Jigani lies south of Bommasandra, and the builder places Sky Stanza near APC Circle. How does Sky Stanza connect to Hosur Road, the metro and the rest of Bengaluru?

Sky Stanza reaches the city mainly through Hosur Road and the Yellow Line metro terminus at Bommasandra, and the final stretch from Jigani to either one is by road. The builder lists Bommasandra Metro Station and NICE Road as its transport landmarks but gives no distances, so the numbers below come from outside sources and should be treated as rough.

The Yellow Line runs 19.15 km between Rashtreeya Vidyalaya Road and Delta Electronics Bommasandra, with 16 stations, all on a viaduct. It opened to passengers on 11 August 2025 after inauguration on 10 August. Early reports gave an end-to-end running time of about 32 to 35 minutes. Frequency has improved since launch: a Deccan Herald report dated 2 June 2026 says trains run every 7 minutes at peak and every 10 minutes off-peak from 3 June 2026, with ten trains in service. An earlier Deccan Herald report from March 2026 had spoken of a 5 minute peak headway, so the 7 minute figure is the one to rely on until BMRCL says otherwise. The terminus offers two-wheeler parking only, per its Wikipedia entry.

The Yellow Line meets the Green Line at Rashtreeya Vidyalaya Road. Two more interchanges are planned: the Pink Line at Jayadeva Hospital and the Blue Line at Central Silk Board. Both are still under construction, with projected openings from mid-October 2026 (Pink, southern section) and December 2026 (Blue, first phase) on Wikipedia's Namma Metro page. Treat those as projections.

How far is Jigani from the terminus? Square Yards, using data it dates to February 2026, gives 9.1 km from Jigani to Bommasandra, 12.4 km to Electronic City, 11.6 km to Anekal, 12.0 km to Chandapura and 8.6 km to Bannerghatta. Our own earlier locality guide quoted a much shorter figure for the metro station. The two sources are probably measuring from different points in a large hobli, so measure from the Sky Stanza gate on a map before you trust either.

Hosur Road is part of the national highway from Bengaluru to Hosur, about 32 km in length. A 10 km flyover expressway from Bommanahalli, just after the Central Silk Board flyover, to Electronic City has been open since 22 January 2010. NICE Road is the peripheral road that runs from Electronic City round to Tumkur Road, with access points at Bannerghatta Road, Kanakapura Road, Mysore Road and Magadi Road. The source we read does not list Hosur Road as an access point, so ask the builder which junction they mean when they cite NICE Road.

Heelalige railway station on the Bengaluru to Hosur line serves Chandapura and Electronic City. Wikipedia says it will be the southern terminal of the suburban Kanaka line, under construction, with a 2026 target that we could not confirm from a railway source.

The airport is at Devanahalli, about 35 km north of the city centre. Wikipedia mentions a 52 km stretch between Electronic City and the airport in the context of a proposed air-taxi service. Jigani is further south still, so time the drive at your own travel hour. The Blue Line is meant to reach the airport eventually, but it is not open.

What is daily life like around Jigani: hospitals, schools and shopping?

The area is best served for healthcare, reasonably served for schools and colleges, and thinner on organised shopping, going by what we could confirm from named sources.

Start with hospitals. Mazumdar Shaw Medical Center sits at 258/A, Bommasandra Industrial Area, Hosur Road. Its Narayana Health page describes 400+ advanced care beds, 30+ specialties, a 24/7 emergency service and facilities such as robotic surgery. It is a tertiary hospital, the kind you would want within reach for a cardiac or cancer emergency in the family. Athreya Hospital, the second name on the builder's list, gives its address on its own website as Anekal Main Road, Chandapura, and describes a 100-bed hospital established in 2007 with departments including neonatology, paediatrics, maternity and orthopaedics. So it is a hospital for maternity and children's care rather than a tertiary centre. Square Yards also names YK Hospital and Suhas General and Charitable Hospital as close to the locality, at 0.5 km and 0.8 km, though those distances are measured from its own locality point, not from this project.

