What is Brigade Lumina on Tumkur Road?

Brigade Lumina is a residential project by Brigade Enterprises on Tumkur Main Road at Chikkabidarakallu, beside the Manjunathanagar area in North-West Bengaluru. Brigade lists it on 3.97 acres with 416 apartments in 2 BHK and 3 BHK sizes. The company announced it to the stock exchanges on 26 March 2026 as a joint development project. The project is registered with Karnataka RERA, and the Green Line metro stations at Manjunathanagar and Chikkabidarakallu are close to the site.

A word on how thin the public record is. Brigade's own project page gives land area, unit count, size ranges and the RERA number, but it states no launch date, no possession date and no tower count. Most other facts come from listing portals, and those portals disagree with each other on price, possession and distances. This page compares the sources, shows the conflicts openly, and marks anything that could not be confirmed. Where I could not verify something, I say so.

What are the key facts about Brigade Lumina at a glance?

The table below gives each fact as reported, with a note wherever sources differ. Treat every price and date as indicative until you hold the signed agreement and have checked the RERA record yourself.

Who is the developer, and why does that matter?

The developer is Brigade Enterprises, listed on the stock exchanges and based in Bengaluru. Portals say the group was founded in 1986. Counts of completed projects vary between portals (one says 250, another 275), so I do not quote a number.

Lumina is described in the exchange filing as a joint development project, with the press note adding that it is a net-zero carbon development. In a joint development the landowner contributes the land and Brigade builds and markets the homes, usually in exchange for a share of the revenue or built area. For a buyer this has one practical consequence: the title chain has more links than in a project on land the developer bought outright. Ask for the joint development agreement summary, the landowner's consent for sale, and the legal title report. Housiey lists a commencement certificate, a legal title report and a layout plan as available documents. I did not see these documents myself, so ask for copies.

Ask for the draft agreement for sale before you pay a booking amount, and compare its delivery date with the RERA page. If the two differ, ask which one governs and get the answer in writing.

Why is Tumkur Road a serious residential location?

Tumkur Road is the corridor running north-west from Yeshwanthpur through Peenya, Jalahalli and Nagasandra towards Nelamangala. Brigade's own corridor blog describes it as part of NH 48 with access to the NICE Road junction and the Outer Ring Road. The area combines an old industrial base at Peenya with newer apartments, a retail anchor at IKEA and, since late 2024, the Green Line metro extension.

Where exactly is Brigade Lumina?

The site is on Tumkur Main Road at Chikkabidarakallu Village, Dasanapura Hobli, Bengaluru 560073, in the North-West of the city. It is not in Peenya, Rajajinagar or Yeshwanthpur. Those places are further in towards the city centre. Lumina lies beyond Nagasandra, near the Manjunathanagar and Chikkabidarakallu metro stations. Portals call the area "West Bangalore" or "North-West Bangalore" interchangeably, and Brigade's own pages say North-West.

Is the nearest metro station on an operating line?

Yes. The Namma Metro Green Line extension from Nagasandra to Madavara opened on 7 November 2024, according to The News Minute. The report describes a 3.5 km extension with three stations: Manjunathanagar, Chikkabidarakallu and Madavara (BIEC), run by the Bangalore Metro Rail Corporation Limited. So both stations near Lumina are on an operating line, not a planned one. I did not time a ride from these stations to Majestic or other points, and I do not quote travel times. Check the current timetable and frequency on the Bangalore Metro Rail Corporation website.

What does the corridor offer for jobs and shopping?

Brigade's corridor blog names the Peenya industrial area as a large industrial estate and says IKEA Nagasandra and Orion Mall are reachable within 10 to 15 minutes from most addresses on the corridor. The blog names no individual employers, and I found none either. The rental and resale story therefore rests on a mix of industrial workers, service professionals and families, not on one big campus next door. Brigade's project page lists the WTC complex at 10 km, so a Hebbal or Yeshwanthpur commute is a drive, not a walk. For a wider view, read our North versus South Bangalore buying comparison.

What is the master plan, and how many towers are there?

Lumina has three towers of ground plus 18 floors according to NoBroker, with 416 apartments in total per Brigade's project page. Housiey describes the floors as two basements, stilt, ground and 19 upper floors, and says each floor has nine flats, four lifts and five staircases. Those details come from one portal only, and Brigade's page gives none of them. Ask for the sanctioned plan to settle the floor count.

