Prestige Parklane is a high-rise apartment project by the Prestige Group in the KIADB Hi-Tech Defence and Aerospace Park, Phase 2, near Devanahalli in North Bengaluru. Prestige lists it on its project page as 2 and 3 BHK flats in Devanahalli, but we could not read the details on that page. Most figures here therefore come from portals and sales-partner sites that disagree with each other. This page marks each figure by source and lists what to check before you pay a token amount.

What is Prestige Parklane?
- Developer: Prestige Group. One sales-partner site names the promoter entity as Apex Realty Management Private Limited, which we could not confirm
- Location: Plot 24, KIADB Hi-Tech Defence and Aerospace Park Phase 2, Devanahalli, per a sales-partner site. A portal gives pin code 562135
- Type: High-rise apartments, about 9 towers and about 1,788 homes where portals agree
- Land: About 12 acres for the residential part, per most portals
- Possession: December 2030 per two sources and December 2031 per another. None comes from Prestige
- Status: Pre-launch. Sources disagree on whether a RERA number exists
Prestige's page title lists 2 and 3 BHK flats, while portals add 1 BHK homes. Until Prestige or the RERA filing confirms the unit mix, plan on 2 and 3 BHK only.
Which sizes and prices are reported for Prestige Parklane?
Sources disagree on sizes. One portal lists 1 BHK at about 550 sq ft, 2 BHK at 800 to 1,000 sq ft and 3 BHK at 1,400 to 1,800 sq ft. Another quotes carpet areas of 330 sq ft for 1 BHK, 480 to 600 sq ft for 2 BHK and 840 to 1,080 sq ft for 3 BHK. The first set may be built-up area and the second carpet area, but neither comes from Prestige, so ask which area basis any quote uses.
Prices are also unconfirmed. Portals show 1 BHK from about ₹65 lakh to ₹74 lakh, 2 BHK at about ₹1 crore to ₹1.3 crore and 3 BHK at about ₹1.55 crore to ₹2.2 crore, and a news portal says price on request with a benchmark of ₹8,000 to ₹11,500 per sq ft. Does Prestige Parklane have a RERA number?
Reports conflict, so we are not printing a number. The one ending 000174 that appears on some listings is the RERA agent registration of the Homz N Space portal, not a project number. A sales-partner site shows a project-format number approved in September 2026, which we could not match on the Karnataka RERA portal. Three other portals say the project has no registration yet. A sales-partner site also says environmental clearance had not been issued on 17 September 2026. Search by promoter name on the Karnataka RERA portal and ask Prestige for the registration and the clearance in writing before any booking money moves.
What amenities are reported?
Portals list a 50,000 sq ft clubhouse, swimming and kids' pools, a gym, a yoga deck, a mini-theatre, a spa, an amphitheatre, jogging and cycling tracks, indoor games, a play area, a pet corner, a meditation zone and landscaped gardens. One sales site adds a cricket net, a multi-court, padel and pickleball, a community hall, rainwater harvesting and a sewage treatment plant. Treat this as a marketing list until it appears in the approved plan.
Where is Prestige Parklane and how far is the airport?
Distances conflict by source. The Satellite Town Ring Road (STRR) is placed 1.9 to 3.3 km away by road. The airport is given as 8.8 km by one portal, about 6 km in a straight line but 19 km by road by a sales site, and 15 minutes by another. Devanahalli town centre is 9.2 km, Chanakya University 2.6 km and Airport Road 3.8 km. The nearest metro, at the airport terminals, is under construction and is placed 8 to 18 km away. Can homes be sold inside a KIADB industrial park, and what should you ask for in writing?
They can be sold only if the land terms allow residential use, and we could not confirm that for Parklane. We make no claim about the status of this land. We are telling you which paper answers the question. KIADB is the state industrial areas board. Its published answers to allottees treat vacant land and built structures differently: vacant land cannot be passed on by sublease, while a building can be passed on only with KIADB's approval. We found no KIADB source that describes apartments being sold to retail buyers on an industrial plot, so the allotment terms for this land are the document to read.
A sales-partner site describes the site as Plot 24 of the park, which is how an allotted plot is numbered. That makes the question fair to ask, even though the answer may well be a clean yes. Put these requests to Prestige in writing and keep the replies:
- The KIADB allotment letter for the plot and the lease-cum-sale agreement, with every condition attached.
- KIADB's written approval for residential use, and for the sale or sub-lease of apartments, if the agreement requires one.
- A plain statement of what a buyer receives: an undivided share of land under the Karnataka Apartment Ownership Act, 1972, a sub-lease, or something else, and for how many years if it is a lease.
- The draft sale agreement and the deed of declaration for the apartment complex.
