Why Land Area Units Vary Across India
India uses different land measurement units in different regions, a legacy of historical revenue systems. In Karnataka and Maharashtra, guntha is the standard for agricultural land and large residential plots. Tamil Nadu and parts of Karnataka use ground for urban plots. Kerala and southern Karnataka prefer cent (100 cents = 1 acre). North India uses bigha, though the actual size of a bigha varies significantly by state — in Rajasthan it is 27,225 sq ft, while in Assam it is only 14,400 sq ft. For RERA filings and government records, square metres is the standard.