How much open space does the site have?

NoBroker and PropNewz both say about 80 percent of the site is open area, but no document I read states it. Ask which sanctioned drawing shows it. The nine flats per floor from Housiey do not obviously add up to 416 across three G+18 towers, which is another reason to read the sanctioned plan and not the brochure.

How is the building constructed?

Brigade's blog says the project uses Mivan construction, which means aluminium formwork that casts walls and slabs together. It gives homes smooth concrete walls. It also means you cannot knock down internal walls later, because they are part of the structure. If you plan major interior changes, ask the developer which walls are structural.

What unit sizes and layouts does Brigade Lumina offer?

Lumina has 2 BHK and 3 BHK apartments. Brigade's project page gives carpet areas of about 713 to 1,139 sq ft and super built-up areas of about 1,099 to 1,819 sq ft across all types, without splitting them by configuration. NoBroker splits them as shown below.

TypeCarpet (sq ft)Built-up (sq ft)Super built-up (sq ft)
2 BHK6879811,090
2 BHK7251,0351,150
3 BHK9071,2961,440
3 BHK1,1431,6341,815

These come from a single portal and differ slightly from Brigade's own ranges (713 carpet against 687, for instance). Housiey lists a 2 BHK of 805 sq ft carpet and 3 BHK homes of 1,064 and 1,270 sq ft carpet, which do not match either source. PropNewz gives super built-up ranges of 1,099 to 1,300 sq ft for 2 BHK and 1,547 to 1,819 sq ft for 3 BHK. I could not read Brigade's floor plan sheets, so I cannot say which table is closest.

Why does carpet area matter more than super built-up area?

RERA defines carpet area as the usable floor space inside the walls, so it is the fairest base for comparing price per square foot between projects. Super built-up area adds a share of the common areas. NoBroker shows a loading of about 37 percent between carpet and super built-up, which is the gap you pay for but cannot use. Use our area converter to move between square feet, square metres and other units. Then divide the all-inclusive price by the carpet area, not the super built-up area, when you compare projects.

What does Brigade Lumina cost, and why do the prices differ so much?

There is no single confirmed price. Brigade's project page says "INR 1.45 Cr onwards" with an asterisk that the page does not explain, and adds that government charges and taxes are extra and that prices may change. Portals give different ranges, so the right way to read them is as rough bands, not quotes.

What price ranges do portals report?

  • Brigade's own page: from Rs 1.45 Cr, taxes and government charges extra.
  • NoBroker header and FAQ: Rs 1.74 Cr to Rs 2.94 Cr. The same page also says Rs 1.45 Cr to Rs 2.45 Cr in its about section, and shows "On Request" in the configuration table.
  • Housiey: an all-inclusive range of Rs 1.40 Cr to Rs 2.20 Cr, with a 2 BHK at Rs 1.40 Cr and 3 BHK homes at Rs 1.80 Cr and Rs 2.20 Cr. The same page marks the 805 sq ft 2 BHK as sold out on its price sheet while the FAQ still offers it.
  • PropNewz: from about Rs 1.45 Cr for a 2 BHK, with 3 BHK prices described only as higher.

Why do the numbers not agree?

Some portals quote a base price, some an all-inclusive price, and some a starting rate for the smallest unit on a low floor. Pages are also updated on different dates. Housiey's page says it was last updated on 30 April 2026, and a PropNewz blog says it was updated on 26 August 2026 but also refers to May 2026. The only price that counts is the one in the cost sheet you sign. Ask for it in writing and add up base price, floor rise, parking, club membership, corpus and maintenance deposits, and taxes. I could not find a published launch price list, so I cannot tell you how prices have moved since March 2026.

What amenities does Brigade Lumina list?

Brigade's project page lists a temperature-controlled swimming pool with a kids' pool, a pickleball court, a basketball practice court, a futsal court, a reflexology park, a seating deck and a pet park. The exchange filing adds a clubhouse of more than 15,000 sq ft and sports courts. Brigade's blog mentions a gym, tracks, a multipurpose hall, an amphitheatre and children's play areas.

How do the portal amenity lists compare?