Schools next. The builder names New Baldwin International School, and its page also lists Achiever's Academy, IZee Business School and Alliance University. The New Baldwin group's contact page shows campuses at Anekal town, Chandapura, Attibele and a residential campus near Vanakanahalli, and none in Jigani or Bommasandra. The builder does not say which campus it means, so confirm the branch and its bus route before counting it as a neighbour. Square Yards lists Treamis World School, Krupanidhi Christ Convent and High School, Edify School and Sarala Birla Academy among schools in the wider locality. We have not checked their boards, fees or admission rules.

For higher education, Alliance University's main campus is on Chandapura to Anekal Main Road, on a campus that Wikipedia puts at 55 acres. It received university status under a Karnataka Act in 2010. Wikipedia also reports its 2025 NIRF ranks of 20th in law and 71st in management. Treat that as a summary and check the NIRF site if the ranking matters to you.

Shopping is the weak spot in our research. The builder lists Texs Mall and Reliance Trends. We could not confirm the location of either from a source we opened, so we have left out any claim about how far they are. Square Yards names Neo Mall, MAx Phase 1 and SBR Lucky Mall for the locality. Electronic City, with about 200 IT and services campuses on roughly 800 acres, is the larger commercial centre and the likelier place for a big weekly shop.

For open space, Wikipedia lists Jigani Lake, Hennagara Lake, Haragadde Lake and Konasandra Lake in the hobli. Lakes here can be pleasant, but they are also places where you should ask about the drainage of your own plot in heavy rain.

Which jobs and infrastructure projects will affect Jigani, and what is their status?

The jobs are already there, in Jigani's own industrial area and in Bommasandra and Electronic City; the big infrastructure promises are mostly still on paper. Keep those two facts apart when you weigh a price.

On jobs, Wikipedia describes a well-established Jigani industrial area with companies including HCL, OTIS, APC and Toyota, and lists Attibele, Bommasandra, Chandapura, Electronic City and Sarjapura as neighbouring industrial zones in Anekal taluk. The builder names the HCL Technologies campus and Biocon Park. Wikipedia's Biocon entry says Biocon Park was inaugurated in 2006 and called India's largest biotech hub, but the page we read does not say where it stands, so we cannot give a distance. Electronic City lists Infosys, Wipro, TCS, HCL, Tech Mahindra and Biocon among its occupiers.

Metro extension first. In August 2025 Swarajya reported that the Deputy Chief Minister, D K Shivakumar, said the metro would have to travel another 11 to 12 km to link Jigani, and that a Hyderabad-based firm had been asked to prepare a detailed project report. That is a statement of intent. A later plan, reported in mid August 2026, covers about 10.5 km south from Bommasandra to Attibele with nine stations, starting at Narayana Institute of Cardiac Sciences and running through Chandapura Circle. Jigani is not on that station list. The two August 2026 reports we read also disagree on status: TalkingLands says the state has approved a DPR, while Metro Rail News says BMRCL is expected to invite tenders to prepare one. Both say construction has not begun. A separate 23 km Hosur to Bommasandra proposal from Tamil Nadu faces problems over traction systems and land, according to Metro Rail News.

The Peripheral Ring Road, now branded the Bengaluru Business Corridor, is meant to link Tumkur Road to Hosur Road. Sources differ on its size. Sobha's guide, updated on 4 September 2026, says about 68 km, an estimated cost of ₹27,000 crore, completion targeted for 2029 to 2030, preparatory work on the first 21 km package and tenders for later packages scheduled between August and October 2026. TalkingLands, on 27 May 2026, says 73 km and points to about 2,560 acres of land still to be acquired and farmer protests over the offer of transfer of development rights. Wikipedia describes the first part as under development. Both blogs are commercial, so read them as indications and not official notices. Even on the most optimistic reading, this is a project for the end of this decade.

