How BBMP Calculates Property Tax
BBMP (Bruhat Bengaluru Mahanagara Palike) uses the Unit Area Value (UAV) system to calculate annual property tax. The formula is: Built-up Area (sq ft) × UAV rate (per sq ft per month, based on zone) × 10 months × Usage Factor × Occupancy Factor × Age Depreciation Factor. A 24% cess (covering health cess, library cess, and water/drainage cess) is added on top of the base tax. The result is your total annual property tax, payable by April 30 each year for a 5% early-payment rebate.
The UAV rate depends on which of the 6 zones your property falls in. Zone A (premium central areas) has the highest rate at &rupee;5.40 per sq ft per month, while Zone F (peripheral areas) has the lowest at &rupee;1.80. This means a 1,200 sq ft apartment in Zone A pays roughly three times the tax of the same-sized apartment in Zone F. How to Pay BBMP Property Tax Online
BBMP property tax can be paid online through the BBMP SAS (Self-Assessment Scheme) portal. You will need your Property ID (PID) or Khata number. The portal accepts payment via net banking, credit/debit card, and UPI. Keep the payment receipt as proof — you will need it when selling the property or taking a loan against it.
