Assetz Codename Summit is a 3 BHK apartment project by Assetz Property Group with KVN in the Aerospace and IT Park belt of North Bengaluru, off Hosa Road. The developer's page marks it open for expressions of interest (EOI). We read that page and compared it with portal listings. This page sets out what the developer states, where portals differ and what to check before you pay a token amount.

Codename Summit is a working name. The developer's page also uses Assetz KVN Codename Summit, and portals mention other names. Confirm the registered project name on RERA before you sign anything.

What sizes and price does Summit list?
The developer lists two unit types by super built-up area (SBUA) and by RERA carpet area including balcony. Type 10, the middle unit, is 1,543 sq ft SBUA and 1,084 sq ft carpet with balcony. Type 12, the corner unit, is 1,829 sq ft SBUA and 1,277 sq ft. Portals show slightly lower SBUA figures of 1,518 and 1,788 sq ft.
The developer's project list shows 3 BHK from ₹1.49 crore, and a portal read in October 2026 shows ₹1.5 crore to ₹1.77 crore. On the developer's own figures, ₹1.49 crore for 1,543 sq ft works out to about ₹9,650 per sq ft of SBUA. Neither source is a price sheet, so ask for the all-inclusive figure with GST, parking and deposits, then test your loan on our EMI calculator.
What amenities does Assetz Codename Summit offer?
The developer lists more than 25 amenities, among them a swimming pool with deck, a kids' pool, a yoga room, a steam room, a reflexology space, a gym, an outdoor gym, a jogging track, tennis, badminton, padel, pickleball and futsal courts, box cricket, table tennis, billiards, a multipurpose hall, co-working space, a creche and a pets' park.
How far is Summit from the airport and the city?
Drive times on the developer's page are Bagalur 5 minutes, the KIADB Hardware and Aerospace Park 10, the BCCI Centre of Excellence 10, NH44 Bellary Road 12, Delhi Public School 12, Kempegowda International Airport 14, Cytecare Hospitals 15, Manipal Airport Medical Centre 15, Devanahalli Business Park 18, Phoenix Mall of Asia 20, Manyata Tech Park 24, Yelahanka Junction 25 and Hebbal 25. A portal gives 6.4 km to the airport, which sits oddly with a 14 minute drive, so test the route at peak hours. Where exactly is Assetz Codename Summit, and why does the address matter?
The developer places the project at Gattahalli, off Hosa Road, in the Aerospace and IT Park belt of North Bengaluru, pin code 562149. One portal says Bagalur, Gummanahalli instead. These can be neighbouring villages, but a buyer should not assume so. A survey number is the only reliable address, because it tells you which land record, which village panchayat or local body and which approval authority apply to your flat. Ask Assetz for the survey numbers in writing and match them with the RERA registration.
The developer's drive times place Bagalur at 5 minutes, the KIADB Hardware and Aerospace Park at 10, NH44 at 12 and the airport at 14. If those are right, the site is close to the airport by road. A portal quotes 6.4 km to the airport, which does not sit comfortably with a 14 minute drive. One of the two is measuring a straight line, and only your own drive at peak hours will settle it.
Is there a land title risk near the KIADB aerospace park?
This is the question we would put first for any project in this belt. KIADB, the state industrial areas board, has been trying to acquire land for the expansion of the aerospace and defence park around Devanahalli. The Deccan Herald reported in June 2025 that the state dropped plans for 495 acres of a 1,777 acre acquisition across 13 villages, with 1,282 acres still to be acquired, and later reports in December 2025 said the whole acquisition was denotified, while the industries minister told the Assembly that the park plan continues. A property portal claimed fresh notices for 439 acres, which contradicts the newspaper and which we could not verify.
None of this says anything about the Summit land. It does mean the status of land near the park changes, and a buyer should ask Assetz for the land title chain, the conversion order from agricultural to residential use and a written statement that the land is private land and not land allotted by KIADB. KIADB's own frequently asked questions say vacant allotted land cannot be subleased, and that a building on allotted land may be subleased only with KIADB approval under the lease-cum-sale agreement. We found no source that allows apartments to be sold on industrial plots, so the answer to that question must come from the documents, not from a brochure.
Which transport promises near Summit are firm?
