How well does Whitefield connect Sangam Grand to the rest of Bengaluru?

The connection is good on the Purple Line and on the road network around ITPL, but the builder's page gives no distance from the project to any station, so you should measure the last stretch yourself. The metro station the builder names, Whitefield (Kadugodi), is the eastern terminus of the Purple Line, and that matters more than it sounds.

The Purple Line reached Whitefield in two steps. The Krishnarajapura to Whitefield (Kadugodi) stretch opened to the public on 26 March 2023, and the Baiyappanahalli to Krishnarajapura link followed on 9 October 2023, which joined the east to the rest of the line. The full line now runs from Challaghatta to Whitefield, 43.49 km with 37 stations. Going west from the terminus, the stations are Hopefarm Channasandra, Kadugodi Tree Park, Pattandur Agrahara, Sri Sathya Sai Hospital, Nallurhalli, Kundalahalli, Seetharampalya, Hoodi, Garudacharpalya, Singayyanapalya and Krishnarajapura, then Benniganahalli and Baiyappanahalli. One source puts end to end travel at 82 minutes and peak frequency at 5 to 10 minutes.

Because Kadugodi is the terminus, trains start there. That usually means a better chance of a seat in the morning than at a mid-line stop, though the rush at Krishnarajapura and beyond is a separate matter. A short extension beyond the terminus is also in the works. A 2023 report describes 588 metres beyond Whitefield (Kadugodi) to Belatur Colony on the Whitefield to Hoskote Road, with a train reversal facility and no new passenger station. A September 2026 Deccan Herald report says BMRCL has awarded a ₹64 crore contract for a short Purple Line extension beyond Whitefield, after scrapping an earlier award from 2024.

Krishnarajapura is the station to watch. It is planned as an interchange with the Blue Line, the Outer Ring Road corridor toward Silk Board and the airport. The Blue Line is not open, and its dates keep moving (see the infrastructure section below). Until it opens, the Outer Ring Road belt of Marathahalli and Bellandur is reached by road.

By road, Whitefield is served by Whitefield Road via Mahadevapura, by Varthur Road toward Marathahalli, and by State Highway 35. Traffic on these is the daily reality for anyone driving to an office outside the ITPL belt. For rail, Whitefield railway station lies on the Bengaluru to Chennai line, and one source places it about 3 km north of the Whitefield bus stop. Whitefield is also planned as the eastern end of the Parijaata suburban line from Kengeri, which is approved but not under active construction as far as the sources show.

For buses, one developer blog mentions BMTC route 335E from Kadugodi to Majestic at roughly ten minute intervals in peak hours. That is a single non-official source, so check the current BMTC timetable. We could not confirm a bus or road travel time to Kempegowda International Airport from a reliable neutral source, so we give none.

What can you reach daily near Sangam Grand: schools, hospitals, malls and open space?

Whitefield has a dense set of hospitals and several schools and malls, and the builder names five of them; the ones we could verify are described below. The builder gives no distances, so treat each as an area landmark and not a walking distance.

Start with health, since it is the strongest category. Aster Whitefield Hospital lists its address as Survey No. 76, Sadaramangala Industrial Area, opposite ITPL Main Road. Its own page mentions 11 Centres of Excellence, more than 28 specialties and round the clock emergency services. Two older institutions sit on the Purple Line side of Whitefield. Sri Sathya Sai Institute of Higher Medical Sciences was inaugurated on 19 January 2001, and Wikipedia records Vydehi Institute of Medical Sciences and Research Centre as established in 2000, a 1,600 bed multispecialty hospital at EPIP Area, Nallurahalli. The Sri Sathya Sai Hospital metro station is named after the former, and Wikipedia's station entry describes an exit toward the hospital side.

For schooling, the builder names Chrysalis High School. According to Wikipedia, Chrysalis High, founded in 2010, runs a CBSE campus on Whitefield Kadugodi Road, listed as Nursery to Grade XII, and an ICSE campus called Chrysalis High Marq in Kadugodi, listed as Nursery to Grade X. Confirm which campus and board suits your child and whether admissions are open, because we did not check either. We did not verify other schools individually, so we name none.

