How will you reach the airport, the city and the job hubs from Sky Shlokam?
By road for now, and by metro only after the Blue Line airport section opens, which no source I found places before late 2027. The builder gives the address as Airport Road, before the toll, without naming the toll plaza or a distance, so the exact stretch has to be confirmed on the ground.
Kempegowda International Airport sits near Devanahalli, roughly 35 km north of the city centre according to Wikipedia. NH44 is the main road between the two, and the same reference notes that a six-lane flyover over NH44 linking Hebbal and the airport was completed in January 2014. Wikipedia also records that the Navayuga Devanahalli KIAL Expressway passes through Yelahanka, so the stretch between Hebbal and the airport is a mix of the highway and the tollway.
What is the real status of the Doddajala metro station?
It is under construction and not open. Doddajala is a station on the Blue Line (Phase 2B), a raised station with an island platform between Bagalur Cross and Airport City, and Wikipedia adds that it will double as a depot station for Blue Line trains. An information site tracking Namma Metro, bengalurumetro.in, labelled the line "under construction, not yet open" in a September 2026 update.
Timelines have slipped more than once. Metro Rail News reported on 20 June 2026 that the Hebbal to airport section was scheduled for June 2027. Its 24 August 2026 report moved the target for the Hebbal to airport section to September or October 2027 and the full Silk Board to airport corridor to March 2028. The same report said a contractor working on the stretch between the Yelahanka air force area and the airport terminal had asked for time until March 2027. Plan around the later dates, and treat any date a salesperson quotes as a claim to check against BMRCL announcements.
Which buses and trains serve this corridor today?
BMTC runs the Vayu Vajra air-conditioned airport buses. Wikipedia lists 24 routes, KIA-4 to KIA-15A, and names many that pass through Hebbal and Yelahanka, including KIA-5, KIA-6, KIA-7 and KIA-8 variants. Route timings change, so check the current BMTC listing for the one nearest to the gate. For suburban rail, the Sampige line to Yelahanka and Devanahalli is described as approved but not built. Wikipedia gives a planned opening of June 2029, while its airport article says December 2027. Those two dates disagree, and I could not find a fresher official statement, so do not count on suburban rail in your commute plan.
How does the area link to workplaces?
The Blue Line is designed to run from Silk Board through KR Puram, Nagawara and Hebbal to the airport, with stations at Kodigehalli, Jakkur Cross, Yelahanka and Bagalur Cross before Doddajala. Hebbal is also where Manyata Tech Park and the L&T factory sit, according to Wikipedia. Until the metro arrives, that means a drive down NH44 through the Hebbal junction, which Wikipedia describes as congested through much of the day. Employers at Devanahalli, covered further below, are on the other side of the airport and are reached by the same highway heading north.
What is daily life like around Airport Road, and which named places can be confirmed?
Daily needs are served by established Yelahanka and Hebbal facilities to the south and by newer campuses around Jala Hobli and Devanahalli to the north, though the builder gives no distances to any of them. The builder page I read on 29 September 2026 also lists hospitals, schools and IT parks beyond the transport and shopping names given earlier, so I checked what I could.
Which hospitals can be confirmed?
The builder lists Trust Aid, Akash Super Speciality and Sparsh. Only Sparsh could be confirmed: its Yelahanka hospital gives its address as International Airport Road, Kogilu Cross, Yelahanka, and describes 24x7 emergency services. I could not open pages for Trust Aid or Akash Super Speciality, so they remain builder claims here. Further south, Aster CMI Hospital lists its address on New Airport Road, NH44, Sahakar Nagar, Hebbal, with roughly 500 beds and 38 or more specialties on its own website. Baptist Hospital at Hebbal is also named in Wikipedia's description of the area.
Which schools and colleges are nearby?