Separate what exists from what is promised. Terminal 2 of Kempegowda International Airport is open, and its second phase is reported for around 2028. NH-44 runs past the area, and the Satellite Town Ring Road has opened in sections, with about 144 of 288 km reported as expected to be operational by November 2026. The Blue Line metro to the airport is under construction, and late August 2026 reports target phased opening from mid-2027 and the full line in March 2028. The suburban rail line from the city station to Devanahalli, called Corridor 1 or the Sampige line, has an approved alignment, but we could not verify an opening date.
A fair reading is that road access is real today, rail and metro are years away and will probably help resale more than daily commuting in the first years. Do not pay a premium for a metro line that has no confirmed opening.

How do you read the Summit sizes?
Assetz lists two types for this 3 BHK only project. Type 10, the middle unit, has 1,543 sq ft super built-up area and 1,084 sq ft RERA carpet area including balcony. Type 12, the corner unit, has 1,829 sq ft and 1,277 sq ft. The carpet area is about 70 percent of the super built-up area in both, so about 30 percent of what you pay for is common area and walls.
The price per square foot you should compare is the one on the carpet area. On the developer's figure of ₹1.49 crore for the middle unit, the rate is about ₹9,650 per sq ft of super built-up area and about ₹13,750 per sq ft of carpet area including balcony. A portal range of ₹1.5 crore to ₹1.77 crore gives a corner unit of about ₹9,680 per sq ft on 1,829 sq ft. Compare any other project on the same basis. A tower that quotes a lower rate on a larger loading can cost more per usable foot.
A note on terms: RERA defines carpet area as the net usable area excluding balconies, so a figure that includes the balcony is a marketing measure, and the agreement should state the RERA carpet area on its own.
What will Summit really cost?
Take the developer's ₹1.49 crore starting price and the portal's ₹1.77 crore upper figure, neither of which is a price sheet. For ₹1.49 crore, an 80 percent loan is ₹1.19 crore, and at an illustrative 8.5 percent over 20 years the EMI is about ₹1.03 lakh a month, or about ₹1.11 lakh at 9.5 percent. The upfront cash is ₹29.8 lakh down, about ₹11.3 lakh in stamp duty and registration at the 7.6 percent that developer calculators quote for a flat above ₹45 lakh, and about ₹7.5 lakh in GST at 5 percent for an under-construction flat, close to ₹49 lakh in all, before parking and deposits.
For ₹1.77 crore the loan is ₹1.416 crore, the EMI is about ₹1.23 lakh at 8.5 percent, and the upfront cash is about ₹35.4 lakh down, ₹13.5 lakh in duty and ₹8.9 lakh in GST, about ₹58 lakh. Interest over 20 years on that loan would be roughly ₹1.53 crore. Stamp duty is charged on the higher of the sale price and the government guidance value, and Karnataka's registration fee is reported at 2 percent since 31 August 2025, so check the Kaveri portal. What does an EOI mean, and how much risk do you take?
Assetz marks Summit open for expressions of interest, not open for registered bookings. An EOI is a request to be considered for a unit at launch, usually with a deposit. No RERA rule that we found makes an EOI deposit refundable, and Section 13 of the Act only says a promoter cannot take more than 10 percent of the price as an advance before a registered agreement for sale. A single Karnataka RERA order in April 2024 ordered a full refund of a one lakh rupee booking fee because buyers had been pressed to pay before reading the terms, but that is one case and not a rule. Ask for the refund terms in writing, and pay only what you can leave unused for months.
Who should consider a 3 BHK here?
A 3 BHK only project suits families, and a family in North Bengaluru will mostly be buying for airport, aviation, aerospace or Hebbal-side jobs. A buyer who commutes to Manyata Tech Park faces 24 minutes on the developer's own figure, in light traffic. An investor will find a single product type easy to rent and to resell, but with 3 towers and a large block of identical 3 BHK units coming to the market together, plan for a slow first resale.
What is the full due-diligence checklist for Summit?
Collect and read each of these.
- The RERA certificate and the project name on it. The developer calls the project Codename Summit and Assetz KVN Codename Summit, and portals mention other names, so the registered name decides.
- The promoter entity and the landowner. The page names Assetz with KVN, so ask which company signs the agreement, which holds the land, and whether a joint development agreement exists.