Shopping is split between two clusters. Around ITPL, Wikipedia lists Ascendas Park Square Mall and, elsewhere in Whitefield, Nexus Whitefield, VR Bengaluru and Phoenix Market City. The builder names Prestige Forum Mall. A promotional listing places a Prestige Forum Mall on State Highway 35 at Seegehalli, Krishnarajapuram, but that source is marketing material, so confirm the location and whether it matches what the builder means. The Prestige Shantiniketan township on Whitefield Main Road has its own mall, described in Wikipedia as Forum Shantiniketan.

For open space, the nearest named public green is Kadugodi Tree Park, after which a Purple Line station is named. Pattandur Agrahara Lake is a second named water body, and Wikipedia notes rejuvenation petitions around it. Whether either is walkable from your flat depends on the exact plot, which the builder's page does not state as an address.

Kadugodi itself is old. Wikipedia records a 1030 AD inscription from the rule of Rajendra Chola I at the Kashi Vishveshwar Swamy Temple, and the Brindavan ashram of Sri Sathya Sai Baba dates from 1960. That history explains why the area has more temples and institutions than a purely IT-led suburb would.

Which jobs and infrastructure projects affect Sangam Grand, and what is their status?

The employment base is already in place and operational, while most of the new transport projects around it are still under construction or planned, so the honest position is that the daily commute today depends on the Purple Line and roads, not on projects still to come.

On jobs, the International Tech Park Bangalore in Whitefield began as an India and Singapore joint venture in January 1994, with active operations from 1996 and a rebrand to International Tech Park, Bangalore in 2013. Wikipedia lists tenants including IPsoft, General Motors, Societe Generale, Mu Sigma, Xerox, Conduent and AT&T. Whitefield also hosts a Mercedes-Benz research centre and the CONCOR inland container depot. Near Kadugodi Tree Park station, Wikipedia mentions Goldman Sachs and HP Enterprise. Pattandur Agrahara station connects to ITPB and Park Square Mall through the ITPB Metro Skywalk, which Wikipedia says opened in January 2026.

The Blue Line is the largest pending change. Sources disagree on timing. Swarajya reported on 16 August 2026, quoting a senior BMRCL official via the Times of India, that commercial operations in 2026 are not feasible and the deadline will move to 2027, with trial runs still targeted for October 2026 between KR Pura and HSR Layout. NewsFirst Prime, on 23 August 2026, reported a three phase plan: Central Silk Board to KR Pura by mid 2027, Hebbal to the airport by September 2027, and KR Pura to Hebbal between December 2027 and March 2028. Wikipedia's Namma Metro page lists March 2027 for Silk Board to Krishnarajapura. We treat the Blue Line as under construction, and the 2027 to 2028 window as the range reported.

The Whitefield end of the Purple Line is also being lengthened only slightly, as noted above, and a KR Puram to Hoskote metro extension of about 15 km was described on 14 April 2026 by BookNewProperty as at feasibility study stage, not approved for construction. Do not price it in.

The Peripheral Ring Road, now called the Bengaluru Business Corridor, is described differently by different sources. A Sobha blog dated 12 August 2026 says preparatory work has begun on Package 1, with the other three packages in tendering, a length of about 68 km, a cost of ₹27,000 crore and completion expected in 2029 to 30. Wikipedia describes a 73 km first stretch and says land acquisition had made minimal progress as of 2023. Both agree the project is not complete. Neither gives a Whitefield specific completion date.

The Parijaata suburban line, Kengeri to Whitefield, is 35.52 km with 14 stations and was approved in October 2020. Wikipedia gives June 2029 as the planned opening, while The Metro Rail Guy, updating in June 2025, lists it as approved and not under active construction.

What do sources say about prices around Sangam Grand?

Published Whitefield averages sit well above the builder's ₹8,000 per sq ft, but those averages blend expensive belts with cheaper edges, so they cannot tell you whether this particular flat is fairly priced.

Square Yards, on its Whitefield rates page, gave an asking price of ₹14,500 per sq ft for June 2026, based on listings, and a government registration rate of ₹11,500 per sq ft. It showed quarterly asking rates of ₹13,450 in September 2025, ₹14,150 in December 2025, ₹14,650 in March 2026 and ₹14,500 in June 2026. The same page gave locality figures of ₹19,000 for the Outer Ring Road, ₹16,850 for Brookefield, ₹16,000 for Hoodi, ₹9,950 for Kundalahalli and ₹7,400 for Belathur. A search listing for the same site showed a slightly different headline figure and month, so read these as indicative and not exact.

