How do residents of Sky Fields reach the metro, the railway station and the bus network?

Most journeys start on Soukya Road and then switch to the Purple Line, the Whitefield railway station or a BMTC bus, so the road itself matters as much as the rail links. The Deccan Herald, in a report dated 19 August 2026, describes Soukya Road as a stretch of about 5 km in Whitefield. Residents quoted there complained of frequent accidents, speeding trucks, missing streetlights and missing footpaths, mainly around the Thirumalashettihalli railway pass and the police station. The authorities have promised speed breakers, CCTV, safety barriers, streetlights and footpaths, but the report says implementation is delayed. It does not say where Sky Fields sits relative to that stretch, so treat it as a reason to drive the approach road yourself, once by day and once after dark.

Which Purple Line stations are closest in name?

The builder's page lists Kadugodi Tree Park Metro among its landmarks, and Wikipedia places that station on Whitefield Main Road, close to Kadugodi Tree Park and some IT offices. Going towards the terminus you reach Hopefarm Channasandra and then Whitefield (Kadugodi). All three opened to the public on 26 March 2023. No source I opened gives the distance from Sky Fields to any of them, and the builder gives none either.

What about the Whitefield railway station and buses?

Whitefield railway station sits on the Bengaluru to Chennai line, and Wikipedia says the Whitefield metro station has one exit pointing towards it and a link to the Kadugodi BMTC terminus. A developer blog from Mahindra Lifespaces, which carries no date, puts the two stations roughly 1 km apart, quotes 15 to 20 minutes by train to KR Puram and 1 to 1.5 hours to KSR Bengaluru, and lists BMTC route 335E between Kadugodi and Majestic. That page says the bus runs about every 10 minutes at peak, from around 4:35 am to 6:35 pm, with stops at ITPL Back Gate and Hope Farm. A last bus at 6:35 pm is early for anyone on a late shift, so confirm the current timetable with BMTC. Because the source is marketing content, I rate these timings as indicative only.

What about the airport and the outer roads?

I could not confirm a drive time from Sky Fields to Kempegowda International Airport from any dated source. Wikipedia records that the 80 km Dabaspete to Hoskote section of the Satellite Town Ring Road was inaugurated on 11 March 2024, but whether that route is practical from Soukya Road at your travel hour is something to test rather than assume. The Blue Line to the airport is still under construction, as the jobs and infrastructure section below explains.

Which schools, hospitals, malls and green spaces sit around Sky Fields?

The builder names a mix of schools, hospitals and malls near Sky Fields, and other sources add a few more, though none of them gives a walking distance from the project gate. On schools, the builder's project page lists Ryan International School and Bangalore International Academy. An article on Perfect Neighbourhood, published on 23 July 2026, names Inventure Academy and VIBGYOR High School as institutions near Soukya Road. Square Yards lists Bishop Angels School and Whitefield Global School for the locality. That is a workable shortlist, but school bus coverage from this gate is the real test. Ask each school which pickup routes it runs to Soukya Road, and how early the first bus leaves.

For healthcare, the builder lists Aster, Manipal, Vydehi and TATA MD Healthcare. Perfect Neighbourhood names Manipal Hospital Whitefield and Aster Whitefield Hospital in the same area. Square Yards shows DNA Hospitals at 1.6 km from the Soukya Road locality point it uses, which is not a measurement from this project. Families with elderly parents should drive to the emergency entrance of the hospital they would actually choose, at a busy hour, and note the time.

The builder lists Nexus Mall and Park Square Mall. It does not say which Nexus mall it means, and I could not confirm that from any source. Wikipedia places Park Square Mall inside the International Tech Park and gives its size as 450,000 sq ft, which suits a weekend outing more than a daily grocery run. For everyday shopping, no source I opened names a supermarket or market on Soukya Road, so walk the neighbourhood and see what is within reach.

For fresh air, the metro station is named after Kadugodi Tree Park, which Wikipedia calls a notable green space, though I found no size, timings or entry rules.

What does the community inside look like?

The builder lists a senior citizens gazebo, a kids play area, a cricket practice net, a clubhouse with snooker, foosball and table tennis, and a swimming pool. The page offers only 2 BHK and 3 BHK homes, so the building is a family and couple format, not a mix of studios and large penthouses. How the clubhouse is staffed and who pays for it are questions for the maintenance agreement.

Which jobs and infrastructure projects will affect Sky Fields, and how far along are they?

Jobs are already in place around Whitefield, while most of the big transport projects that touch this stretch are still planned, delayed or under construction, so today's daily life depends on what exists now. The International Tech Park, known as ITPL, began as a joint venture in 1994, according to Wikipedia. It lists 10 buildings and more than 40 organisations, with a Singapore consortium and the Tata Group holding 47% each and KIADB 6%, and CapitaLand as manager. The builder says the tech park is about 10 minutes away, which is a builder claim and not a measured drive.