NoBroker has two lists that do not match each other. One includes a jogging track, indoor games, a community hall, a badminton court and a gym. The other includes a jacuzzi, tot-lot, outdoor gym, celebration lawns and seating decks. Housiey says "80+" amenities in one place and "19+" in another. I would ignore the counts. Ask which facilities sit in the clubhouse, which are outdoors, whether there is a separate membership fee, and whether everything opens at possession or in stages. A temperature-controlled pool also carries running costs that reach you through maintenance charges.

How well connected is Brigade Lumina?

The project's strongest connectivity point is the metro. The Green Line extension is operating, and two stations lie within walking or short auto distance by different sources. For road links, Brigade's blog says the site has direct access to NH 44 and NICE Road, with the Peripheral Ring Road planned. Note that Brigade's blog calls Tumkur Road NH 48, while its project description says NH 44. Highway numbering has changed over the years, so I use the road name, Tumkur Main Road.

How far are the metro stations, and why do sources differ?

The exchange filing says the project is about a five-minute walk from Manjunathanagara Metro Station on the Green Line. NoBroker says Chikkabidarakallu station is 1.1 km and Manjunatha Nagara station 1.8 km. Housiey says Chikkabidarakallu station is 1 km. PropNewz says Manjunatha Nagara is 450 m and Chikkabidarakallu 600 m. Brigade's project page says only that the metro is nearby. These figures cannot all be right. Measure from the actual entry gate to the station entrance on a map and walk it once before you rely on any of them, including the five-minute claim.

What are the reported distances to other places?

Brigade's project page gives the following distances. They are the developer's figures and I could not check the routes.

PlaceDistance on Brigade's pageNotes
IKEA1 kmHousiey says 2.7 km
Delhi Public School5 kmBranch not named
Yeshwanthpur Railway Station8 kmNot independently confirmed
Orion Mall10 kmNot independently confirmed
WTC complex10 kmNot independently confirmed
Manipal Hospital10 kmBranch not named
Kempegowda International Airport27 kmNoBroker gives no airport distance

The same page also lists KR Puram at 7 km, Whitefield at 11 km and Hebbal at 23 km. Those three look internally inconsistent, since Hebbal lies much closer to Tumkur Road than Whitefield does, so I do not rely on them. I found no source for the distance to Peenya industrial area or Majestic beyond Brigade's general statement that the industrial area is accessible. Test the drive to your workplace at your own commute time. I would do this at peak hour on a weekday, because Tumkur Road traffic near Nagasandra and Peenya can be slow.

What are schools, hospitals and daily life like around Lumina?

Daily life around Lumina is a mix of an established industrial and residential belt and newer apartment blocks. Schools and hospitals are available within a few kilometres, according to portal lists, but distance figures come from portals and I did not verify them. NoBroker also lists nearby banks and bus stops without distances.

Which schools are nearby?

NoBroker lists ShreeRam Public School at 1.9 km, Sagar Convent School at 2.1 km, Oxford Public School at 3 km and Widia Poornaprajna PU College at 3 km. For colleges it lists Jindal College for Women at 3.6 km and Mount Shepherd Group of Institutions at 3.7 km. Brigade's page lists Delhi Public School at 5 km and Brigade School at 10 km.

Which hospitals can I reach?

NoBroker lists Aradhya Hospital at 1.3 km, Kashyap Hospitals at 2.7 km and GJM Hospital at 3.6 km. Housiey lists Manav Charitable Hospital at 900 m. Brigade's page lists Manipal Hospital at 10 km. I did not verify the emergency or specialist facilities at any of these. If you have older parents or young children, map the nearest emergency-capable hospital and time the drive yourself, since kilometres hide the traffic effect.

Who is Brigade Lumina suitable for?

Lumina suits buyers who want a branded, mid-density apartment in North-West Bengaluru, who want a metro station nearby, and who can wait several years for possession. It is a weaker fit for buyers who need to move within a year, who commute daily to Whitefield or Electronic City, or who stretch their finances to reach the entry price.

Which buyers fit best?

  • Families who work around Peenya, Yeshwanthpur, Jalahalli or Nagasandra and want a shorter commute than they have now.
  • Buyers who plan to use the Green Line for office travel and want a station within walking distance.
  • Households that prefer 2 and 3 BHK homes in a three-tower layout over a very large township.

Who should think twice?

If your income needs a quick return, or if a loan would leave little margin, run the numbers first. Our home affordability calculator shows the loan size your income supports. A possession date between late 2029 and 2030 (depending on the source) means paying construction-linked instalments and probably rent elsewhere for years.