NoBroker's Whitefield rates article, dated 24 May 2026, gave an overall range of ₹11,000 to ₹14,200 per sq ft and a wider range of ₹7,200 to ₹16,300 for Kadugodi. Both are broker or portal figures built from asking prices, and neither is a registry record.

Read against those, the builder's ₹8,000 per sq ft sits toward the lower end of the published Kadugodi band and far below the area wide average. There are innocent reasons for that gap, such as a smaller G+4 building, a shorter amenity list and a location away from the ITPL core. You should still ask which of those explains the price, and whether the ₹79.60 lakh starting figure applies to the floor and facing you want.

To check comparable prices yourself, do four things. First, look up the sub-registrar guidance value for the survey number or the nearest listed locality, which the Kaveri portal serves. Second, collect asking prices for at least five resale flats in G+4 or similar low rise buildings within the same pin code and compare per sq ft on carpet area, not super built-up area. Third, ask the builder or a sales agent for the last three registered sale deeds in this building, with values, since registered value is what the state records. Fourth, compare rental listings for 2 BHK flats in the same building type to see what rent you could expect against the price you pay.

We give no forecast. NoBroker and other pages publish appreciation projections, but they are opinions and we could not tie them to a primary source.

What does DS MAX Sangam Grand cost in total? A worked example on the builder's starting prices

The builder's page lists 2 BHK from ₹79.60 lakh onwards. It does not say whether those figures include GST, parking, club charges or the maintenance deposit, so the table below treats each figure as the base price and adds the statutory items on top. All rates are for illustration. Ask for the written cost sheet and check every line against it, because if the builder's figure already includes GST you should not add it a second time.

  • GST: the 5% rate without input tax credit for residential flats outside the affordable category comes from the GST Council's 34th meeting (PIB release, March 2019). A flat sold after the completion certificate is reported to carry no GST, so a ready flat changes the sum.
  • Stamp duty: Karnataka charges 5% on homes above ₹45 lakh, on the higher of the price or the government guidance value, according to Deccan Herald and a Sobha Limited article of August 2026. Sources disagree on the slabs below ₹45 lakh, which does not affect the figures here because every price on this page is above it.
  • Registration fee and cess: Deccan Herald reports the fee at 2% of value for documents registered from 31 August 2025, up from 1%. The cess and surcharge of roughly 0.6% of value is as described by several lenders' guides and varies with the local body. Confirm both with the sub-registrar or on the Kaveri portal before you rely on them.

Now the loan. Suppose you borrow 80% of the 2 BHK base price of ₹79.60 lakh, which is ₹63.68 lakh, over 20 years at an illustrative 8.5% a year. The EMI works out to about ₹55,263 a month, and you would repay about ₹1.33 crore in total, of which about ₹68.95 lakh is interest. At 9.5% the EMI rises to about ₹59,358, and at 7.5% it falls to about ₹51,300. The 8.5% figure is not a quote: lenders publish their own rates, and one aggregator's July to August 2026 listing of a large public-sector bank showed a wide band for its home loan schemes, so use your sanction letter, not this page.

The cash outlay on that example is the 20% margin of ₹15.92 lakh plus about ₹10.03 lakh of GST, stamp duty, registration fee and cess, so roughly ₹25.95 lakh before parking, deposits and interiors. If your budget stops at the base price, you are short by more than a tenth.

Two more rules affect the paperwork. If the value is ₹50 lakh or more, the buyer deducts 1% TDS from each payment to the seller and pays it through Form 26QB (Income Tax Department). Interest on a home loan for a self-occupied home is deductible up to ₹2 lakh a year under section 24(b) in the old tax regime only, per the Income Tax Department's e-filing guidance; the new regime does not allow it. Speak to a chartered accountant, since none of this has been reviewed by a named legal or financial reviewer.

How can you confirm DS MAX Sangam Grand is registered, step by step?

Begin with the number on the builder's page, PRM/KA/RERA/1251/446/PR/190301/002464. Go to rera.karnataka.gov.in by typing it into the address bar, then look the project up by number, by project name or by promoter name.

