What is Sumadhura Solace in Thubarahalli?
Sumadhura Solace is a high-rise apartment project by Sumadhura Group at Thubarahalli, on the HAL Old Airport Road side of East Bengaluru, roughly between Marathahalli and Whitefield. The developer's own project page gives the land as 11.66 acres with seven towers and 777 apartments in 3 BHK and 4 BHK layouts. The Karnataka RERA number most portals quote is PRM/KA/RERA/1251/446/PR/111225/008330, and most portals give possession as December 2029. Prices are not published by the developer, and the portals disagree on almost every figure after the land area.
This page compares Sumadhura's own project page with several listing portals and trade reports. Where they differ, it says so instead of choosing the number that sounds best, and unconfirmed figures are marked as such. Treat everything here as a starting point for your own checks, not a substitute for the RERA record and the signed agreement.

Who is Sumadhura Group and why does that matter?
Sumadhura Group is a Hyderabad-founded developer that builds in Bengaluru and other cities. Sumadhura's own Solace page and its homepage say the company was founded in 1995, has delivered 56+ projects and more than 17 million sq ft, and has housed over 12,000 families. Those are company claims.
What do independent sources say about the group's size?
Totals vary by source. A trade report on the January 2026 announcement says more than 9,000 units delivered on about 12 million sq ft. Another portal says over 11 million sq ft and more than 50 projects. None is audited, so list the group's earlier Bengaluru projects yourself and compare each RERA completion date with the actual handover date.
What was the January 2026 launch announcement?
Trade reports say Sumadhura announced six residential projects in East and North Bengaluru for the 2025-26 financial year, covering about 90 acres and more than 4,000 homes in total. Solace is one of the six, and I found no Solace-only figure in that coverage. Ask the sales team for the handover dates of the last three Bengaluru projects and check each against its RERA page.
Is Solace in Thubarahalli, Whitefield or Marathahalli?
Solace is at Thubarahalli, which is the stretch of HAL Old Airport Road between Marathahalli and Whitefield. Portals file it under Whitefield, Marathahalli or Marathahalli ORR depending on which search term they want to catch. The postal code on portals is 560066, and the developer's page says the site is midway between Marathahalli and Whitefield.
Why do the addresses differ?
The developer page uses "HAL Old Airport Road" in some places and "Marathahalli Main Road" in others. A trade report places the project on Marathahalli Main Road, one portal puts it near Ryan International School on Varthur Main Road, and others mention Kumarapalli and Gunjur, both in Varthur Hobli. I cannot tell you which label appears on the sanctioned plan. Ask for the survey numbers and village name on the RERA page, because that is the legal description.
What is the area around Thubarahalli like?
The developer lists several tech parks and malls within about 3 to 15 minutes, and the connectivity section below sets out those claims. They come from the seller, so test them at your own commute hour. For a wider view of how this corridor compares with the south-east side of the city, read our Whitefield versus Sarjapur Road comparison.

How is the Solace site planned: towers, density and open space?
The developer page describes 11.66 acres with seven towers, seven homes per floor, a central green spine linking the towers, the lake edge and the clubhouse, and 81 percent of the land kept as open green space. Portals disagree on towers, floors and homes, so the sanctioned plan is the only reliable reference.
How many towers and floors are there?
Seven towers is the figure on the developer page and most portals. One portal names them Luma, Sora, Vana, Nira, Kora, Mira and Olea. Two others say four towers. For floors, most portals say two basements, ground and 17 floors; others say 18. Ask for the approved plan and read it against the RERA page.
How many homes does Solace have?
The developer's FAQ says 777 apartments, and three portals agree. Others say 770+, 855 or 857. A simple check shows why the count needs confirming: seven towers with seven homes per floor and 17 upper floors would give 833 homes, and 16 upper floors would give 784. Neither equals 777. I cannot resolve this from public pages, so ask for the registered unit count and a tower-wise schedule.
Is the 81 percent open space figure reliable?
It is a marketing claim on the developer's page. A different portal says 50 to 60 percent of the plot is green and 15 to 20 percent is built-up. "Open space" can include roads, podium decks and setbacks, so ask how much is ground-level planted area. Dividing 777 homes by 11.66 acres gives about 67 homes per acre, my own arithmetic on the developer's numbers.
What is the lake about?
The developer page says twin lakes sit at the edge of the community. I could not verify the lake boundaries or the buffer distance. Ask for the approved site plan showing the water body and its buffer, and confirm in writing that the approvals cover it.

