FAQs
Answers to the questions buyers, sellers and tenants ask us most in Bangalore, Mangalore and Mysore. For advice on a specific property, contact us.
Buying
- Which documents should I check before buying a property in Karnataka?
Ask for the sale deed and earlier title documents, an Encumbrance Certificate, the khata certificate and extract, the latest property tax receipt and, for apartments, the approved plan and occupancy certificate. For an under-construction project, check the RERA registration too. Have a property lawyer read the title chain before you pay a token amount. See our guides to the khata certificate and the Encumbrance Certificate.
- How do I check whether a project is RERA-registered?
Search the project name or registration number on the Karnataka RERA portal (rera.karnataka.gov.in) and compare the promoter name, address and completion date with the brochure. You can start from our RERA lookup tool.
- What is the difference between A khata and B khata?
In Bengaluru, an A khata goes to a property with an approved layout, an approved building plan and a clear title, and banks accept it. A B khata goes to a property that falls short of those approvals and carries limits on loans and services. The rules for B khata properties have been changing, so read our e-khata guide before you buy.
- What is the difference between carpet area, built-up area and super built-up area?
Carpet area is the usable floor area inside the walls of the flat. Built-up area adds wall thickness and balconies. Super built-up area adds a share of common areas such as lobbies, stairs and the clubhouse. RERA requires sale on carpet area, so compare quotes on carpet area and ask for the loading percentage.
- Should I buy a ready-to-move home or an under-construction one?
A ready-to-move home lets you inspect the flat, check the occupancy certificate and move in without delay risk. An under-construction home often costs less at the start and has staged payments, but it carries delay risk and GST applies to it, while a completed unit with an occupancy certificate does not attract GST.
Selling
- Which documents do I need to sell my property in Karnataka?
Keep the original sale deed or title documents, a recent Encumbrance Certificate, the khata certificate and extract, tax paid receipts, your identity and PAN details, and a loan closure letter if the property is mortgaged. Buyers and their banks ask for all of these.
- Is capital gains tax payable when I sell a property?
A profit on the sale of a property is taxable as capital gains. The tax depends on how long you held the property and on any exemption you claim, such as reinvesting in another residential property. Rules change from year to year, so use our capital gains calculator for an estimate and confirm the final figure with a chartered accountant.
- Does the buyer deduct TDS when buying a property?
Yes. When the seller is a resident Indian and the sale value is Rs 50 lakh or more, the buyer deducts 1% TDS and deposits it with the Income Tax Department, and the seller claims credit for it in the tax return. Ask your chartered accountant for the current filing procedure.
Renting
- What should a rental agreement include?
It should name the owner and tenant, describe the property, and state the rent, deposit, lease period, notice period, maintenance charges and who pays for repairs. It should also record how and when the deposit is refunded. A lease of more than one year must be registered, which is why many agreements are drawn for 11 months.
- How much security deposit is normal for a rental home in Bangalore?
There is no single fixed amount. The owner and tenant agree on it. Write the amount, the conditions for deductions and the refund timeline into the agreement, and pay by bank transfer.
- Can I find rental homes through OneCity Property?
Yes. We list apartments and independent houses for rent in Bangalore. Browse the rent a home page or contact us with your budget and preferred area.
Financing
- What decides how much home loan I can get?
Lenders look at your income, existing EMIs, credit score and age, and at the value and legal status of the property. A clear title and an approved plan make the property acceptable to the bank. Try our affordability calculator and EMI calculator before you shortlist homes.
- What is stamp duty and how is it calculated in Karnataka?
Stamp duty and registration charges are paid to the state when the sale deed is registered. They are a percentage of the property value, and the value used is the higher of the sale price and the government guidance value. Rates differ by value and type of transaction, so check our stamp duty guide or use the stamp duty calculator.
- Can NRIs buy property in Karnataka?
Yes. NRIs and OCI cardholders can buy residential and commercial property in India, but not agricultural land, plantation property or a farmhouse. Payment must come through normal banking channels from an NRE, NRO or FCNR account. Check the rules with your bank or an advisor before you sign.
