What is Godrej Aveline in Yelahanka, North Bangalore?

Godrej Aveline is a residential community by Godrej Properties Limited on Airport Road (also called Bellary Road, NH 44) in Yelahanka, North Bangalore. Godrej's own project page shows 3, 3.5 and 4.5 BHK homes, a starting price of "INR 2.90 Cr onwards", possession in March 2031 and a design theme it describes as "Dutch-inspired living amid lush gardens". The same page does not state a full address, land area, tower count, unit count, home sizes, launch date or RERA number, and it does not say whether homes are still available.

Those missing details come from listing portals, channel partners and a news-style review, and they disagree with one another. They put the site at about 10 acres, with 9 or 10 towers, 814 or 849 homes and one Karnataka RERA registration, PRM/KA/RERA/1251/309/PR/020326/008501. This page sets the sources side by side, names each one, and marks every number that stays unresolved.

What are the key facts about Godrej Aveline at a glance?

The table gives the facts as reported, with a note on every disagreement between sources. Prices are quoted as reported and no price on this page is a confirmed offer.

Who is the developer, and what should a buyer ask about it?

The developer is Godrej Properties Limited. Godrej's project page describes the company as established in 1990 and active in 15 or more cities.

With a large listed developer, the useful questions are narrow ones. Which RERA registration covers your tower? What delivery date is written into the agreement for sale, and how does it compare with the date on the RERA page? How closely does the payment plan follow construction? Our checklist of builder-buyer agreement clauses in Karnataka lists the other terms to read before you sign.

I could not verify Godrej's delivery record in Bengaluru from the pages I read, so this page makes no claim about it. If track record matters, visit a completed Godrej community and talk to residents.

Why would anyone buy on Airport Road in Yelahanka?

The case rests on three things: the airport corridor, the employment parks along Bellary Road, and a larger plot size than most inner-city sites. Homznspace lists North Gate Tech Park at 0.3 km and Amazon Sattva Horizon at 0.9 km, and PropNewz says an Amazon office is adjacent to the development. Those are portal statements, and Godrej's pages name no employer.

Godrej's own blog on the project says it is "not directly inside the traditional Yelahanka core" and offers "a relatively more open, less congested feel". Housiey lists as drawbacks that the location is somewhat interior and the area may take time to develop. For background on the surrounding market, read our notes on the Yelahanka real estate market.

Is the project in Yelahanka, Palanahalli, Kogilu Cross or Venkatala?

The answer depends on whose page you read. Godrej's pages say Yelahanka. Housiey gives the address as Airport Road, Palanahalli, Yelahanka. A channel partner article places it opposite Philips Innovation Campus at Kogilu Cross, directly on NH 44. Two portals give a survey-style address in Venkatala (also spelled Venkata) village, Yelahanka Hobli, with pin code 560064. I could not tie these together, so ask the developer for the registered address and survey numbers and match them with the RERA page.

How far is it from the airport, Hebbal and Manyata Tech Park?

Reported figures vary in kind as well as in size. PropNewz and a channel partner both say about 20 minutes to Kempegowda International Airport, while a second PropNewz article says 25 to 30 minutes north on Bellary Road. Homznspace gives 14.1 km straight-line and another portal says about 17 km. The second PropNewz article gives 20 to 25 minutes south to Manyata Tech Park and 15 to 20 minutes to Hebbal junction.

The channel partner's FAQ estimates 60 to 90 minutes at peak hour southbound toward Whitefield and Electronic City. Test the drive yourself. See also our article on apartments near Bangalore airport.

How is the master plan arranged, and how many towers are there?

The tower count is not settled in the sources I read. Housiey, a channel partner and a broker page say 9 towers. PropNewz and two portals say 10, one adding "as per RERA filings". Square Yards gives no count. The floor description is closer: most sources say ground plus 15 upper floors, with two basement levels on Housiey and three on the others.

Five sources give 814 homes. One portal gives 849 and also calls the project "over 800".

What does the RERA number tell us?

Every portal that names a registration gives the same one: PRM/KA/RERA/1251/309/PR/020326/008501. Three sources read the date code 020326 as 2 March 2026, and PropNewz and a channel partner both say it was registered on that day. One portal instead says an update dated 3 February 2026 shows the project "officially received RERA approval". That does not match, and I cannot say which is right. You can check the record with our RERA project lookup tool or go straight to the official portal.