Two other items are worth noting with care. Swarajya mentions a planned 90,000-seat stadium near Attibele by the Karnataka Housing Board. Wikipedia's Jigani page mentions a planned second campus of IIM Bangalore in the area, but we found no official source on its status. Treat both as unconfirmed.

What do sources say about prices and demand around Jigani?

Published averages put Jigani apartments at roughly ₹4,400 to ₹6,750 per sq ft, which means the builder's ₹5,500 per sq ft sits in the middle of the band rather than at either end.

Square Yards, in a locality page whose data it dates to February 2026, gives an average of ₹5,650 per sq ft for apartments, a range of ₹4,400 to ₹6,750 per sq ft, an average rent of ₹19 per sq ft and a rental yield of 4.04% a year. NoBroker, on a page showing September 2026, gives ₹4,812 per sq ft as the average across its verified owner listings. The gap between the two is about ₹840 per sq ft, and it comes down to what is being counted: NoBroker's listings are largely owner-direct, resale, and Square Yards mixes new launches with older stock. Against those figures, ₹5,500 is 2.7% below the Square Yards average and about 14% above the NoBroker one.

Supply is a point to check. NoBroker's page shows 161 or more listings, of which 145 or more are marked ready to move and 16 or more are under construction, with 2 BHK the largest group at 70 or more. A buyer of an under-construction flat is competing with a lot of finished stock for the same household. That can work in your favour on negotiation and against you on resale timing.

The builder's arithmetic is simple, which helps. At ₹5,500 per sq ft, 1,169 sq ft comes to ₹64.29 lakh and 1,482 sq ft to ₹81.51 lakh, the two starting prices. So the quoted figures are the base rate multiplied by super built-up area, not a floor-wise price. Floor rise, parking, club membership, GST and registration are extra, and the existing sections of this page cover those costs.

We did not find a reliable published source for price growth in Jigani over a defined period, or for recent sale registrations in this project, so we are not quoting growth rates. To check comparable prices yourself, do three things. First, look up the government guidance value for the survey number on the state's Kaveri online services, which we could not open during this review. Second, list five to eight flats of similar size in the same micro-market on two or more portals and compare the price per sq ft against carpet area, not the headline. Third, ask the builder for recent registered sale deeds in the project and check the declared value against the quote. If the builder cannot show any, that tells you something too.

What does DS MAX Sky Stanza cost in total? A worked example on the builder's starting prices

The builder's page lists 2 BHK from ₹64.29 lakh onwards; 3 BHK from ₹81.51 lakh onwards. It does not say whether those figures include GST, parking, club charges or the maintenance deposit, so the table below treats each figure as the base price and adds the statutory items on top. All rates are for illustration. Ask for the written cost sheet and check every line against it, because if the builder's figure already includes GST you should not add it a second time.

  • GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
  • Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
  • Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.

Now the loan. Suppose you borrow 80% of the 2 BHK base price of ₹64.29 lakh, which is ₹51.43 lakh, over 20 years at an illustrative 8.5% a year. The EMI works out to about ₹44,634 a month, and you would repay about ₹1.07 crore in total, of which about ₹55.69 lakh is interest. At 9.5% the EMI rises to about ₹47,941, and at 7.5% it falls to about ₹41,433. The 8.5% figure is not a quote: lenders publish their own rates, and one aggregator's July to August 2026 listing of a large public-sector bank showed a wide band for its home loan schemes, so use your sanction letter, not this page.

The cash outlay on that example is the 20% margin of ₹12.86 lakh plus about ₹8.10 lakh of GST, stamp duty, registration fee and cess, so roughly ₹20.96 lakh before parking, deposits and interiors. If your budget stops at the base price, you are short by more than a tenth.

Two more rules affect the paperwork. If the value is ₹50 lakh or more, the buyer deducts 1% TDS from each payment to the seller and pays it through Form 26QB (Income Tax Department). Interest on a home loan for a self-occupied home is deductible up to ₹2 lakh a year under section 24(b) in the old tax regime only, per the Income Tax Department's e-filing guidance; the new regime does not allow it. Speak to a chartered accountant, since none of this has been reviewed by a named legal or financial reviewer.