- Confirmation that your own bank's legal team has cleared the project for a home loan.
The last point is practical. A lender reads title papers more closely than most buyers, and a refusal at that stage costs you time while your booking money is already with the developer.
Keep a dated copy of every reply. If Prestige's answer changes between two visits, the change is itself information, and you are entitled to ask which version is correct and why.
If Prestige answers the first three requests with documents, the KIADB question is settled for you. If it answers with a brochure, it is not.
What does the aerospace park land-acquisition news say about this site?
It says nothing about Parklane by name, and we found no source that connects the two. The news is still worth knowing, because it shows how fast the status of land around the park has changed. KIADB runs an Aerospace and Defence Park around Devanahalli of about 1,000 acres. It planned to add 1,777 acres across 13 villages. The Deccan Herald reported in June 2025 that 495 acres were dropped, which left 1,282 acres to acquire (1,777 minus 495). Reports in December 2025 said the whole acquisition had been denotified, while the industries minister told the Assembly that the park plan continues. One property portal claimed fresh notices for 439 acres. That contradicts the press and we could not verify it.
What the news does not tell you matters more. It does not say whether the Phase 2 area in which Prestige places Parklane overlaps any expansion village. It does not say whether a notice, a denotification or a court case touches this plot. Two conflicting reports six months apart also mean that a figure in a brochure can be out of date by the time you read it, so note the date of every source you rely on. Ask for:
- The survey numbers of the plot, so you can check them against village records.
- An encumbrance certificate, which lists registered charges and transfers on the land.
- A dated written statement that no acquisition notice, denotification order or litigation affects the plot.
- The date of allotment, which shows whether it came before or after any notice.
Why should a township of this size have an environmental clearance?
A project of about 1,788 homes on about 12 acres places heavy demands on water, sewage and roads, so treat an environmental clearance as a paper to ask for and read. We state no size threshold, because we have not verified the current notification. What the page does record is the status: a sales-partner site said on 17 September 2026 that environmental clearance had not been issued.
There is one more reason to look. The Karnataka State Pollution Control Board requires a sewage treatment plant in apartment projects of 50 or more units. Parklane is reported at about 36 times that figure (1,788 divided by 50), so the plant is a large installation that someone must build, run and pay for. Residents usually pay through maintenance charges once the developer hands over.
When you receive the clearance, read it for these points:
- The date of issue and the validity period.
- The built-up area and number of homes it covers, compared with the sanctioned plan and the RERA registration.
- The conditions on water source, sewage treatment capacity, rainwater harvesting, tree cover and parking.
- The company holding it, which should match the promoter named on the RERA page.
The same sales-partner site that reported the missing clearance also showed a project-format RERA number approved in September 2026, which we could not match on the Karnataka RERA portal. If a registration exists and the clearance does not, ask Prestige to explain the order of events in writing.
Do 9 towers and 1,788 homes add up on 12 acres?
They add up to a dense project, and the figures come from portals, not from Prestige or a RERA filing. Where portals agree, Parklane has about 9 towers and about 1,788 homes on about 12 acres of residential land. Run the sums.
- 1,788 homes divided by 9 towers is about 199 homes per tower.
- 1,788 homes divided by 12 acres is about 149 homes per acre.
- 12 acres is 522,720 sq ft of land (12 times 43,560), so each home has about 292 sq ft of land, counting roads, open space, the clubhouse and everything else.
- A 50,000 sq ft clubhouse, the size portals report, is about 28 sq ft of clubhouse floor per home.
These are rough numbers. The 12 acres may include or exclude parts of the site, and the home count may change at sanction. They still give you a way to test a brochure. A sales executive who describes wide lawns, few neighbours per lift and a quiet clubhouse is describing a different density from the one the numbers suggest.
Density shapes daily life. About 199 homes per tower means long lift waits at peak hours unless the plan has enough lifts per core, and a large resident count sharing parking, visitor parking and gate queues. Ask for the floors per tower, lifts per tower, parking slots per home and number of gates. None of these are in the sources we read. The sanctioned plan is where the count is fixed, so ask for it.

How should you read the sizes and the price per square foot?
Read the two size lists as the same homes on two bases, then confirm that with Prestige. One portal lists 1 BHK at about 550 sq ft, 2 BHK at 800 to 1,000 sq ft and 3 BHK at 1,400 to 1,800 sq ft. Another quotes carpet areas of 330, 480 to 600 and 840 to 1,080 sq ft. The ratio is the same every time: 330 over 550, 480 over 800, 600 over 1,000, 840 over 1,400 and 1,080 over 1,800 all equal 60 percent. So the first list is probably built-up area and the second carpet area, with a loading of about 40 percent. In a 3 BHK sold at 1,800 sq ft, you may live in about 1,080.