Is there any litigation on the land?

Housiey's page reports no litigation. I found no source that reports a dispute, but I could not read the RERA disclosures myself, so this is not a clean bill of health. Ask the developer for the litigation disclosure, read the RERA page directly, and have your own lawyer run a search on the survey numbers before you pay anything.

What unit sizes and layouts does Godrej Aveline offer?

Godrej's page lists 3, 3.5 and 4.5 BHK and gives no areas. The portals give four or five size bands, and they do not agree on the basis of measurement.

What are the reported areas by home type?

  • Square Yards: 3 BHK at 1,593 sq ft, 3 BHK at 1,908 sq ft, 3 BHK at 2,195 sq ft and a 4 BHK at 2,506 sq ft. The basis is not stated.
  • Housiey: 3 BHK at 1,600 sq ft built-up (1,120 carpet) and 1,900 sq ft built-up (1,330 carpet); 3.5 BHK at 2,150 sq ft and 4.5 BHK at 2,500 sq ft, which its overview calls built-up and its FAQ calls carpet (1,505 and 1,750).
  • Homznspace: 1,601, 1,907, 2,138 and 2,514 sq ft in its table, with floor plan images labelled 1,593, 1,908, 2,195 and 2,506. It does not say whether these are carpet or built-up.
  • Another portal: saleable areas of 1,487, 1,908, 2,195 and 2,506 sq ft, with RERA carpet areas of 957, 1,173, 1,367 and 1,532 sq ft taken from floor plan captions. Its own About section says homes run from about 1,600 to 2,500 sq ft, which does not match the 1,487 figure.

The gap between the Housiey carpet figure of 1,120 sq ft and the other portal's 957 sq ft for what looks like a similar entry home is large. I cannot reconcile it. Ask for the carpet area, the built-up area and the saleable area in writing for the exact unit, and match them against the RERA filing. Carpet area is the figure RERA recognises, so use it for price comparisons. Our area converter helps with unit conversions.

What does Godrej Aveline cost, and why do the prices differ?

There is no single confirmed price. Godrej's own pages show "INR 2.90 Cr onwards" with no date and no link to a configuration. Portal quotes start lower and end higher, and they differ in what they include. Some quote the agreement value, some an all-inclusive figure, and some do not say.

What do the different sources quote?

  • Godrej's project page and blogs from February to June 2026: Rs 2.90 Cr onwards.
  • Square Yards: from Rs 2.88 Cr, with Rs 17,898 per sq ft and "+ Charges" shown separately. Its four unit prices are Rs 2.88 Cr, Rs 3.42 Cr, Rs 3.87 Cr and Rs 4.50 Cr.
  • Housiey (page last updated 5 March 2026): Rs 2.88 Cr to Rs 4.50 Cr all-inclusive of base cost, GST and possession charges, with stamp duty and registration excluded and one basement parking space per unit. No pricing date is given.
  • Address Advisors (5 June 2026), PropNewz (updated 26 August 2026) and a channel partner (13 July 2026): from Rs 2.53 Cr. PropNewz says up to roughly Rs 3.90 Cr for the 4.5 BHK Luxe. The channel partner says larger types start from Rs 2.97 Cr.
  • Homznspace (13 October 2026): Rs 2.53 Cr to Rs 3.90 Cr agreement prices that include parking, clubhouse and maintenance, with GST, stamp duty, registration and utility connection charges extra.
  • A broker page of 23 July 2026: Rs 2.29 Cr on 99acres (which I did not open) and Rs 2.53 Cr on another portal, with the top end near Rs 4.36 Cr.

As a worked example only, Housiey's all-inclusive Rs 2.88 Cr for a 3 BHK with 1,120 sq ft carpet works out to roughly Rs 25,700 per carpet sq ft. That is my arithmetic, not a published rate.

How should I get a price I can rely on?

Ask the sales team for the current cost sheet for your exact unit, with the date of the last revision. Check what it includes: base price, floor rise, parking (one or two spaces), clubhouse deposit, maintenance deposit, utility charges, GST, stamp duty and registration. PropNewz mentions floor-rise premiums, a clubhouse deposit and two car parks on larger units. A figure without that detail is not comparable. I found no published launch price list, so I cannot say how prices have moved since March 2026.

What amenities does Godrej Aveline have?