- The title chain, the encumbrance certificate, the land conversion order and the statement on KIADB land described above.
- The sanctioned plan, the commencement certificate, the environmental clearance and the airport height clearance.
- The RERA escrow account, where 70 percent of customer money must be held under Section 4(2)(l)(D), and how withdrawals are certified.
- The draft agreement, with the carpet area, the delay clause, the parking terms and the maintenance deposit.

What if possession slips?
Portals say July 2030 onwards for Summit, and the developer states no date. Under Section 18, a buyer can ask for a refund with interest or stay and receive interest for every month of delay, at the State Bank of India highest marginal cost of lending rate plus 2 percent under Karnataka's rules as reported by a legal database. A promoter can apply for an extension in the three months before expiry, and the Karnataka RERA portal lists quarterly updates. Read the three most recent ones before paying a stage instalment.
Can you afford Summit on your income, not just on the EMI?
A bank looks at your income, your existing loans and your age before it looks at the flat, so the EMI is only half the test. Take the figures above, which are illustrative and not a sanction. On ₹1.49 crore with an 80 percent loan over 20 years, the EMI is ₹1,03,445 a month at 8.5 percent and ₹1,11,110 at 9.5 percent. One point of interest adds ₹7,665 a month. On the portal's ₹1.77 crore upper figure, the EMI is ₹1,22,884 at 8.5 percent.
Lenders compare your total monthly repayments with your monthly income, but each bank sets its own limit and we could not verify one. As a common planning rule of thumb, and not a lender rule, many buyers keep all their EMIs together at or below about 40 percent of monthly take-home income. On that rule, an EMI of ₹1,03,445 needs about ₹2.6 lakh a month, ₹1,11,110 needs about ₹2.8 lakh and ₹1,22,884 needs about ₹3.1 lakh. That is our arithmetic, and a bank may reach a different answer.
The interest bill is the other number to read. On the ₹1.19 crore loan, 20 years at 8.5 percent costs about ₹1.29 crore in interest, and at 9.5 percent about ₹1.47 crore. Portals report possession from July 2030, and bank loans for flats under construction are usually released in stages as the builder reaches construction milestones, so you may pay rent and part-interest together for years. Renting until handover is a fair alternative. We have no verified rent for a 3 BHK in this belt, so ask three local agents for current quotes and set the rent against the EMI plus the interest you would give up on ₹29.8 lakh of down payment. Do not assume that rent will rise or that the price will.
How does an EOI normally become a booking, and what do you get in writing?
This is general practice in Indian residential launches, not a process Assetz has published, and we found no document from Assetz that describes its own steps. A typical sequence runs from the EOI with a deposit, to unit allotment at launch, to a booking form with a first payment, to a draft agreement, to the registered agreement for sale, then construction-linked instalments and possession.
Ask for a paper trail at each step.
- At the EOI: a receipt showing the amount, the date, the refund conditions, how long the EOI stays valid, and whether it will be adjusted against the booking amount.
- At allotment: the unit number, tower and floor, the RERA carpet area without the balcony, the super built-up area, and a price sheet that lists GST, parking, club membership and deposits as separate lines.
- At booking: the payment schedule tied to construction stages, and a written answer on whether the EOI amount and the booking amount together stay within the 10 percent advance that Section 13 allows before a registered agreement for sale.
- At the agreement: the draft, in time to read it with a lawyer, before you pay anything beyond that limit.
A builder's sales team will often say that a unit is going fast. A written deadline for the agreement is more useful to you than that sentence. If the draft agreement is not ready by the date you were promised, say so in an email and keep a copy.
What does 3 towers and about 676 homes mean for daily life?
It means a dense project. The developer states 3 towers on about 5 acres, and portals state 676 apartments and G+29 floors, which the developer's page does not confirm. If the portal count holds, each tower carries about 225 homes, and on 30 levels that is 7 to 8 homes a floor. Across the plot, 676 homes on about 5 acres is about 135 homes an acre.
The developer also states about 73 percent open space. On 5 acres that is about 3.65 acres, and the towers and roads would sit on the rest. Open space can be counted in different ways, so ask whether the figure covers only ground-level greenery or also podiums and terraces, and read it off the sanctioned plan.
