What is Tata Varnam in Devanahalli?
Tata Varnam is the apartment, townhouse and row house phase of Carnatica, the large township that Tata Housing is building on the Airport Road side of Devanahalli in North Bengaluru. Phase I of Varnam sits on about 19.48 acres inside a township that Tata describes as 135+ acres. It was launched in the market on 15 August 2025, and Tata Housing reported more than Rs 1,000 crore of sales within about 60 days. Possession is expected around 2030 to 2031, and the exact date depends on which phase and which source you read.
This page compares the developer's own pages, Tata Housing's press statements and several listing portals. Where they disagree, it says so instead of picking the number that sounds best. If a figure could not be confirmed, the page says that plainly.
What are the key facts about Tata Varnam at a glance?

Who is the developer, and why does that matter?
The developer is Tata Housing Development Company Limited, the residential arm of Tata Realty and Infrastructure Limited. Tata Housing says it has completed more than 34 projects across Indian cities and the Maldives. The Varnam land is held through One Bangalore Luxury Projects LLP, which reports describe as a partnership between Tata Housing and M S Ramaiah Realty.
A big developer name does not remove the need to check paperwork, but it changes the kind of risk you carry. With a smaller builder, the main worry is whether the project gets finished. With a large corporate group, the questions shift to pricing discipline, how the payment plan is structured, and how firmly the delivery date is written into the agreement. A buyer should ask for the delivery date in the agreement for sale and compare it with the date on the RERA page. If the two differ, ask which one governs and get the answer in writing.
Tata Housing has shown a pattern in this township of selling fast. It reported that the earlier Swaram and Raagam plot phases together brought in over Rs 850 crore within 72 hours of launch. Quick sell-outs tell you demand exists. They do not tell you the price is fair for you, which is why the later sections of this page spend time on your own numbers.
Why is Devanahalli a serious residential location now?
Devanahalli has moved from a farming and airport-edge town to a place where large employers are setting up operations. The airport is the anchor, and the state-led industrial parks and the Foxconn plant add jobs on top. For a family choosing a home, jobs within a reasonable commute are what turn a land bank into a living neighbourhood.
How close is Varnam to Kempegowda International Airport?
Tata Housing's own materials place Varnam about 6.8 km from Kempegowda International Airport. A listing portal says about 11 km and 11 minutes, and a press article says about 15 minutes. These can all be true depending on which gate or terminal you measure to and which road you take. Plan on 15 to 20 minutes off-peak and allow more at rush hour. Airport Road traffic near the toll plaza can be heavy, and I would test the drive at your own commute time before booking.
What is the Aerospace Park and who works nearby?
The KIADB Aerospace Park is an industrial and aerospace zone near Bagalur and Devanahalli. Tata's project page lists it about 9.6 km from Varnam. The same page lists the ITC manufacturing hub about 2.8 km away and Prestige Tech Cloud park about 3 km away. A separate portal puts Prestige Tech Cloud at 4.7 km, so the exact figure is not settled. Foxconn's large Devanahalli campus is also reported to have started iPhone production in 2025, with reported investment in the billions of dollars and tens of thousands of planned jobs. Publications differ on the investment and hiring figures, so I quote none.
Has the property market around the airport already moved?
A Rest of World report, citing Anarock data, said under-construction prices in the Foxconn area rose from about Rs 3,500 per sq ft in 2019 to about Rs 9,500 per sq ft. That is a reported past rise in a different micro-market, not a forecast for Varnam. Listings for Varnam suggest asking rates of roughly Rs 10,000 to Rs 15,000 per sq ft, but those are portal estimates, not a published rate card. For wider context, read our North Bangalore price analysis and our note on investing in Devanahalli.

How is Varnam different from the rest of the Carnatica township?
Carnatica is the whole township. Varnam Phase I is the first apartment, townhouse and row house release inside it. Swaram and Raagam are earlier plotted phases of the same township. They sold residential plots, not apartments, so they are a separate product with a separate buyer.
What is Swaram, and does it affect Varnam buyers?