Godrej's blogs mention a clubhouse, fitness facilities, kids' zones, green spaces, walking paths, indoor activity areas and dedicated areas for children and seniors. They give no itemised list or size. The amenity count differs wildly by source: Housiey says "30+" in its overview and "9+" in its FAQ, a channel partner says "45+" and another portal lists 61 items.

What is in the clubhouse and outdoors?

Housiey names nine items: swimming pool, clubhouse, kids' play area, yoga zone, gymnasium and a multi-purpose hall, among others. Homznspace lists a gym, clubhouse, pool, indoor games zone, mini theatre, jogging and skating track, sports courts, yoga deck, landscaped gardens, creche, co-working spaces, pet park, health club and retail spaces. The longer list on another portal adds a spa, sauna, badminton and squash courts, indoor padel, a golf simulator, a pool plaza, an amphitheatre and an outdoor gym.

None of these lists carries a date. Ask for the amenity schedule attached to your agreement.

Is the clubhouse ready, and how big is it?

Not yet, as far as I can tell. Housiey's FAQ reports construction at 1 per cent as of 27 March 2026. The size is reported as 30,000 sq ft on one portal and as 2,936 sq m, about 31,600 sq ft, on two others. Ask when it is due and what the clubhouse deposit covers.

Monthly maintenance appears on Housiey only, at Rs 6,400 to Rs 7,600 for a 3 BHK and Rs 10,000 for a 4.5 BHK, confirmed at possession. Treat that as an estimate.

How well connected is Godrej Aveline?

The project's connectivity rests on NH 44, which is the road it sits on, and on a metro line that is still being built. The road exists today. The metro is under construction, and its dates have moved before.

What road and rail figures are reported?

Portals agree that the site is on Airport Road, and one calls NH 44 "adjacent". Beyond that, the figures are scattered. One portal lists the Outer Ring Road at 8.4 km, Yelahanka railway junction at 3 km, KR Puram railway station at 14.7 km and City railway station at 15.8 km. PropNewz also mentions the Satellite Town Ring Road and K-RIDE suburban rail as nearby infrastructure. I did not research those two projects and will not claim a connection to either.

When will the metro reach this stretch?

This project is on the northern part of the Blue Line (Phase 2B, KR Puram to the airport), which is still under construction. Portals give station names and distances that do not match. Housiey lists a Bagalur metro station at 1.9 km. Another portal lists Bagaluru Cross at 0.7 km and Yelahanka Metro Station at 1.6 km, and Homznspace says under 1 km. Address Advisors says "Yelahanka Metro Station already active". The Bangalore Metro Rail Corporation homepage that I opened lists only the Purple and Green lines as operating, so I cannot support that statement,.

On timing, PropNewz cites Address Advisors for an expected opening of the Blue Line extension in late 2026. A Construction World report dated 28 August 2026 says full opening of the Blue Line has slipped to March 2028 from December 2027, though some parts may open in 2027. It reports the Nagawara to Hebbal and airport stretch scheduled for September or October 2027, and says contractors on the Yelahanka IAF to airport terminal section are seeking until March 2027 to finish. These accounts do not agree, so treat the metro as a likely benefit during your holding period, not on the day you receive keys. Official updates are on the Bangalore Metro Rail Corporation website.

What are schools, hospitals and daily life like around Godrej Aveline?

The longest list comes from a single portal, and its distances are undated. Drive the route at the hour you would use it.

Which schools are nearby?

That portal lists Canadian International School at 2 km, Ryan International School at 2.2 km, Mallya Aditi International School at 4.5 km, Vidyashilp Academy at 6.8 km and Stonehill International School at 9.4 km. Godrej's blogs say "proximity to schools" without naming any. Check admission policy and fees with each school.

Which hospitals and malls can I reach?

The same portal lists Manipal Hospital Yelahanka at 0.5 km, Cytecare Hospital at 1.5 km, Sparsh Hospital at 2.5 km and Aster CMI Hospital at 8.5 km. If you have older parents or young children, time the trip to the nearest emergency-capable hospital at peak hour.

Who is Godrej Aveline suitable for?

Godrej Aveline suits buyers who work along the Bellary Road and airport corridor, can pay a premium-segment price and are comfortable with a possession date of March 2031. It is a weaker fit for buyers who need a home soon, who commute daily to south or east Bangalore, or who would stretch their finances to reach the entry price.