Density shows up in small things. Ask how many lifts each tower has, including a service lift, because about 225 families share them at 8:30 in the morning. Ask where the fire escape stairs and fire-engine access sit for a building of this height, and for the fire clearance. The clubhouse is about 13,500 sq ft, which works out to about 20 sq ft per home, so ask how the pool, the courts and the co-working space will be booked at peak hours. More than 25 amenities sound generous until 676 households use the same padel court on a Sunday.
What should you ask about parking and common-area loading?
Start with the gap between the two areas. Type 10 has 1,543 sq ft of super built-up area and 1,084 sq ft of carpet area including balcony, a difference of 459 sq ft. Type 12 has 1,829 and 1,277, a difference of 552 sq ft. You pay the full price rate on that difference, so ask what it contains: lobbies, staircases, lifts, corridors, and possibly a share of the clubhouse and other amenities.
Parking is the next gap, because we found no parking figure on the developer's page. If the portal count of 676 homes is right, one slot for each home is 676 slots and two slots for each is 1,352. Ask how many slots a 3 BHK gets, whether they are covered, in a basement or in a stilt, whether they are included in the price, and what an extra slot costs. Ask about charging points for electric cars and about visitor parking, which often runs short.
Ask three questions on running costs. First, whether monthly maintenance is charged on super built-up area or carpet area. Second, how large the corpus or sinking fund deposit is. Third, who runs the project until the owners form an association. Under the Karnataka Apartment Ownership Act, 1972, each owner holds an undivided share of the common land. Averaged over 676 homes, 5 acres leaves about 322 sq ft of land for each home, but the real share follows the unit's area, so ask for the share written against your flat in the draft agreement.

What do you check on the Karnataka RERA portal, step by step?
Do this before you pay an EOI, and keep a dated copy of each page. We could not open the portal ourselves when preparing this page, so we cannot describe its menus, which change, and you should look for the items below wherever they sit. Our RERA project lookup can start you off.
- Search the number exactly as the developer prints it, PRM/KA/RERA/1251/472/PR/220726/008831. If nothing comes up, try the project name and the promoter name. If both fail, ask Assetz to explain before you pay.
- Match the registered name and the promoter to the name on your EOI receipt.
- Read the land details and compare the survey numbers with the village the developer names, Gattahalli, and the one a portal names, Gummanahalli.
- Compare the towers, floors and apartment count with the 3 towers, G+29 floors and 676 apartments quoted above. If the count differs, the registered figure wins.
- Compare the carpet areas with Assetz's 1,084 and 1,277 sq ft and check what they include.
- Note the proposed completion date, and look for any extension.
- Open the quarterly updates. A professional blog says they fall due on 15 January, April, July and October. If the project was registered recently, there may be few or none, so ask for the registration date.
- Look for complaints or orders against the promoter.
A registration number printed on a hoarding or a web page proves nothing until you have found the same number on the portal.
Why does this page use stock photos, and how should you treat renders?
The images on this page are stock photos because Assetz's image server blocks automated downloads, and we did not use the developer's pictures without being able to fetch them properly. Every caption says the image is illustrative. None shows the Summit site, its towers or its surroundings, and the metro train and the crane are not tied to any date or progress at Summit. The developer's own renders are on its page.
Treat a render as an artist's impression of what the developer intends to build. It chooses the viewpoint and the weather, shows trees at full height and usually leaves out the neighbouring land and the road. A render cannot tell you the sanctioned plan, the tower spacing or the view from your floor, so use these instead:
- The sanctioned plan and the registered project details on the Karnataka RERA portal.
- A visit to the site with the survey number in hand, to see the plot, the road and what stands around it.
- Dated photographs of construction progress, asked for in writing each time you pay a stage instalment.
- A sample flat, if Assetz builds one, with the finishes list in the agreement checked against what you were shown.
Stock photos give a mood. They give you no evidence about the project, and the same holds for a render.
What should you check before paying for Assetz Codename Summit?
- Search the RERA number above on the Karnataka RERA portal and confirm the project name, promoter and completion date. Portals quote G+29 floors, 676 apartments and July 2030 possession, and the developer's page does not state these.
- Ask whether the EOI amount is refundable and get the terms in writing.