Swaram was the first phase of Carnatica, announced in 2022. Reports say 157 pre-engineered plots sold out within 36 hours for about Rs 130 crore. Raagam, the next plotted phase, was reported as sold out within a week. If you are buying an apartment at Varnam, Swaram matters in one way only: plot owners will build or sell over time, so the township around you will be a mix of apartments and individual homes. Ask the sales team how the township master plan separates the two, how common roads and utilities are shared, and who maintains them.
What do the four RERA numbers mean for Phase I?
The reported numbers are PRM/KA/RERA/1250/303/PR/110825/007988 (Phase 1A), PRM/KA/RERA/1250/303/PR/110825/007989 (Phase 1B) and PRM/KA/RERA/1250/303/PR/110825/007990 (Phase 1C), each carrying an August 2025 date code. A fourth registration, PRM/KA/RERA/1250/303/PR/311225/008367, carries a December 2025 date code. Portals disagree on whether it covers a Phase 1D or a later phase. Tata's own page lists only the first three. Before you pay anything, check which registration covers the tower or block you are buying. You can search them with our RERA project lookup tool or go to the official portal directly.

What unit sizes and layouts does Tata Varnam offer?
Varnam offers 2 BHK and 3 BHK apartments, larger duplex apartments, duplex townhouses with private lawns, and row houses. Carpet areas on portals run from about 966 sq ft for the smallest 2 BHK to roughly 2,983 sq ft for the largest duplex.
What are the reported carpet areas by home type?
- 2 BHK apartments: about 966, 1,136 and 1,183 sq ft.
- 3 BHK apartments: about 1,177 to 1,492 sq ft across several layouts.
- 3 BHK duplex townhouses: about 1,937 and 2,153 sq ft.
- 4 BHK with study (row house): about 2,615 sq ft.
- 5 BHK duplex apartments: about 2,892 to 2,983 sq ft.
These come from portal listings that agree with each other on most layouts, but I could not read Tata's own floor plan sheets. One portal labels the same numbers as super built-up area instead of carpet area, and another shows a 3 BHK with carpet 1,024 sq ft and super built-up 1,625 sq ft. Always ask for the carpet area, the built-up area and the super built-up area in writing, and match them against the RERA filing. Carpet area is the figure RERA recognises for sale, so use it for your price-per-sq-ft maths.
What does Tata Varnam cost, and why do the prices differ so much?
There is no single confirmed price for Varnam. Tata's own page shows 3 BHK apartments starting at Rs 1.69 Cr, with an asterisk and no explanation on the page I read. Portals show 2 BHK homes from about Rs 1.31 Cr to Rs 1.43 Cr and the top end of the range between Rs 4.2 Cr and Rs 4.83 Cr. Row houses are quoted separately and higher.
What launch price versus current price should I expect?
I could not find a published launch price list, so I cannot tell you how much prices have moved since August 2025. Demand data suggests the launch was well received: Tata reported 377 units sold from 1,090 walk-ins in the first two months. In a sold-through launch, later price revisions are common, but I have no verified figure and will not guess one. Ask the sales team for the current rate card, the date of the last revision, and whether the price you are quoted includes GST, parking and clubhouse charges.
Why do portal prices disagree?
The differences are large enough to matter. One portal shows two different starting prices on the same page, Rs 1.72 Cr and Rs 1.66 Cr. Another shows a 3 BHK of 1,149 sq ft at Rs 1.28 Cr. A third lists an all-inclusive range of Rs 1.76 Cr to Rs 4.83 Cr. Some prices include taxes and some do not, and some are floor-rise or view-based starting rates. The only price that counts is the one in the cost sheet you sign. Ask for the cost sheet in writing and add up base price, floor rise, parking, club membership, infrastructure charges, and taxes.
What amenities does Tata Varnam list?
Tata's page lists a mini theatre, snooker room, yoga room, badminton court, table tennis, gymnasium, pickleball court, net cricket pitch, kids' play area, rock climbing wall and pet park. Portals add a swimming pool with a kids' pool, banquet halls, a cafe, a convenience store, a salon, an amphitheatre and walking trails.
How many amenities are there really?