Which buyers fit best?

  • Professionals employed at the tech parks and offices on this stretch of Bellary Road.
  • Families upgrading to three or more bedrooms, who value size over proximity to the city core.
  • Investors with a long holding period who accept that rent and resale depend on infrastructure still under construction.

Who should think twice?

If the loan leaves little room, or you need a home within a few years, look at ready homes instead. A construction-linked plan means interest on each disbursement, and usually rent elsewhere, for as long as delivery runs.

How should I plan the financing and the extra costs?

Plan for the base price plus GST, stamp duty, registration, parking, club charges, maintenance deposits, loan fees and interiors. The points below are for orientation and several are unverified.

What are the stamp duty and registration charges?

In Karnataka, a sale deed attracts stamp duty and a registration fee, and a cess or surcharge may apply depending on the location. One portal prints percentages for both. I have not verified them against an official source, so treat any figure you hear, including one from a sales team, as unverified until you see the current rate. Housiey states that its prices exclude stamp duty and registration. Use our stamp duty and registration calculator and confirm with a sub-registrar or your lawyer. Duty is based on the higher of the agreement value and the guidance value, so the guidance value for the survey number matters.

Is GST payable on an under-construction flat?

GST applies to under-construction residential property, and the rate has differed for affordable and other homes. I have not verified the current rate for this page. Ask for GST to be shown separately on the cost sheet and confirm the rate with your chartered accountant. Housiey says its prices include GST, while Homznspace lists it as extra.

How do I estimate the home loan EMI?

Loan size, interest rate and tenure drive the EMI. Housiey says the payment plan is construction-linked with loans up to 90 per cent. Another portal reports 10 per cent at booking, 10 per cent at agreement within 30 to 45 days, 75 per cent linked to construction stages and 5 per cent at possession, while a channel partner says 10 per cent upfront with the balance spread over 60 months. I cannot say which plan applies. On a construction-linked plan you pay interest only on the amount disbursed until possession. Run a few scenarios in our EMI calculator. Housiey lists ten approving banks, but that list comes from the portal and not from the banks, so confirm approval with your own lender before you book.

What is the resale and rental outlook?

I do not have verified resale or rental statistics for Godrej Aveline, because the homes are at the start of construction. Two portals publish appreciation projections without data or a method, so I do not repeat them.

What drives rents near the airport corridor?

Rents in this belt depend mainly on hiring along the Bellary Road employment parks and on how many comparable new homes reach the market in the same years. Check live rents for similar ready homes nearby before you assume any yield. Our rental yield calculator lets you test different rent and price pairs.

What could help or hurt resale value?

Helpful factors include a large developer, an opened metro station, a working clubhouse and a clean title. Late possession, litigation, heavy competing supply and peak-hour traffic hurt value. No honest advisor can promise appreciation, and I will not quote a percentage for this project.

What due-diligence checks should I run before paying?

Before you pay a booking amount, check the RERA record, the title, the approvals, the payment plan and the agreement terms. Buyers skip this step most often, and it is where the costliest mistakes happen.

How do I verify the RERA registration?

Open the Karnataka RERA portal, search by registration number and read the project page. Check the promoter name, land details, number of towers and units registered, the proposed completion date, quarterly progress reports and any complaints or disclosed litigation. I could not read the project record myself, because the page I opened was an old notifications list. Because the tower count (9 or 10), unit count (814 or 849) and registration date vary across portals, ask the developer to confirm the registered figures and give you the registered plan.

What should I read in the agreement?

Read the delivery date, the delay compensation clause, the cancellation terms, the carpet and saleable areas, parking allotment, specifications, the payment schedule linked to construction stages and the maintenance handover terms. Ask for the draft agreement before you pay. Check every specification against the annexure in your own agreement, because a portal list is not a contract.

Which documents should I collect?

Collect these before you commit funds.

  • RERA registration certificate and a printout of the project page for your tower.
  • Sanctioned building plan and commencement certificate. Housiey says a commencement certificate is available and that the occupancy certificate will be applied for near possession.
  • Title documents and an encumbrance certificate for the survey numbers, ideally reviewed by an independent lawyer.
  • The litigation disclosure, if any, and any court orders on the land.
  • Land conversion order, environmental clearance and fire clearance where applicable.
  • The draft agreement for sale, the cost sheet and the payment schedule.
  • The specification annexure and the unit floor plan with carpet, built-up and saleable areas stated.
  • A bank approval letter from your lender for this project.
  • Receipts for every payment, naming the developer's RERA account.