How should I plan the financing and the extra costs?

Plan for the base price plus GST, stamp duty, registration, parking, club membership, corpus and maintenance deposits, loan processing fees and interiors. Housiey says a minimum down payment of Rs 14 lakh including taxes is needed and that the plan is construction-linked with up to 90 percent loan possible. That is one portal's statement, so confirm it with the developer. The rates below are for orientation only and need verification.

What are the stamp duty and registration charges?

A PropNewz blog states 5 percent Karnataka stamp duty and 1 percent registration. I have not confirmed the current rates, cess or surcharges against an official notification for this page, so treat those percentages as unverified. Use our stamp duty and registration calculator before you budget. Stamp duty is charged on the higher of the agreement value and the guidance value, so ask what guidance value applies to the survey number.

Is GST payable on an under-construction flat?

GST applies to under-construction residential property, and the rate depends on the flat's category. I have not verified the current rate or any recent change for this page. Ask the developer to show GST as a separate line in the cost sheet and confirm the rate with your chartered accountant. PropNewz mentions about Rs 4 to 10 lakh for floor rise, parking, club entry and corpus. That is a blog estimate, not a price list.

How should I estimate the home loan EMI?

Loan size, interest rate and tenure set the EMI. With a construction-linked plan you pay interest only on the amount disbursed so far, and the full EMI starts after possession. Brigade's page includes an example EMI calculator, which shows Rs 33,038 a month on a Rs 25 lakh loan at 10 percent over 15 years. That is a worked example, not a bank offer. Run your own scenarios in our EMI calculator with several loan sizes and rates. Housiey lists ten banks as offering loans for the project, including State Bank of India, HDFC Bank, ICICI Bank and Axis Bank. That list is from a portal, so confirm approval with your own lender before you book.

What is the resale and rental outlook?

I have no verified resale or rental statistics for Lumina, because the homes are not built and the project is only months into sales. What I can offer is a way to judge it yourself.

What drives rents on the Tumkur Road corridor?

Rents in this belt depend on industrial and service hiring around Peenya and Yeshwanthpur, on metro access, and on how many competing new homes reach the market in the same years. Brigade's corridor blog quotes gross rental yields of 3 to 4.5 percent for well-maintained projects, without a date or method. That is a developer's blog, so treat it as a claim and not a fact. Check live rents for ready 2 and 3 BHK homes near Nagasandra and Chikkabidarakallu before assuming a yield. Our rental yield calculator lets you test different rent and price pairs.

What could help or hurt resale value?

Helpful factors include a listed developer, a working metro station nearby, on-time delivery and a clean title. Factors that hurt value include a delayed handover, heavy competing supply, traffic on Tumkur Road, and high maintenance charges for amenities that few residents use. No honest advisor can promise appreciation, and I will not quote a percentage for Lumina.

What due-diligence checks should I run before paying?

Before you pay a booking amount, check the RERA record, the title chain, the approvals, the payment plan and the agreement terms. This is the stage buyers skip most often, and the costliest mistakes happen here.

How do I verify the RERA registration?

Open the Karnataka RERA portal and search for PRM/KA/RERA/1251/309/PR/230326/008545. Read the project page: the promoter name, the land details, the number of towers and units, the proposed completion date, the quarterly progress reports and any complaints. You can also try our RERA project lookup tool. Compare what you find with what the sales team says. The registered unit count and the completion date are the two figures I would check first, since portals disagree on possession and Brigade's own page leaves it blank.

What should I read in the agreement?

Read the delivery date, the delay compensation clause, the cancellation terms, the carpet and super built-up areas, parking allotment, specifications, the payment schedule linked to construction stages, and the maintenance handover terms. Our builder-buyer agreement checklist for Karnataka lists clauses to look at first. Ask the developer for the draft agreement before you pay, not after.

Does it matter that this is a joint development?

It matters for the paperwork. Ask who owns the land, whether the landowner has signed the sale authority, how the landowner's share of units is handled, and whether any units belong to the landowner and are sold separately. Have an independent lawyer read the legal title report.

Which documents should I collect?

Collect these before you commit funds. Each one answers a specific risk.