One portal says 65+ amenities in one place and 30+ in another. I would ignore the count and ask what is in your phase and when it will be ready. Some items on portals are marked as "provision", which usually means space is set aside and a vendor may operate it later. The same portal describes two clubhouses. Ask which clubhouse your tower is closest to, whether there is an extra membership fee, and whether all facilities open at possession or in stages.

How well connected is Tata Varnam?
Varnam is about 6.8 km from the airport by Tata's figure, close to Bellary Road (NH 44), and expected to sit near a station of the Namma Metro airport line. Rail connectivity from the suburban network is a longer-term story.
What road access does the project have?
Tata's page lists Bellary Road about 2.4 km away. The project address is on the Chikkajala to Shettigere road off Airport Road. From the NH 44 corridor you reach Hebbal and the Outer Ring Road side of the city. Travel times on portals for off-peak runs are 45 to 60 minutes to Whitefield, 50 to 70 minutes to MG Road and 75 to 100 minutes to Electronic City. Those are unsourced portal estimates. Peak-hour trips will be slower.
When will the metro arrive?
The Namma Metro Blue Line is a 58.19 km line from Central Silk Board to the airport via KR Pura, Hebbal and Yelahanka, with Phase 2A at 19.75 km and Phase 2B at 38.44 km. A Business Today report from August 2026 put overall construction at 72 percent, with the full line targeted for the end of 2027 and phased openings earlier. The airport line includes a Doddajala station, and the line's train depot is planned at Doddajala, also called Shettigere, with a civil contract awarded at about Rs 182 crore. Older articles quoted openings in late 2026, so dates have already slipped once. Do not buy on a fixed metro opening date. Treat the metro as a likely benefit in the middle of your holding period, not on day one.
What about suburban rail?
The Bengaluru suburban rail project includes a corridor from KSR Bengaluru to Devanahalli. A recent Deccan Herald report quoted a target of March 2030 for that corridor, with land acquisition still ahead. Devanahalli railway station is listed about 14.2 km from Varnam. Suburban rail has missed several earlier deadlines, so I would not rely on it for your commute plans in this decade.
For an official source on the airport itself, see Bangalore International Airport Limited.

What are schools, hospitals and daily life like around Varnam?
Daily life around Varnam is still developing. The area has good schools and a growing hospital set, but many are 10 to 20 km away, and a shop-around-the-corner lifestyle depends on the township's own retail and the pace of nearby growth.
Which schools are nearby?
Tata's page lists Stonehill International School at about 11.7 km, Ryan International School at 12.6 km, Canadian International School at 13.6 km and Delhi Public School at 15 km. A portal also lists Sadhguru Global School at about 10 minutes. Check admission rules, bus routes and fees directly with each school, since these change.
Which hospitals can I reach?
Tata's page lists Cyte Care Hospital at about 13 km, Sparsh Hospital at 19 km, Manipal Hospital at 20 km and Aster CMI Hospital at 22 km. A portal also lists Trust Aid Hospital and NRV Hospital at about 10 to 11 minutes. If you have older parents or young children, I would map the nearest emergency-capable hospital and time it yourself, since distance in kilometres hides the traffic effect.
Who is Tata Varnam suitable for?
Varnam suits buyers who want a brand-name apartment or row house near the airport, who can wait until about 2030 or 2031, and who have a clear reason to live or work in North Bengaluru. It is a weaker fit for buyers who need to move in soon, who commute daily to Whitefield or Electronic City, or who are stretching their finances to reach the entry price.
Which buyers fit best?
- Professionals working at the airport, Aerospace Park, ITC, Foxconn or nearby industrial parks.
- Frequent flyers and business travellers who value airport access over city-centre access.
- Families planning a long-term home who are comfortable with a township still being built around them.
- Investors with a five to ten year horizon who accept that rent and appreciation both depend on infrastructure that has not yet opened.
Who should think twice?
If your household income needs a quick return, or if you are buying with a loan that leaves little margin, run the numbers first. Our home affordability calculator shows what loan size your income supports. A 2030 possession date means you will pay interest on a construction-linked loan, and often rent elsewhere, for four years or more.