  1. Search by the exact registration number. If nothing appears, search by the project name and by the promoter's name, since portals sometimes list a project under its legal name rather than its brand name.
  2. Compare the project name and address on the record with what the builder shows for DS MAX Sangam Grand. A different name or location is a reason to ask questions before paying.
  3. Compare the promoter named on the record with the company on your booking form and agreement. The legal entity that signs with you should be the registered promoter.
  4. Note the registration date and the validity or completion date. Ask the sales team which completion date they will put in the agreement, and compare it with the portal.
  5. Look for quarterly progress updates, any extension notice, and any complaint or order against the project. An empty progress history on an old registration is worth asking about.
  6. Save a dated PDF or screenshot of the page and keep it with your booking papers.

The portal did not let our tools open the record for DS MAX Sangam Grand, so this page cannot confirm the registration. The number above is the builder's. Portal screens change over time; if yours differ, ask for the RERA certificate itself and compare its number and dates.

What should you inspect, measure and ask on a visit to a G+4 building like this one?

Start with the building itself: a G+4 block is short enough that details like lift access, terrace use and staircase widths matter more than tower features, so check these first.

The builder lists an RCC framed structure with concrete block construction, vitrified flooring, modular switches, aluminium windows and oil bound distemper paint. Ask for the written specification sheet that names brands and thicknesses, and compare the model flat against it line by line. Note that the builder's page heading mentions 1, 2 and 3 BHK, but lists only 2 and 3 BHK with sizes, so ask whether any 1 BHK exists.

Measure the 2 BHK. The builder gives a range of 995 to 1,086 sq ft, which is a super built-up figure. Carry a tape and measure the bedrooms, the living room and the balcony depth in the model flat or a completed unit, then ask for the carpet area in writing for the exact flat.

Check the following on site.

  • The lift: the builder's page as we read it does not mention one, so ask whether one is planned or installed, and where the lift and the stairs sit relative to your door.
  • The covered car parking: count slots against flats, measure a slot width, and ask whether parking is allotted, sold separately or first come first served.
  • The sewage treatment plant: ask where it is, who operates it, whether it is running today, and what the monthly power and upkeep cost will do to maintenance charges.
  • The swimming pool and multi gym: ask for pool depth, whether there is a separate children's section, the gym floor area and the operating hours.
  • Water supply: ask for the source, whether Cauvery water or borewell, the sump and overhead tank capacity, and the tanker dependence in summer.
  • Window direction and the height of neighbouring buildings, which decide light and ventilation on the lower floors of a five level block.
  • Terrace access and the water tanks above the top floor, since ground plus four floors leaves little buffer for leaks.
  • CCTV coverage and the 24/7 security desk: ask to see the camera locations and who monitors them.

Finally, ask when the recreation and party hall will be handed to the residents' association, and whether its use will be charged.

Who should think twice before buying at Sangam Grand?

Buyers who need three bedrooms, a short commute by road, or a big amenity set should think twice, because the facts on the page point away from each of those.

Anyone who wants a 3 BHK is out of luck for now, since the builder shows all 3 BHK homes as sold out. Families expecting to grow into more space would have to move again or look at resale.

Commuters who do not work along the Purple Line also face a trade-off. The metro helps most if your office is near Whitefield, Hoodi, Krishnarajapura or a station further west. If you work on the Outer Ring Road, the Blue Line that would serve that trip is under construction with dates reported between 2027 and March 2028, so you would be driving or taking a bus for now. Whitefield Road and Varthur Road are the routes named in the sources, and both carry heavy traffic.

If you want a compact building with a lighter maintenance bill, the amenity list is short, but a pool, a sewage plant and a gym still cost money to run. A small G+4 community spreads that cost across fewer flats than a large tower, so per flat charges can be higher than the brochure suggests. Ask for the projected monthly maintenance figure and what it covers.

Buyers who need a possession date have a problem too. The builder's page gives none, and the RERA number appears to date from 2019, so check the promised completion date and any extension on the Karnataka RERA portal before you commit.

Investors should be careful about rental depth. Portals quote rental yields from about 3.06 percent (Square Yards) to a range of 3.8 to 6 percent (NoBroker), and these differ by method, so treat them as rough.