The builder names Sadhu Vaswani International, Stonehill and Canadian International. Stonehill International School lists its address at Tarahunise Post, Jala Hobli, offers only IB programmes on a 34 acre campus, and takes day and boarding students. Canadian International School lists its address at Manchenahalli, Yelahanka and offers Cambridge and IB Diploma programmes. I could not open a page for Sadhu Vaswani International School. Wikipedia's Yelahanka entry lists many other schools, among them Delhi Public School, National Public School, Ryan International, Presidency School and Kendriya Vidyalaya RWF. It also lists colleges such as REVA University, BMS Institute of Technology, Nitte Meenakshi Institute of Technology and Manipal Institute of Technology (Bengaluru).
Where do people shop, and where is the green space?
RMZ Galleria in Yelahanka lists its address at Ambedkar Colony, with an INOX cinema, a Fun City play zone, and around 20 branded stores according to a mall directory. Phoenix Mall of Asia is much larger: India Retailing described it in October 2023 as about 13 acres with over 1.2 million sq ft of gross leasable area. Wikipedia also lists Yelahanka Central and DMart. For open space, Wikipedia says Puttenahalli Lake in Yelahanka is declared a bird sanctuary, and describes Hebbal Lake as a place for picnics, boating and birdwatching. The project's own amenity list is for residents, so a family that wants a public park should still check what is walkable from the gate.
Which jobs and infrastructure projects will shape Airport Road, and what is their status?
The airport, the Blue Line, and the Hebbal traffic works are the three that matter most, and each is at a different stage. None is finished, so the area's current convenience is lower than its planned convenience.
How busy is the airport, and is it growing?
Deccan Herald reported on 16 May 2026 that Kempegowda International Airport handled 44.47 million passengers and 532,000 tonnes of cargo in FY2025-26, with international traffic up 23.9 percent, and that the operator was reviewing expansion plans. Wikipedia describes Terminal 2 as opened in November 2022, with a second phase under construction. An airport that keeps adding passengers means more aviation, logistics and hospitality jobs, and also more traffic on the roads that feed it.
What employers are on this side of the city?
Wikipedia's Devanahalli entry lists Foxconn (300 acres, an investment of ₹21,911 crore), Boeing (43 acres, ₹1,600 crore), a Walmart capability centre and the BIAL IT Investment Region. That page is a summary and I could not verify how much of it is operating today, so read it as intent and investment, not as jobs already in place. The builder lists Prestige Tech Cloud, Sattva Horizon and Philips Innovation as nearby IT parks, and I could not verify their distances. Yelahanka has an older industrial base, including the Rail Wheel Factory, per Wikipedia.
What is happening at Hebbal?
Hebbal is the choke point between the city and Airport Road. A 700 metre flyover loop from KR Puram towards Mekhri Circle was inaugurated on 18 August 2025, costing ₹80 crore according to Deccan Chronicle. A cut-and-cover tunnel from the Hebbal flyover junction to the Veterinary College is under construction: Mongabay reported on 11 September 2026 that work began in early August 2026 at the KVAFSU campus, that the length is 2.2 km, the estimate ₹1,385 crore and the executing agency the BDA. The same report said a Karnataka High Court petition seeking suspension is pending and quoted modelling that shows the tunnel at or beyond capacity by 2047. Earlier reports gave shorter lengths, so figures have moved as the design changed.
Any other rail or road plans?
The Blue Line and the Sampige suburban line were covered above. Wikipedia also mentions an Eastern Tunnel Access Road to the airport expected by 2027. I treat that as low confidence because the article does not give a source I could open. Hebbal is also planned as a multi-modal hub, per The Traveler, which describes a four-track raised viaduct shared by the Blue Line and the Orange Line.
What do sources say about prices and demand near Sky Shlokam?
Portal averages for the two nearest named micro-markets sit above the builder's listed rates, but those averages mix building ages and specifications, so they are a starting point and not a verdict. I found no report specific to Airport Road before the toll.
Square Yards, on its property rates pages with data labelled June 2026, gave an average asking price of ₹10,100 per sq ft for Yelahanka apartments, up 0.66 percent year on year, with a registration rate of ₹4,300 per sq ft and an average rental yield of 3.92 percent. For Devanahalli the same site gave ₹9,600 per sq ft, up 3.88 percent, a registration rate of ₹6,250 per sq ft and a yield of 3.25 percent. It listed under-construction projects in Devanahalli at ₹10,900 per sq ft across four projects. These are asking prices, not registered deals, and small sample sizes in the under-construction group make that figure shaky.