Now set the reported prices against those sizes. These are our own sums on unconfirmed figures, a way to question a quote and not a price list.
- 1 BHK: ₹65 lakh on 550 sq ft is about ₹11,818 per sq ft. ₹74 lakh is about ₹13,455.
- 2 BHK: ₹1 crore on 1,000 sq ft is ₹10,000. ₹1 crore on 800 sq ft is ₹12,500. ₹1.3 crore on 1,000 sq ft is ₹13,000.
- 3 BHK: ₹1.55 crore on 1,400 sq ft is about ₹11,071. ₹2.2 crore on 1,800 sq ft is about ₹12,222.
- On carpet area, ₹1 crore for 480 sq ft is about ₹20,833, and ₹1.3 crore for 600 sq ft is about ₹21,667.
One news portal gives a benchmark of ₹8,000 to ₹11,500 per sq ft. That would put a 1,000 sq ft home at ₹80 lakh to ₹1.15 crore, and several figures above sit higher. The gap could come from floor-rise or parking charges, or from a portal's rounding. We cannot tell. Compare projects on RERA carpet area, which excludes external walls, shafts, the balcony and the terrace. The agreement should state it on its own line.
What will Parklane really cost at ₹1.0 crore and ₹1.9 crore?
At ₹1.0 crore, upfront cash is about ₹32.6 lakh and the EMI is about ₹69,426 at 8.5 percent. At ₹1.9 crore, upfront cash is about ₹61.9 lakh and the EMI is about ₹1.32 lakh. Both prices are illustrative points inside the portal ranges, not a Prestige price sheet. We assume an 80 percent loan over 20 years, stamp duty and registration at the 7.6 percent that developer calculators quote for a flat above ₹45 lakh, and 5 percent GST on an under-construction apartment.
At ₹1.0 crore:
- Down payment, 20 percent: ₹20 lakh. Loan: ₹80 lakh.
- Stamp duty and registration at 7.6 percent: ₹7.6 lakh. GST at 5 percent: ₹5 lakh.
- Upfront cash: ₹32.6 lakh, before parking, club fees and deposits.
- EMI: ₹69,426 at 8.5 percent, about ₹74,570 at 9.5 percent. Interest over 20 years at 8.5 percent: about ₹86.6 lakh.
At ₹1.9 crore:
- Down payment: ₹38 lakh. Loan: ₹1.52 crore.
- Stamp duty and registration: ₹14.4 lakh. GST: ₹9.5 lakh.
- Upfront cash: ₹61.9 lakh.
- EMI: ₹1,31,909 at 8.5 percent, about ₹1,41,684 at 9.5 percent. Interest over 20 years at 8.5 percent: about ₹1.65 crore.
The duty base is the higher of the sale price and the government guidance value. Registration is reported at 2 percent from 31 August 2025. Which transport promises near Parklane are firm, and which are not?
Road access is what you can use today. Rail and metro are targets, and the dates keep moving. Earlier on this page we placed the Satellite Town Ring Road 1.9 to 3.3 km away by road. Swarajya, citing the Times of India on 6 August 2026, reported that about 144 of the 288 km were expected to be operational by November 2026. Which sections serve Parklane is something to confirm on the NHAI maps.
For the airport, Terminal 2 phase 1 opened in November 2022 with a capacity of 25 million passengers a year, and phase 2 is reported around 2028. The Blue Line metro to the airport is under construction. Late August 2026 reports, citing the state development minister, put Hebbal to airport around September 2027 and the full line in March 2028, while an early August report said 72 percent was complete with phased opening from mid-2027. Those dates conflict, so read them as targets.
The suburban rail line from the city station to Devanahalli is Corridor 1, the Sampige line under K-RIDE. Its alignment is approved, and we could not verify an opening date. Treat the ring road and airport as present or near-term, the metro as a target you may use in the second or third year of ownership, and the suburban line as unscheduled. Do not pay a premium for a transit line with no confirmed opening.
What are the commute realities from Parklane?
They depend on which distance you trust, because the sources disagree widely. The airport is given as 8.8 km by one portal, about 6 km in a straight line but 19 km by road by a sales site, and 15 minutes by another. The straight line and the road distance differ by more than three times, and a 15 minute trip fits neither the 19 km road figure nor, at peak hours, the 8.8 km one.
The other distances on this page are steadier. Airport Road is 3.8 km away, Chanakya University is 2.6 km and Devanahalli town centre is 9.2 km. The nearest metro, at the airport terminals, is placed 8 to 18 km away and is not yet open. For a family, a trip to town for schools, a hospital or a market is about 9 km each way. Nothing in our sources gives a travel time to Hebbal or the city, so we give none.
