Understanding Vastu Shastra for Property Buyers
Vastu Shastra is an ancient Indian science of architecture and spatial arrangement that aims to harmonise a dwelling with natural forces. While modern structural engineering ensures safety and compliance, many property buyers in Bangalore and across India consider Vastu principles when choosing a home. East and north-facing properties remain consistently popular in the resale market, often commanding a premium.
How This Score Works
This tool evaluates 10 key Vastu parameters, each weighted by importance. The main entrance direction carries the highest weight (20 points), followed by kitchen and master bedroom placement (15 points each). Each answer is scored as ideal, acceptable, or unfavourable. The total gives you a quick indication of how well the property aligns with traditional Vastu principles. A score above 75 is considered good Vastu; above 90 is excellent.

North, east, and northeast are considered the most auspicious directions for the main entrance according to Vastu Shastra. North-facing entrances are associated with wealth and prosperity (ruled by Kubera), while east-facing entrances are linked to good health and spiritual growth (ruled by Indra). South and southwest-facing entrances are generally considered less favourable but can be remedied.
Vastu compliance does influence resale value and buyer interest in the Indian property market. Many buyers in Bangalore actively seek Vastu-compliant homes and are willing to pay a 5–10% premium for them. East and north-facing properties typically attract more inquiries. However, location, connectivity, builder reputation, and price remain the primary factors in property valuation.
The southeast corner is the ideal Vastu position for the kitchen, as this direction is governed by Agni (fire element). The cook should face east while cooking. If the southeast is not possible, the northwest is the second-best option. Avoid placing the kitchen in the northeast corner, directly opposite the main door, or in the centre of the house.
A west-facing house is not inherently bad in Vastu. While east and north are traditionally preferred, a west-facing property can be perfectly fine if the internal layout follows Vastu principles — proper placement of the kitchen in the southeast, master bedroom in the southwest, and water elements in the northeast. Many successful homes in Bangalore are west-facing with good Vastu interiors.
For apartments, focus on: main door direction (north, east, or northeast preferred), kitchen in the southeast corner, master bedroom in the southwest, toilets not adjacent to the kitchen or pooja room, pooja room in the northeast, and the living room in the north or east portion. The overall plot direction matters less for apartments than the flat's internal layout.