How should I plan the financing and the extra costs?
Plan for the base price plus GST, stamp duty, registration, parking, club membership, maintenance deposits, loan processing fees and interior costs. A good rule is to add a buffer of several percent over the agreed price for items that are not in the headline number. Rates and rules below are for orientation only and need verification before you rely on them.
What are the stamp duty and registration charges?
In Karnataka, residential sale deeds are generally taxed with a stamp duty percentage plus a registration fee, and additional cess or surcharge can apply depending on the location and the local body. I have not verified the exact current percentages for Devanahalli for this page, so treat any figure you hear, including mine, as unverified. Use our stamp duty and registration calculator and confirm with a sub-registrar or your lawyer. Stamp duty is calculated on the higher of the agreement value and the guidance value, so the guidance value for the survey number matters.
Is GST payable on an under-construction flat?
GST applies to under-construction residential property, and the rate has differed for affordable and non-affordable homes. I have not verified the current rate or any change for this page, so ask the developer to show GST separately on the cost sheet and confirm the rate with your chartered accountant. Ready-to-move homes with an occupancy certificate are generally outside the GST net, but that depends on timing and is another point to verify.
How should I estimate the home loan EMI?
Loan size, interest rate and tenure drive the EMI. A construction-linked plan means you pay interest only on the amount disbursed so far, then full EMI after possession. Run a few scenarios in our EMI calculator with different loan sizes and rates. Banks reported as approving loans for the project on one portal include HDFC, ICICI Bank, State Bank of India, Axis Bank, LIC Housing Finance, Bank of India and Bank of Baroda. That list is from a portal and not from the banks, so confirm approval status with your own lender before booking.
What is the resale and rental outlook?
I do not have verified resale or rental statistics for Varnam, because the homes are not yet built. What I can tell you is what drives outcomes in a project like this, so you can judge it yourself.
What drives rents near the airport and Foxconn?
Rents in this belt depend mainly on corporate and industrial hiring and on how many competing new homes reach the market in the same years. Check live rents for similar ready homes within 10 km before assuming a yield. Our rental yield calculator lets you test different rent and price pairs.
What could help or hurt resale value?
Helpful factors include a brand-name developer, a delivered metro line, a working township with retail and schools, and a clean title. Hurtful factors include delayed possession, heavy competing supply from several launches in the belt, slow completion of the township's commercial areas, and traffic on Airport Road. No honest advisor can promise appreciation, and I will not quote a percentage for Varnam.
What due-diligence checks should I run before paying?
Before you pay a booking amount, check the RERA record, the title chain, the approvals, the payment plan and the agreement terms. This is the part of the process buyers skip most often, and it is where the costliest mistakes happen.
How do I verify RERA registration?
Open the Karnataka RERA portal, search by registration number, and read the project page. Check the promoter name, the land details, the number of units and towers registered, the proposed completion date, the quarterly progress reports and any complaints. Compare these with what the sales team told you. If the registered unit count (630 per Tata, 842 per some portals) differs from what you are told, ask for the RERA filing and the sanctioned plan, since the answer decides how many homes will share the amenities.
What should I read in the agreement?
Read the delivery date, the delay compensation clause, the cancellation terms, the carpet and super built-up areas, the parking allotment, the specifications, the payment schedule linked to construction stages, and the maintenance handover terms. Our builder-buyer agreement checklist for Karnataka walks through the clauses I check first. Ask the developer to share the draft agreement before you pay, not after.
Which documents should I collect?
Collect these before you commit funds. Each one answers a specific risk.
- RERA registration certificate and the project page printout for your tower.
- Sanctioned building plan and the commencement certificate.
- Title documents and an encumbrance certificate for the land, ideally reviewed by an independent lawyer.
- Land conversion order and other approvals, including environmental and fire clearances where applicable.
- The draft agreement for sale, the cost sheet and the payment schedule.
- The specification annexure and the unit floor plan with areas stated.
- Bank approval letters from your lender for the project.
- Receipts for every payment, with the developer's RERA account named.