The builder's page lists ₹7,700 and ₹7,900 per sq ft, both marked onwards, and those are base rates. GST, parking, the maintenance deposit and other charges can move the final figure, so compare all-in cost per sq ft of carpet area, not the headline rate.
How can you check comparable prices yourself?
- Look up the guidance value for the survey number on the Kaveri portal and compare it with the rate in your draft agreement.
- Ask for the sale deeds of two or three recently registered flats in the same project or a neighbouring one, and compare registered values with asking prices.
- Compare RERA-registered projects on the same road by promoter, completion date and rate, using the RERA portal.
- Check live resale and rental listings within a few kilometres for flats of similar age and size.
- Ask the builder how many units are sold and at what average rate.

- GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
- Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
- Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.
Now the loan. Suppose you borrow 80% of the 2 BHK base price of ₹92.70 lakh, which is ₹74.16 lakh, over 20 years at an illustrative 8.5% a year. The EMI works out to about ₹64,358 a month, and you would repay about ₹1.54 crore in total, of which about ₹80.30 lakh is interest. At 9.5% the EMI rises to about ₹69,127, and at 7.5% it falls to about ₹59,743. The 8.5% figure is not a quote: lenders publish their own rates, and one aggregator's July to August 2026 listing of a large public-sector bank showed a wide band for its home loan schemes, so use your sanction letter, not this page.

- Do the price arithmetic. At ₹7,700 per sq ft, 1,204 sq ft comes to about ₹92.71 lakh, which matches the listed ₹92.70 lakh. At ₹7,900 per sq ft, 1,469 sq ft comes to about ₹1.16 crore against the listed ₹1.17 crore. Ask what the small difference covers.
- Ask for the carpet area and balcony area of the flat, and measure the rooms with a tape against the plan. The 3 BHK spans nearly 200 sq ft, so ask which plan sits on which floor and facing.
- Count lifts per core and the flats per core. A building of fifteen levels shows its weakness at peak hours, and the number is easy to verify.
- Ask whether the fire clearance and the plan sanction have been issued, and look at the staircases and fire refuge areas.
- Go up to the top floor and the mid floors at different times. Listen for aircraft, and ask which wings face the approach path.
- Ask for the sewage treatment plant capacity in litres per day, where the treated water goes, and who operates it.
- Count covered parking slots against units, and ask whether slots are allotted or paid for separately.
- Ask for the pool depth, the clubhouse floor plan, where the sauna and steam room sit, and who pays to run them.

Who should think twice before buying at Sky Shlokam?
Anyone who needs a short, predictable commute to central Bengaluru in the next three years should think twice, because the metro is not open and the Hebbal junction is the daily bottleneck.
- Daily commuters to the south or east. The Blue Line section that would help is targeted for late 2027 or 2028 and has slipped before.
- Buyers who dislike aircraft noise. The airport corridor is the draw, and noise is the price of it. Verify it on site at different hours.
- Buyers counting on quick appreciation. Square Yards showed Yelahanka up 0.66 percent year on year, so gains here are not guaranteed, and rental yields of 3.25 to 3.92 percent are modest.
- Buyers who want a low maintenance bill. Pool, sauna and steam, gym, clubhouse and sewage plant all cost money to run. Ask for the estimated monthly maintenance per sq ft and who sets it.
- Buyers who need ready possession. The builder page gives no possession date, and this is a project under a RERA registration, so the completion date on the portal is what counts.
- Buyers who want a deep resale market. I found no data on resale volumes for this stretch, so ask local brokers how many flats in nearby buildings changed hands in the last year.
The buyers it suits best are aviation staff, frequent flyers, and those who work at Devanahalli or north Bengaluru and can absorb the wait. The locality's infrastructure spending is real, but the payoff is still ahead.