Other employment clusters sit on the same rail line. Wikipedia says the Kadugodi Tree Park station serves Kadugodi's IT companies, naming Goldman Sachs and HP Enterprise, and the Sri Sathya Sai Hospital station sits in the KIADB Export Promotion Industrial Area near Makino India and Gopalan Global Axis. Tenant lists change, so confirm current employers before assuming a short commute for your own office.

What is happening to the roads and rail?

Nothing I found says Soukya Road itself is being rebuilt. The 19 August 2026 Deccan Herald report says safety measures were promised, and that delays persist. On suburban rail, Wikipedia says the Parijaata line from Kengeri to Whitefield, with 14 stations and 35.52 km, has approved status but is not yet under construction. The Mallige line's opening is pushed to 2029 and the Kanaka line's to 2030, and Kanaka does not pass through Whitefield. A marketing page from a developer of a Varthur project quotes a 2028 target for suburban rail, which conflicts with those dates, so I would trust neither figure for planning.

The Peripheral Ring Road, now called the Bengaluru Business Corridor, has a first phase of 19.8 km between Tumakuru Road and Ballari Road at a cost of ₹3,348 crore, according to ETV Bharat on 31 March 2026, with a 36 month construction period from award. A farmers' body asked BDA on 13 April 2026 to recall the tenders, citing incomplete land acquisition and pending court cases. That phase is nowhere near Soukya Road. The Blue Line between Silk Board and KR Puram, reported by Swarajya on 16 August 2026 citing the Times of India, has slipped towards 2027. Perfect Neighbourhood advises treating proposed works as potential upside rather than something to pay a premium for now, which is a sensible way to read this list.

What do sources say about prices around Sky Fields, and how can you test the quoted rate?

Published sources show Soukya Road listings priced well above the builder's ₹7,700 per sq ft, but those figures mix projects of different kinds and dates, so they are a reference and not a verdict. Square Yards, on a page titled for 2026 that shows no exact date, gives an average of ₹11,850 per sq ft for apartments on Soukya Road, with listings from ₹75.5 lakh to ₹4.91 crore. Homebazaar, with project updates dated between 19 May and 13 July 2026, shows a starting rate of ₹12.52k per sq ft across three listings that include villas. Villas and larger plots push an average upward.

A closer comparison is another apartment project on the same road that Homebazaar's 2 BHK page shows at ₹86 lakh to ₹93 lakh for flats of 914 to 994 sq ft, under construction. Sky Fields lists a 2 BHK of 1,201 to 1,207 sq ft from ₹92.47 lakh. If those listings use comparable area definitions, which the page does not confirm, the Sky Fields entry price buys roughly 207 to 293 sq ft more at a similar rupee figure.

What does the base rate work out to?

The table multiplies the builder's stated rate of ₹7,700 per sq ft by the stated areas. This is my arithmetic on the base rate, before GST, registration, parking, deposits and any floor rise charge.

The builder's "₹1.06 crore onwards" looks like a rounded-down version of the first 3 BHK line, so ask for the exact quote.

How do you check comparable prices yourself?

First, look up the guidance value for the survey area with the Karnataka registration department, and remember it sets a floor for registration, not a market price. Second, ask the builder for the last three registered sale deeds in this project and compare the declared value per sq ft. Third, gather at least three current listings for flats of similar size and age on Soukya Road and Whitefield Main Road, and record the date of each. Do not accept an average from a portal without knowing which projects sit inside it.

What does DS MAX Sky Fields cost in total? A worked example on the builder's starting prices

The builder's page lists 2 BHK from ₹92.47 lakh onwards; 3 BHK from ₹1.06 crore onwards. It does not say whether those figures include GST, parking, club charges or the maintenance deposit, so the table below treats each figure as the base price and adds the statutory items on top. All rates are for illustration. Ask for the written cost sheet and check every line against it, because if the builder's figure already includes GST you should not add it a second time.

  • GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
  • Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
  • Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.

Now the loan. Suppose you borrow 80% of the 2 BHK base price of ₹92.47 lakh, which is ₹73.98 lakh, over 20 years at an illustrative 8.5% a year. The EMI works out to about ₹64,198 a month, and you would repay about ₹1.54 crore in total, of which about ₹80.10 lakh is interest. At 9.5% the EMI rises to about ₹68,955, and at 7.5% it falls to about ₹59,595. The 8.5% figure is not a quote: lenders publish their own rates, and one aggregator's July to August 2026 listing of a large public-sector bank showed a wide band for its home loan schemes, so use your sanction letter, not this page.

The cash outlay on that example is the 20% margin of ₹18.49 lakh plus about ₹11.65 lakh of GST, stamp duty, registration fee and cess, so roughly ₹30.15 lakh before parking, deposits and interiors. If your budget stops at the base price, you are short by more than a tenth.

Two more rules affect the paperwork. If the value is ₹50 lakh or more, the buyer deducts 1% TDS from each payment to the seller and pays it through Form 26QB (Income Tax Department). Interest on a home loan for a self-occupied home is deductible up to ₹2 lakh a year under section 24(b) in the old tax regime only, per the Income Tax Department's e-filing guidance; the new regime does not allow it. Speak to a chartered accountant, since none of this has been reviewed by a named legal or financial reviewer.

