questions before paying.
- Compare the promoter named on the record with the company on your booking form and agreement. The legal entity that signs with you should be the registered promoter.
- Note the registration date and the validity or completion date. Ask the sales team which completion date they will put in the agreement, and compare it with the portal.
- Look for quarterly progress updates, any extension notice, and any complaint or order against the project. An empty progress history on an old registration is worth asking about.
- Save a dated PDF or screenshot of the page and keep it with your booking papers.
The portal did not let our tools open the record for DS MAX Sky Sampadha, so this page cannot confirm the registration. The number above is the builder's. Portal screens change over time; if yours differ, ask for the RERA certificate itself and compare its number and dates.
What should you look at and measure when you visit a 2 basement, stilt plus 22 floor tower?
Look first at the parts you cannot see in a brochure: lifts, basements, fire access and the water and sewage systems, since the builder lists 2 basements, stilt, ground and 22 floors.
The builder does not state the number of towers, total flats or land area, so ask for all three. Then ask how many flats each lift serves. A single 22 floor core with two lifts behaves very differently from one with four, and the builder's page gives no lift count. Ask for the lift speed, the capacity, whether one lift is a stretcher lift and what power backup runs them during an outage.
Basements. With two levels, ask how many parking slots exist against the number of flats, and whether covered parking, which the builder lists, is included in the price or charged extra. On site, check the ramp gradient and width, the turning space at corners, the headroom under beams and pipes, and signs of damp on the lowest level. Note where the ventilation shafts open, because basement air should not exit near a ground floor flat or the play area.
Structure and layout. Ask for the floor plan of the exact flat and check the balcony depth, the position of the kitchen relative to the utility, and whether bedrooms have windows on an outer wall. The 3 BHK ranges only from 1,572 to 1,645 sq ft, so ask which plan is which. For the 2 BHK, ask what the extra area in the 1,390 sq ft version buys. Ask for the carpet area and the balcony area separately, and measure the sample flat with a tape.
Amenities. The builder lists 14, including a swimming pool, sauna and steam, snooker, clubhouse and a cricket practice net. Ask who operates the pool and sauna, how they are charged, and where the cricket net sits relative to the towers. Ask what capacity the sewage treatment plant has, who will run it after handover and how its running cost is billed to residents. Ask for the water source and the storage volume.
Safety and papers. Ask whether the fire clearance for this height has been obtained, how fire vehicles reach the towers and how many staircases each block has. Ask what the maintenance charge per sq ft will be, what corpus fund is collected at handover and who holds the funds until the association forms.
Who should think twice before buying at Sky Sampadha?
Buyers who need a flat soon, who commute north of Silk Board, or who dislike shared-building costs should think twice, because several facts on the page point to a long wait and a heavy shared load.
Anyone who needs to move in within a year or two should stop at the builder's page, which says "Newly launched" and gives no possession date. A newly launched project means years of construction, and you would pay rent and possibly EMI at the same time. Check the completion date on the RERA record and build some slack into your plans, because a stated date is not a guarantee.
People who work in the north or centre of Bengaluru should test the commute. The Yellow Line reaches RV Road and the Green Line interchange, but the Blue and Pink line connections are listed as under construction and the line runs a train every 7 minutes at peak, per the August 2026 report. A commute that mixes the metro with feeder buses and walking may be slower than it looks on paper.