What unit sizes and layouts does Sumadhura Solace offer?
The developer page lists 3 BHK and 4 BHK homes in two categories, Regal and Elite, with sizes from 1,705 to 2,730 sq ft. For other 3 BHK choices in the same part of the city, see our page on 3 BHK flats in Whitefield.
- 3 BHK Elite: about 1,705 and 1,740 sq ft (one portal's list).
- 3 BHK Regal: about 1,985 to 2,120 sq ft.
- 4 BHK Elite: about 2,270 to 2,342 sq ft.
- 4 BHK Regal: about 2,628 to 2,730 sq ft.
Are these sizes carpet area or super built-up area?
Most likely super built-up (saleable) area, but the developer page does not say. One portal lists a 4 BHK at 1,656 sq ft carpet, 2,365 built-up and 2,628 super built-up, and another at 1,720, 2,457 and 2,730, an efficiency of about 63 percent. A second portal shows 3 BHK carpet areas of 1,159 to 1,441 sq ft and 4 BHK carpet areas of 1,543 to 1,856 sq ft, which do not match the first portal's 1,386 to 1,720 sq ft for 4 BHK. Convert everything to carpet area when you compare prices, and use the RERA filing as the reference.
Are there other configurations besides 3 and 4 BHK?
Two portals list a 4.5 or 5 BHK category of 4,710 to 4,980 sq ft, one lists a 2.5 BHK and a 3,297 sq ft carpet 4+ BHK, and another lists 1 BHK and 2 BHK homes of 347 to 1,800 sq ft. None is on the developer page, and I cannot reconcile them. I treat 3 BHK and 4 BHK as the confirmed range. If you want another type, ask for written confirmation that it exists in the registered plan.
What does Sumadhura Solace cost, and why do portal prices disagree?
There is no confirmed price for Solace. The developer's project page shows none. Portal starting prices for 3 BHK range from about Rs 2.56 Cr to Rs 3.22 Cr, and 4 BHK figures run from about Rs 3.4 Cr to over Rs 4.7 Cr. I would not quote a starting price to anyone until the sales team gives you a dated, written cost sheet.
What prices have portals reported?
| Source | Reported figure | Note |
|---|---|---|
| Trade portal review | 3 BHK from Rs 2.87 Cr, 4 BHK from Rs 3.81 Cr | Prices dated 11 February 2026 on the page |
| Real estate portal | 3 BHK Rs 3.22 to 3.44 Cr, 4 BHK Rs 4.35 to 4.52 Cr | No date visible |
| Listing portal A | 3 BHK 1,985 sq ft Rs 2.8 Cr, 4 BHK 2,730 sq ft Rs 3.85 Cr | Shows the project as pre-launch |
| Listing portal B | Overall Rs 2.87 Cr to Rs 4.75 Cr | Says it includes parking, clubhouse charges and maintenance deposit |
| Listing portal C | 3 BHK from Rs 2.66 Cr, 4 BHK from Rs 2.76 Cr | 4 BHK barely above 3 BHK, so it looks inconsistent |
| Listing portal D | 1,705 sq ft "2 BHK" Rs 2.56 Cr up to 4 BHK 2,740 sq ft Rs 4.11 Cr | Labels 1,705 sq ft as 2 BHK, unlike the developer page |
Two more pages add noise. One shows overlapping ranges from Rs 2.47 Cr to Rs 4.91 Cr without explanation, and a trade review quotes 2 to 3 BHK homes at Rs 1.25 to 2 Cr, which does not fit a project whose smallest listed home is 1,705 sq ft. I disregard both.
Why are the numbers so far apart?
Some prices are base prices and some include parking, clubhouse charges and maintenance deposit. Some are floor-rise or view-based starting rates. Some pages were last updated months ago. Statutory charges such as BWSSB and BESCOM connection fees are usually extra. The only price that counts is the one in the cost sheet you sign, so ask for the base rate, floor-rise schedule, preferred location charges, parking, club charge and taxes as separate lines.
What does the price work out to per square foot?
Dividing portal prices by their stated areas, a 1,985 sq ft 3 BHK at Rs 2.8 to 2.87 Cr comes to roughly Rs 14,100 to Rs 14,500 per sq ft of saleable area, and a 2,628 sq ft 4 BHK at Rs 3.81 Cr to about Rs 14,500. One listing shows Rs 15,000 per sq ft, and a portal FAQ gives Rs 12,500 to Rs 21,000, which I treat as unverified.