What about property tax, khata and civic administration?
Property tax and khata for a new apartment are handled by the local body that has jurisdiction over the land. For this site, I could not confirm which authority will issue the khata and collect tax, because Devanahalli sits in a mix of town, village and planning-authority jurisdictions. That matters, because it decides the khata type, the tax rate and the building by-laws.
Which authority issues the khata?
Ask the developer in writing which authority approved the plan and which will issue the khata at possession, and ask for the layout approval number. Read our guide to khata and registration in Karnataka to understand the types of khata and why lenders care about them. Do not assume a city-limit rule applies here.
How does Varnam compare with other options nearby?
Varnam sits in a belt that also has other branded apartment projects and many plotted layouts. I have not listed competing project prices on this page because I could not verify them to the standard I want. Tata's own page lists Brigade Orchards around 18 km away as a landmark, which tells you the broader neighbourhood has other established townships.
How should I compare it with other projects?
Compare the same things for each project: carpet area, all-inclusive price per carpet sq ft, delivery date on RERA, track record of delivering earlier phases, distance to your workplace, school access and the resale evidence available in ready phases. Our property comparison tool lays these side by side. Visit at least three projects before you decide, and compare the written cost sheets, not the brochures.
What are the common questions about Tata Varnam?
Is Tata Varnam RERA registered?
Yes, Phase I is reported under Karnataka RERA with registrations PRM/KA/RERA/1250/303/PR/110825/007988, 007989 and 007990, plus a further number PRM/KA/RERA/1250/303/PR/311225/008367 that some portals attach to the project. Portals disagree on which number covers which tower, so check the Karnataka RERA portal yourself before paying.
How many homes are in Tata Varnam Phase I?
Tata Housing's press statement says about 630 homes, made up of 582 apartments and 48 townhouses or row houses. Some RERA-based portals say 842 and one says 940. I cannot reconcile these, so ask the developer which figure matches the registered plan.
What is the starting price of Tata Varnam?
Tata's own page shows 3 BHK apartments starting at Rs 1.69 Cr, marked with an asterisk. Portals quote 2 BHK homes from about Rs 1.31 Cr to Rs 1.43 Cr. Prices change, and the only reliable figure is the written cost sheet you receive.
When is possession of Tata Varnam expected?
Most portals say August 2030. One reports the RERA date as 1 September 2031, another says Phase 1C is March 2031, and one says December 2030. Read the delivery date in your agreement and compare it with the date on the RERA page.
How far is Tata Varnam from the airport?
Tata's materials place it about 6.8 km from Kempegowda International Airport. Portal estimates range from about 11 km to 15 minutes by road. Allow 15 to 20 minutes off-peak and test the drive yourself.
Will the metro reach Tata Varnam?
The Namma Metro Blue Line airport corridor passes through Doddajala, and its depot is planned at Shettigere. An August 2026 report put the line at 72 percent complete with a full-line target of end 2027. Dates have slipped before, so treat the opening as expected but not guaranteed.
What is the difference between Swaram and Varnam?
Swaram and Raagam were plotted phases of the Carnatica township. Varnam Phase I is the apartment, townhouse and row house phase, launched in August 2025.
Is Tata Varnam a good investment?
I cannot promise returns for any project. Varnam has a strong developer, a location near the airport and growing employment, but possession is four years away and key infrastructure dates have shifted before. Buy only if the home suits your own use, the numbers work on your budget, and the paperwork passes your checks.
What should I do next?
If Varnam is on your shortlist, start with three steps. First, request the written cost sheet and the draft agreement. Second, look up each RERA registration for your tower on the official portal. Third, run your own numbers on the EMI and affordability tools. If you want a second pair of eyes on the agreement or a comparison with other North Bangalore projects, you can reach our team through the contact details on this site.
Note: The legal and financial points on this page have not been reviewed by a named legal professional. Figures for price, area, unit count, possession and RERA coverage are taken from public sources that sometimes disagree, and several could not be confirmed. Verify RERA numbers on rera.karnataka.gov.in before paying any booking amount. Developer information is available on the official Tata Housing Varnam page.