  • RERA registration certificate and a printout of the project page for your tower.
  • Sanctioned building plan and the commencement certificate.
  • Legal title report and an encumbrance certificate for the land, reviewed by an independent lawyer.
  • A summary of the joint development arrangement and the landowner's consent.
  • Land conversion order and other approvals, including environmental and fire clearances where they apply.
  • The draft agreement for sale, the cost sheet and the payment schedule.
  • The specification annexure and the floor plan of your unit with carpet and super built-up areas stated.
  • Bank approval letters from your lender for the project.
  • Receipts for every payment, with the project's RERA collection account named.

What about property tax, khata and civic administration?

Property tax and khata for a new apartment are handled by the local body with jurisdiction over the land. I could not confirm which authority will issue the khata and collect property tax for Chikkabidarakallu, which is in Dasanapura Hobli on the city's north-west edge, and municipal boundaries in the Bengaluru region have been reorganised recently. That decides the khata type, the tax rate and the building by-laws.

Which authority issues the khata?

Ask the developer in writing which authority approved the plan and which will issue the khata at possession, and ask for the plan approval number. Our guide to the khata certificate and khata extract explains the types and why lenders care about them. Do not assume a rule that applies inside the older city limits applies here.

How does Brigade Lumina compare with other options nearby?

Lumina sits among other apartment launches and ready projects on and around Tumkur Road. I have not listed competing project prices on this page, because I could not verify them to the standard I want.

How should I compare it with other projects?

Compare the same items for each project: carpet area, all-inclusive price per carpet sq ft, delivery date on RERA, the developer's record on earlier projects, walking distance to a metro station, school access and any resale evidence in ready phases. Our property comparison tool lays these side by side. Visit at least three projects and compare written cost sheets, not brochures.

What are the common questions about Brigade Lumina?

Is Brigade Lumina RERA registered?

Yes. Brigade's project page and three portals list the Karnataka RERA number PRM/KA/RERA/1251/309/PR/230326/008545, and PropNewz gives the registration date as 23 March 2026. Check the number on the Karnataka RERA portal yourself before paying anything.

How many homes are in Brigade Lumina?

Brigade's project page lists 416 apartments in 2 BHK and 3 BHK sizes, and NoBroker and PropNewz agree. The page does not split the total by type or tower, so ask the developer for the unit schedule.

What is the starting price of Brigade Lumina?

Brigade's page shows Rs 1.45 Cr onwards with an asterisk, and says taxes and government charges are extra. NoBroker shows Rs 1.74 Cr to Rs 2.94 Cr and Housiey shows Rs 1.40 Cr to Rs 2.20 Cr. Only the written cost sheet counts.

When is possession of Brigade Lumina expected?

Brigade's page does not state a date. NoBroker says December 2030 and Housiey says 1 December 2029, while PropNewz says it is to be confirmed through the RERA filing. Read the date on the RERA page and in your agreement.

Is Brigade Lumina near a metro station?

Yes. The Green Line stations at Manjunathanagar and Chikkabidarakallu opened on 7 November 2024. Distances in sources range from a five-minute walk to 1.8 km, so measure the walk yourself.

How far is Brigade Lumina from the airport?

Brigade's page says Kempegowda International Airport is 27 km away. I did not verify the route or travel time, so test the drive at your own hour.

How big is the Brigade Lumina site?

Brigade's page says 3.97 acres, the exchange filing says 4.11 acres, and portals round to 4 acres. The difference is small but unexplained.

Is Brigade Lumina a good investment?

I cannot promise returns for any project. Lumina has a listed developer, an operating metro station nearby and a low-density layout, but possession is years away and several key facts are not confirmed. Buy only if the home suits your own use, the numbers work on your budget, and the paperwork passes your checks.

What should I do next?

If Lumina is on your shortlist, start with three steps. First, request the written cost sheet and the draft agreement. Second, look up the RERA registration on the official portal and compare the completion date with the agreement. Third, run your own numbers on the EMI and affordability tools. If you want a second pair of eyes on the agreement or a comparison with other Tumkur Road projects, you can reach our team through the contact details on this site.

Note: The legal and financial points on this page have not been reviewed by a named legal professional. Figures for price, area, unit count, possession and distances are taken from public sources that sometimes disagree, and several could not be confirmed. Verify the RERA number on rera.karnataka.gov.in before paying any booking amount. Developer information is available on the official Brigade Lumina page.