What payment plan and charges have been reported?
One portal lists a construction-linked plan: 10 to 20 percent at booking, 10 at foundation, 35 to 40 at slab completion, 15 to 20 at brickwork and flooring, 5 at finishing and 5 at possession. Another gives a minimum down payment of Rs 28 to 35 lakh and maintenance of Rs 8,500 to Rs 13,600 per month by home type. Both are single-portal figures, so ask the developer for the actual plan.
What amenities does Sumadhura Solace list?
The developer's page claims 90+ indoor and outdoor amenities and a 45,000 sq ft clubhouse, which it calls the largest in the Sumadhura residential range after Edition. Two portals put the count at 30+ and the clubhouse at 40,000 sq ft. Ask for the list in the registered plan and the date each item will be ready.
What facilities are named on the developer's page?
The page names an infinity-edge pool, aqua gym, swimming pool, gym, terrace gardens, aroma garden, yoga lawn, mini theatre, jogging and cycling track, skating rink, cricket net, basketball court, badminton arena, kids' play area, pet park, multipurpose hall and a meditation pavilion. Portals add a spa, steam and sauna, tennis court, business lounge, library, creche, golf simulator and dance studio. Those extras appear on portal pages only.
How should I read the amenity numbers?
The count is a sales figure and can include small items such as a seating area. What matters is which facilities are in your phase, whether they open at possession, and what membership costs. A 45,000 sq ft clubhouse across 777 homes works out to about 58 sq ft per home (my arithmetic on the developer's numbers), so peak-hour use of the pool and gym is what you will notice day to day.

How well connected is Sumadhura Solace?
The developer lists the Outer Ring Road at about 5 minutes, Purple Line metro stations at 7 to 15 minutes, and major tech parks at 6 to 18 minutes. Those are the seller's travel-time claims. Distances on portals vary, so the best check is to drive the route yourself at your own commute time.
Which roads serve the project?
The site is on HAL Old Airport Road, with Varthur Main Road about 2 km away on one portal, the Outer Ring Road at about 2.5 km on another, and Whitefield Main Road and Brookefield nearby. Portals put a national highway at 4.8 km and 2.5 km, which cannot both be right, so I would not rely on either. Portals themselves list peak-hour traffic as a drawback, and a drive at 9 am and again at 6 pm tells you more than any distance chart.
Is there a metro station nearby, and what about Hope Farm?
The developer lists five Namma Metro Purple Line stations by travel time: Nallurhalli at 7 minutes, Kundalahalli at 10, Seetharampalya at 12, Pattandur Agrahara at 15 and Hopefarm Channasandra at 15. Listing portals give about 4 km to the nearest station, with Nallurahalli at 4.1 km on one portal and Kadugodi at 6 km on another. Hopefarm Channasandra, also called Hope Farm, is on the Purple Line and opened to the public on 26 March 2023, next to the Whitefield (Kadugodi) station according to Wikipedia. One portal says the nearest metro is the Blue Line under construction at 2.5 km, which contradicts its own text, and I disregard it. For line status and timetables, check the operator's own site, Bengaluru Metro Rail Corporation Limited.
What about the airport and the railway?
Kempegowda International Airport is on the far north side of the city. A portal FAQ estimates 40 to 45 km, which I could not confirm, so allow generous time for any airport trip and test it before you decide. Another portal shows an "airport" at 4.5 km, which cannot refer to the international airport. Whitefield railway station is quoted at 5.8, 7 and 8.8 km by three portals, so treat rail distances as approximate.

What are schools, healthcare and daily life like near Solace?
Schools, hospitals and shops are within about 1 to 3 km on most sources. Each distance is a portal or developer figure, so time the routes your family will use.
Which schools are nearby?
The developer lists Narayana e-Techno School, Navaprajna Public School and Glentree Academy at 5 minutes each, and CMR Institute of Technology and VIBGYOR High School at 10. Portals give 1.2, 1.5 and 2 km for the first three, 2.8 km for CMR and 2.9 km for Ryan International School, while another puts VIBGYOR at 0.8 km. Check admission rules and fees with each school directly.
Which hospitals can I reach?
