Beyond the standard title and khata checks, a building like this needs its own diligence sequence: confirm the sanctioned building plan matches what has actually been built — eight units across stilt plus four floors plus terrace is a substantial construction, and any deviation from the sanctioned plan can create real problems with loans and future sales. Ask specifically about the "lift provision" mentioned by the seller: provision means space and structural allowance for a lift, not an installed, working lift. If elevator access matters to your tenant pool, particularly for upper-floor units, budget and plan separately for actual installation.

Ask how utilities are metered across the eight units — individually metered electricity and water avoid the most common source of dispute in multi-tenant buildings. Confirm the security or servant room mentioned is legally part of the sanctioned plan rather than an unauthorised addition, and get the last several years of BBMP property tax receipts to confirm no arrears exist across the combined property.
