RERA Karnataka Registration Check for Mangalore Projects

What RERA Registration Actually Requires
Under the Real Estate (Regulation and Development) Act, any residential or commercial project with more than 8 flats, or built on land exceeding 500 square metres, must register with the state's RERA authority before the builder can market, advertise, or accept booking advances for it. This isn't a voluntary quality certification a developer opts into; it's a legal precondition for lawful sales activity. A project genuinely too small to trigger this threshold is the one legitimate exception where a missing RERA number doesn't automatically signal a problem — for everything else, its absence is a serious red flag.
How to Check a Project's RERA Status: Step by Step
Go directly to rera.karnataka.gov.in — the only official Karnataka RERA site, and type the URL yourself rather than clicking a link a broker or developer sends you, given fabricated registration numbers have genuinely been used in fraudulent project advertising. If the site loads in Kannada, use the English option in the top right. Hover over the Services menu, and click Project Status (sometimes listed as Registered Projects) from the dropdown. From there, search using whichever of these you have: the full RERA registration number (fastest and most accurate), the project name, or the builder/developer name and district.
Once you find the project, click through to its full profile page. Check the current status line specifically — it should read "Approved," not "Lapsed" or "Under Watch." This distinction matters more than most buyers realise: a project registered two years ago with an expired or lapsed status is not currently compliant, even though it once was. Scroll to the document section and download the RERA Certificate PDF directly; banks typically require this exact document to process a home loan against the property.