The developer lists Dinu Multi-Speciality Hospital at 3 minutes, Manipal Hospital on Varthur Road at 5, Cloudnine at 10, Apollo Medical Centre at 12 and Sakra World Hospital at 15. Portals give Manipal at 2.6 km, Dinu at 800 m and Yashomati Hospital at 0.4 km. Find the nearest hospital with emergency services and time the trip yourself.
What about shopping and offices?
The developer lists D-Mart at 3 minutes, Nexus Whitefield and Brookfield Mall at 5, Inorbit Whitefield at 10 and Phoenix Marketcity at 20. For work, it lists Brigade Tech Park at 6 minutes, DivyaSree at 7, Embassy Tech Park at 9 and ITPL at 10 in one section but 15 in another. A portal gives ITPL at 3.9 km in a straight line.
Who is Sumadhura Solace suitable for?
Solace suits buyers who want a large 3 or 4 BHK in the Whitefield and Marathahalli belt, can wait until about the end of 2029, and have a budget that starts near Rs 2.8 Cr or higher. It is a weaker fit for buyers who need to move in soon or who are stretching to reach the entry price.
Which buyers fit best?
- Professionals working at ITPL, Brigade, DivyaSree, Embassy or other tech parks nearby who want a short commute.
- Families who need three or four bedrooms in a large gated community.
Who should think twice?
If you need a home within two years, or if your loan would leave little margin once EMI and rent overlap, look at ready homes instead. Our affordability calculator shows what loan size your income supports.
What costs and financing should I plan for?
Plan for the base price plus GST, stamp duty, registration, parking, club charges, maintenance deposit, utility connection charges, loan fees and interiors. Rates below need verification before you rely on them.
What are the stamp duty and registration charges?
Karnataka charges stamp duty and a registration fee on a sale deed, and the amount is worked out on the higher of the agreement value and the guidance value. I have not verified the current percentages for this page. One portal says about 6.6 percent in total, another says 2 to 5 percent stamp duty plus 1 percent registration, and those two do not agree, so treat both as unverified. Use our stamp duty and registration calculator and confirm the final amount with a sub-registrar or your lawyer.
Is GST payable on an under-construction flat?
GST applies to under-construction residential property and the rate has differed between affordable and non-affordable categories. I have not verified the current rate for this page. Ask the developer to show GST as a separate line on the cost sheet and confirm the rate with a chartered accountant. A home sold with an occupancy certificate is generally outside GST, but verify that too.
How do I estimate the EMI?
Loan size, interest rate and tenure drive the EMI. Under a construction-linked plan you pay interest on the amount released so far, then full EMI after possession. Run a few scenarios in our EMI calculator. I found no verified list of banks that have approved a loan for this project, so ask your own lender whether it has approved Solace before you book.
What is the resale and rental outlook?
I have no verified resale or rental statistics for Solace, because the homes are not built and possession is about three years away. These are the factors that decide outcomes in a project like this.
What drives rents in the Whitefield and Marathahalli belt?
Rents here depend on hiring at the nearby tech parks and on how many similar homes are available at the same time. Check live rents for ready 3 and 4 BHK homes within a few kilometres before assuming a yield. Our rental yield calculator lets you test different rent and price pairs.
What could help or hurt resale value?
Helpful factors include an established developer, a clean title, on-time handover and Purple Line access that works in daily use. Factors that hurt value include a late handover, heavy competing supply, traffic on the Old Airport Road side and high maintenance charges. No honest advisor can promise appreciation, and I will not quote a percentage for Solace.
What due-diligence checks should I run before paying?
Before any booking amount, check the RERA record, the title chain, the approvals, the payment plan and the agreement terms. Mistakes here cost the most to fix.
How do I verify the RERA registration?
Open the Karnataka RERA portal, search the registration number and read the project page. Check the promoter name, land details, number of towers and units registered, proposed completion date, quarterly progress reports and any complaints. The number most portals quote is PRM/KA/RERA/1251/446/PR/111225/008330, and the code includes a date segment that suggests a December 2025 registration. A second number ending 008333 appears on three portals, one of which calls it a second phase. One portal lists neither phase and tells buyers to check directly. Our RERA project lookup tool can help you start, and the official portal is the final word.
What should I read in the agreement?
Read the delivery date, the delay compensation clause, the cancellation terms, the carpet and super built-up areas, the parking allotment, the specification annexure, the payment schedule and the maintenance handover terms. Our builder-buyer agreement checklist for Karnataka lists the clauses I check first.
What did portals report about progress and litigation?