Do this before you book:
- Drive from the site address to the airport on a weekday morning and again in the evening, and record both times.
- Drive to Devanahalli town at 9 am and at 6 pm.
- Ask Prestige which gate the project will use and where it joins Airport Road or the ring road.
- Ask who maintains the roads inside the park.
A buyer working at the airport, in the aerospace park or at the nearby university has the strongest case for this address. A buyer who works elsewhere should test the trip in person.

What does the RERA registration need to show before you pay?
It needs to show the right promoter, the right land, a completion date and an escrow account, and you should read all four. We print no RERA number for Parklane because sources conflict. The Real Estate (Regulation and Development) Act, 2016 gives you these tools:
- Section 4(2)(l)(D): the promoter must deposit 70 percent of the money collected from buyers in a separate escrow account, to be used for the project.
- Section 13: the advance a promoter may take before signing a registered agreement for sale is capped at 10 percent of the price.
- Section 12: if you lose out because of a false statement in a brochure or advertisement, you can claim a remedy. Keep every brochure and screenshot.
- Section 18: if the promoter fails to deliver by the agreed date, you can take a refund with interest, or stay and receive interest for every month of delay. Karnataka's rules set the interest at the State Bank of India highest marginal cost of lending rate plus 2 percent, as reported by a legal database.
- Extension: a promoter can apply to extend the registration in the three months before it expires.
Read the promoter name, project name, land description, completion date and tower count on the registration, and compare each with this page and the brochure. If the registration names a different company from the one on your cheque, stop and ask. Promoters file quarterly updates on the Karnataka RERA portal, due on 15 January, April, July and October as one professional blog notes. Read the last three before you pay a stage instalment. Two sources give possession as December 2030 and one as December 2031, and a gap of 12 months changes both your rent-versus-EMI plan and the date from which delay interest would run.
What mistakes do buyers make in a pre-launch booking?
The common mistake is paying before the paper exists. Our sources describe Parklane as pre-launch, and they disagree on whether a RERA number exists. These are the errors we would help you avoid.
- Paying on a portal price. A portal figure is not an offer. Get a written price sheet with every line item.
- Treating a token as refundable. We found no rule that makes a pre-launch deposit refundable. A Karnataka RERA order of April 2024 returned a ₹1 lakh booking fee in full, though a single order sets no general rule.
- Paying past 10 percent without a registered agreement. Section 13 says that is not allowed, so ask what the amount is called and what it buys.
- Ignoring the promoter entity. One sales-partner site names Apex Realty Management Private Limited, which we could not confirm. Ask who signs your agreement and who holds the allotment.
- Booking on a portal's unit mix. Confirm the type, carpet area and floor in the draft agreement. Prestige's page title lists 2 and 3 BHK, and the 1 BHK is unconfirmed.
Keep one folder with the RERA certificate, sanctioned plan and commencement certificate, the environmental clearance, the KIADB allotment letter, the title chain with the encumbrance certificate, the draft agreement with the delay clause, parking terms and maintenance deposit, and a receipt for every payment from the company named on the RERA page. If one document is missing, ask when it will exist, and do not pay a stage instalment until it does.
How should you think about resale and rent at Parklane?
Think of resale and rent as questions about supply and tenants, not returns, because we found no verified figure and promise none. Parklane is reported at about 1,788 homes. If they reach possession around the same time, many identical flats may come to the resale and rental market together, and each owner competes with the others for the same tenant.
These questions size the risk:
- Who will rent here? The likely tenants work at the airport, in the aerospace park and at the nearby university. We have no verified count of those jobs or their rent budgets, so ask local brokers for current asking rents on completed flats around Devanahalli, and compare at least three.
- What is the carrying cost? At the illustrative ₹1.0 crore case the EMI is about ₹69,426 at 8.5 percent. A flat that stays vacant for months still costs that, plus maintenance.
- What will maintenance be? A large clubhouse and a large sewage treatment plant carry running costs. Ask for the proposed monthly charge per sq ft.
- How easy will resale be? A buyer's bank will want the same papers you collected, so a clear KIADB position and a clean RERA record will help.
Read our notes on the wider area, but weigh them against the single-project facts above. Buy a home you can afford to hold through a slow first resale, and treat any future rise as a bonus, not a plan. A useful test: could you carry the EMI at 9.5 percent for a year with no rent coming in?
What should you check before paying?
- Ask for the KIADB allotment letter and its conditions. Residential apartments inside an industrial and aerospace park need terms that allow residential use.
- Get the RERA registration and the environmental clearance, and read the completion date in them.
- Get the unit mix, carpet areas and the all-inclusive price in writing.