How can you confirm DS MAX Sky Stanza is registered, step by step?

Begin with the number on the builder's page, PRM/KA/RERA/1251/308/PR/281125/008287. Go to rera.karnataka.gov.in by typing it into the address bar, then look the project up by number, by project name or by promoter name.

  1. Search by the exact registration number. If nothing appears, search by the project name and by the promoter's name, since portals sometimes list a project under its legal name rather than its brand name.
  2. Compare the project name and address on the record with what the builder shows for DS MAX Sky Stanza. A different name or location is a reason to ask questions before paying.
  3. Compare the promoter named on the record with the company on your booking form and agreement. The legal entity that signs with you should be the registered promoter.
  4. Note the registration date and the validity or completion date. Ask the sales team which completion date they will put in the agreement, and compare it with the portal.
  5. Look for quarterly progress updates, any extension notice, and any complaint or order against the project. An empty progress history on an old registration is worth asking about.
  6. Save a dated PDF or screenshot of the page and keep it with your booking papers.

The portal did not let our tools open the record for DS MAX Sky Stanza, so this page cannot confirm the registration. The number above is the builder's. Portal screens change over time; if yours differ, ask for the RERA certificate itself and compare its number and dates.

What should you check and measure when you visit the Sky Stanza site?

Take a tape measure, a printed floor plan and a list of questions, because this is a G+14 building where the builder has not published the unit count, tower count or possession date.

Begin with the structure. The builder lists an RCC framed structure with concrete block masonry. Ask which tower and floor your flat is on, how many flats share each lift lobby and how many lifts serve them. With 15 levels, a shortage of lifts shows up every morning. Ask for the lift make and capacity in writing.

Measure your own rooms if a sample flat is open, and compare them with the plan. The 2 BHK ranges from 1,169 to 1,260 sq ft and the 3 BHK from 1,482 to 1,644 sq ft. Ask the loading factor for each type, which is the gap between super built-up and carpet area, and get the carpet area in writing.

Check the fittings against the builder's list: vitrified tiles in the living areas and bedrooms, ceramic tiles in the bathrooms and balconies, UPVC windows, hardwood doors, an air conditioner provision in the master bedroom, and branded fittings. Ask for the brand names, because "branded" is not a specification. Look at the UPVC window make and how the frames close, since these are the parts that leak in the first monsoon.

The amenity list is long: a swimming pool, sauna and steam, a multi-gym, a clubhouse, snooker, table tennis, foosball, a cricket practice net, a kids play area and a senior citizens gazebo. Ask for the built-up area of the clubhouse, whether the pool has a filtration plant and a handover date, and which items carry a monthly fee. The sewage treatment plant matters more than the sauna. Ask for its capacity in kilolitres a day against the number of flats, who operates it and what the maintenance budget assumes for it.

Ask about covered parking: how many slots each flat gets, whether they are numbered, and where visitors and second cars go. Then check the road. Drive from the gate to Hosur Road at 8.30 am and 6.30 pm on a working day, and look at the road's width and drainage in front of the site. Finally, ask to see the RERA registration certificate, the sanctioned plan and the registered completion date, and compare them with what the sales team says.

Who should think twice before buying at Sky Stanza?

Buyers who need the flat soon, who depend on the metro or who want easy resale should think hardest, because each of those needs something that Jigani has not yet delivered.

If you need to move within a year, note that the page is silent on possession and the project is described as newly launched. A new launch usually means a wait during which you may pay rent and, if you have drawn a loan in stages, EMI as well. Check the registered completion date and any extension on the RERA portal, which lets promoters apply for extensions and post quarterly updates.

If you plan to commute by metro, be honest about distance. Bommasandra is the terminus, and published figures put it at about 9 km from Jigani, on roads that are congested at peak hours.