  1. Search by the exact registration number. If nothing appears, search by the project name and by the promoter's name, since portals sometimes list a project under its legal name rather than its brand name.
  2. Compare the project name and address on the record with what the builder shows for DS MAX Sky Fields. A different name or location is a reason to ask questions before paying.
  3. Compare the promoter named on the record with the company on your booking form and agreement. The legal entity that signs with you should be the registered promoter.
  4. Note the registration date and the validity or completion date. Ask the sales team which completion date they will put in the agreement, and compare it with the portal.

The builder's page gives the structure as G+14 floors and lists covered car parking but no basements, so ask where cars will actually sit.

  • Count the towers or blocks and the lifts in each, then ask how many flats share each lift lobby. Note whether a service lift exists.
  • Ask how many covered parking slots each 2 BHK and 3 BHK gets, whether slots are numbered and whether visitor parking is separate.
  • Ask which of the two 2 BHK plans, 1,201 sq ft or 1,207 sq ft, is on which floors, and walk the sample or shell to measure bedroom width, kitchen width and balcony depth.
  • At the top floors, ask about water pressure and the overhead tank arrangement, since the builder lists a sewage treatment plant and you should know where treated water goes.
  • Stand at the sewage treatment plant location and note how far it is from the nearest tower windows and from the senior citizens gazebo.
  • Look at where the cricket practice net is placed relative to ground-floor windows and the kids play area, and ask about its hours.
  • Check the pool depth, deck area, changing rooms and how the sauna and steam rooms are managed and paid for.
  • Ask where the 24/7 security gate sits and how the approach from Soukya Road is lit at night.

Take a tape, a torch and photos, and ask for the sanctioned plan so you can match what you see against it. Ask the sales team to show the exact floor and direction of the flat you are considering, because on a G+14 block the view, the morning sun and the noise from Soukya Road change a lot between the lower and upper floors. Finally, ask whether the amenities will be complete and usable at handover or opened in stages, and get the answer in writing.

Who should think twice before buying at Sky Fields?

Buyers who need a short walk to a metro station, a quick move-in or a low monthly outgo should think twice, because the builder's page leaves those three points open. It also gives no possession date, so anyone paying rent and EMI together needs a written completion date backed by the RERA record before signing.

Price is the second issue. At ₹7,700 per sq ft, Sky Fields is the higher priced of the two DS-MAX projects on this road, and a 3 BHK begins near ₹1.07 crore before charges. If your budget stops at ₹1 crore all in, you will be stretched. The Soukya Road approach is another point: the August 2026 Deccan Herald report describes safety complaints and unfinished fixes. Families with young drivers or school-going children should look at that road at school hours.

Maintenance is the third. The builder lists a pool, sauna and steam rooms, a multi-gym, a clubhouse, a sewage treatment plant and 24/7 security. All of that costs money to run, and the builder's page does not state a maintenance rate. Ask for the monthly figure per sq ft and how it is reviewed.

Renters and resale buyers should also be realistic. I found no source that measures rental demand or resale depth on Soukya Road, so do not count on rental income to cover your EMI. Finally, if you depend on public transport late at night, the 6:35 pm last bus quoted on a developer blog for route 335E suggests you will lean on metro and autos.

The page does not give sizes, timings or locations, so ask for the sanctioned plan and check on the visit that the gazebo and play area sit away from the sewage treatment plant and the cricket net.

Does Sky Fields have a basement?

The builder's page gives the structure as G+14 floors and does not mention a basement, so none is confirmed. It lists covered car parking but not the number of slots or where they sit. Ask the builder how many covered slots each 2 BHK and 3 BHK receives, whether they are numbered, and whether visitor parking is separate, then check the answer against the sanctioned plan.

Which schools does the builder name near Sky Fields?

The builder's project page names Ryan International School and Bangalore International Academy. Other sources name further schools in the area, including Inventure Academy and VIBGYOR High School in a Perfect Neighbourhood article of 23 July 2026, and Bishop Angels School and Whitefield Global School on Square Yards. None of these sources gives a distance from the project gate, so ask each school about bus routes to Soukya Road.

Is there a metro station close to Sky Fields?

The builder lists Kadugodi Tree Park Metro among its landmarks, but gives no distance. The Purple Line stations at Kadugodi Tree Park, Hopefarm Channasandra and Whitefield (Kadugodi) opened to the public on 26 March 2023. Measure the walking or auto distance from the gate to the station you would use, and try it at your normal commute hour before you rely on it.

What is the condition of Soukya Road near Sky Fields?

A Deccan Herald report dated 19 August 2026 describes Soukya Road, about 5 km long, as having frequent accidents, speeding trucks, missing streetlights and missing footpaths near the Thirumalashettihalli railway pass. The authorities promised speed breakers, CCTV, barriers, streetlights and footpaths, but the report says delays persist. It does not state where Sky Fields sits along the road, so drive the approach yourself.