One portal reports construction at 1 percent as of 3 February 2026 and no litigation. I could not verify either claim, so check the latest quarterly update on the RERA page and ask your lawyer for a litigation search.
Which documents should I collect?
Collect these before you commit funds. Each one answers a specific risk.
- RERA registration certificate and a printout of the project page covering your tower.
- Sanctioned building plan and commencement certificate.
- Title documents and an encumbrance certificate for the land, reviewed by an independent lawyer.
- Land use and conversion papers, plus the other approvals the developer page lists: BBMP, BWSSB, BESCOM, KSPCB, KSFES, AAI and HAL, and the environmental clearance.
- The draft agreement for sale, the cost sheet and the stage-wise payment schedule.
- The specification annexure and the floor plan of your unit with carpet and super built-up areas.
- Receipts for every payment, made to the RERA project account, and your lender's approval letter.
Who issues the khata, and who collects property tax?
The local civic body that has jurisdiction over the land issues the khata and collects property tax. I could not confirm which body that is for this site, and the developer page lists BBMP among its approvals. Karnataka has been reorganising Bengaluru's civic administration, so I would not assume the old arrangement still applies.
What should I ask the developer in writing?
Ask which authority sanctioned the building plan, which body will issue the khata at possession, what type of khata it will be and what the property tax is likely to be. Ask for the layout approval number too. Our guide to the khata certificate and khata extract explains why lenders care about this document. Do not accept a verbal answer.
How does Solace compare with other projects nearby?
Other apartment projects compete for the same buyers in this belt. I have not listed competing prices because I could not verify them, so build the comparison yourself from written cost sheets.
How should I compare projects?
Compare the same items for each project: carpet area, all-inclusive price per carpet sq ft, delivery date on RERA, the developer's handover record, distance to your office, school access and resale evidence in ready phases. Our property comparison tool lays these side by side. See at least three projects before you decide, and compare cost sheets, not brochures.
What are the common questions about Sumadhura Solace?
Is Sumadhura Solace RERA registered?
The developer page and most portals quote PRM/KA/RERA/1251/446/PR/111225/008330, and three portals add a second number ending 008333. I could not open the RERA record from here, so check both numbers on rera.karnataka.gov.in before you pay anything.
How many homes are in Sumadhura Solace?
The developer's FAQ says 777 apartments on 11.66 acres. Some portals say 770+, 855 or 857. Ask the sales team for the registered unit count and a tower-wise schedule.
What is the starting price of Sumadhura Solace?
The developer does not publish one. Portals show 3 BHK starting prices from about Rs 2.56 Cr to Rs 3.22 Cr, and the figures conflict. Rely only on a written, dated cost sheet.
When is possession of Sumadhura Solace expected?
Most portals say December 2029, with one giving 30 December 2029 and one giving January 2030. Read the delivery date in your agreement and compare it with the date on the RERA page.
What sizes of flats does Sumadhura Solace offer?
The developer page lists 3 BHK and 4 BHK homes from 1,705 to 2,730 sq ft in Elite and Regal categories, without saying whether the areas are carpet or super built-up.
Is Sumadhura Solace in Whitefield or Marathahalli?
It is at Thubarahalli, on HAL Old Airport Road between Marathahalli and Whitefield. Portals file it under either name, with the postal code 560066.
Which metro station is closest to Sumadhura Solace?
The developer lists Nallurhalli on the Purple Line at 7 minutes, and a portal gives about 4.1 km. Hopefarm Channasandra is listed at 15 minutes. Check the exact walking or driving route on the operator's site and on a map.
Is Sumadhura Solace the same as Sumadhura Solea?
No. Sumadhura's website lists Solea as a separate Bengaluru project. Check the project name and RERA number before you read a price list.
Is Sumadhura Solace a good investment?
I cannot promise returns for any project. Solace has an established developer and sits near the tech parks, but possession is about three years away and prices are unconfirmed. Buy only if the home suits your own use, the numbers fit your budget and the paperwork passes your checks.
What should I do next?
If Solace is on your shortlist, request a written, dated cost sheet and the draft agreement, look up each RERA registration for your tower on the official portal, and compare two other projects in the belt. If you want a second pair of eyes on the agreement, use the contact details on this site.
Note: The legal and financial points on this page have not been reviewed by a named legal professional. Figures for price, area, unit count, possession and RERA coverage are taken from public sources that sometimes disagree, and several could not be confirmed. Verify the RERA number on rera.karnataka.gov.in before paying any booking amount.
