Compare Properties Side by Side
Add up to 3 properties and compare them on price, area, cost per sqft, and total acquisition cost including stamp duty.
How to Compare Properties Effectively
Comparing properties on price alone is misleading. A flat priced at ₹80 lakh with 1,200 sqft carpet area works out to ₹6,667/sqft, while another at ₹75 lakh with 950 sqft carpet area is actually ₹7,895/sqft — 18% more expensive per unit of usable space. This tool helps you see beyond the headline price by calculating total acquisition cost including stamp duty, registration, and per-sqft rates for every property you are considering.
Beyond the numbers, consider the locality, connectivity to your workplace, upcoming infrastructure (metro, ring road), builder track record, and possession timeline. For under-construction properties, check the RERA registration status and verify the builder's completion history on previous projects. Use our EMI Calculator to test loan scenarios for each property and our Affordability Calculator to confirm the purchase fits within your budget.
Frequently Asked Questions
Compare price per square foot, total cost including stamp duty and registration, carpet area vs super built-up area, floor and facing, amenities, proximity to workplace and schools, RERA registration status, builder reputation, and expected completion date for under-construction properties.
As of 2026, Bangalore property rates range from ₹4,000–6,000/sqft in peripheral areas like Yelahanka and Sarjapur, ₹6,000–9,000/sqft in mid-market areas like Whitefield and Electronic City, and ₹9,000–18,000/sqft in prime locations like Indiranagar, Koramangala and central Bangalore.
Always compare carpet area (actual usable space inside walls). RERA mandates that prices be quoted on carpet area. Super built-up area includes common areas and can inflate the area by 25–40%. Two apartments with the same super built-up area can have very different carpet areas depending on the loading factor.
Under-construction properties are 15–25% cheaper but carry completion risk and require GST payment (5%). Ready-to-move properties cost more but have no GST, no waiting period, and you can verify the actual product. Factor in the rent you pay while waiting for an under-construction flat when comparing total costs.
Loading factor is the percentage added to carpet area to arrive at super built-up area. It includes lifts, staircases, lobbies and common amenities. A 30% loading factor means for every 1,000 sqft carpet area you pay for 1,300 sqft. When comparing properties, a lower loading factor means more usable space for the same quoted area.