What about property tax, khata and civic administration?

Property tax and khata for a new apartment come from the civic body that has jurisdiction over the land. Bengaluru's civic administration has been reorganised in recent years, and I have not verified which corporation or office covers this site today. That matters, because it decides who issues the khata and who collects tax.

Which authority issues the khata?

Ask the developer in writing which authority approved the plan and which will issue the khata at possession. Our explanation of the khata certificate and khata extract covers the types of khata and why lenders ask for them. The portals describe the site as Yelahanka Hobli village land, so do not assume a rule from another part of the city applies here.

How does Godrej Aveline compare with other options nearby?

North Bangalore has other large apartment projects, and I have not named any competitor here because I could not verify their facts. The comparison that helps most is a like-for-like sheet of your own, filled in from written cost sheets.

How should I compare it with other projects?

Compare the same items for each project: carpet area, all-inclusive price per carpet sq ft, RERA delivery date, the developer's record on earlier phases, distance to work and school access. Our property comparison tool lays these side by side.

What are the common questions about Godrej Aveline?

Is Godrej Aveline RERA registered?

Portals report one Karnataka RERA registration: PRM/KA/RERA/1251/309/PR/020326/008501. It does not appear in the Godrej pages I read, and I could not open the regulator's record, so check it on the Karnataka RERA portal before paying.

Where exactly is Godrej Aveline located?

Godrej says Yelahanka, and portals place it on Airport Road (Bellary Road, NH 44). Housiey says Palanahalli, one channel partner says opposite Philips Innovation Campus at Kogilu Cross, and two portals cite Venkatala village. Ask the developer for the registered address.

How many towers and homes does Godrej Aveline have?

This is not confirmed. Portals report 9 or 10 towers and 814 homes, with one portal giving 849. Godrej's pages do not state either figure. Ask the developer for the registered numbers.

What is the starting price of Godrej Aveline?

Godrej's page says "INR 2.90 Cr onwards", undated. Portals quote entry prices from Rs 2.29 Cr to Rs 2.88 Cr and top prices from Rs 3.90 Cr to Rs 4.50 Cr, with different inclusions. The only reliable figure is the written cost sheet for your unit.

When is possession of Godrej Aveline expected?

Godrej and most portals say March 2031. Housiey adds a target of December 2030, and a channel partner suggests early handovers from 2029, which is its own projection. Read the delivery date in your agreement and compare it with the RERA page.

How big is the Godrej Aveline clubhouse?

Portals report 30,000 sq ft or 2,936 sq m, about 31,600 sq ft. Godrej's pages give no size. Construction was reported at 1 per cent in March 2026, so ask when the clubhouse will be built.

How far is Godrej Aveline from Kempegowda airport?

Reports range from about 20 minutes (PropNewz, a channel partner) to 25 to 30 minutes (a second PropNewz article), or 14.1 km and about 17 km on two portals. Test the drive at your own commute time.

Will the metro reach Godrej Aveline?

The Blue Line is under construction, and portals place stations from 0.7 km to 1.9 km away without agreeing on names. A report dated 28 August 2026 puts full Blue Line opening at March 2028. Treat the metro as expected but not guaranteed.

Is Godrej Aveline a good investment?

I cannot promise returns for any project. Aveline has a large developer and a location on an airport and employment corridor, but the tower count, price and sizes are unclear across sources, possession is in 2031 and key infrastructure has slipped before. Buy only if the home suits your own use, the numbers work on your budget and the paperwork passes your checks.

What should I do next?

If Aveline is on your shortlist, start with three steps. Request the written cost sheet and the draft agreement for your exact unit. Look up the RERA registration on the official portal and confirm the tower and unit counts. Run your numbers through the EMI and rental tools. You can reach the team through the contact details on this site if you want a second review of the agreement or a comparison with other North Bangalore projects.

Note: The legal and financial points on this page have not been reviewed by a named legal professional. Figures for price, area, tower and unit count, possession and RERA coverage are taken from public sources that disagree, and several could not be confirmed. Verify the RERA number on rera.karnataka.gov.in before paying any booking amount. Developer information is available on the official Godrej Aveline page.
