Direct answer: This directory lists 50 sub-registrar offices across the Bengaluru region, 42 in Bengaluru Urban district, four in Bengaluru Rural and four in Ramanagara, taken from the Karnataka government's own spatial dataset. Your property must be registered at the office holding jurisdiction over its survey number, not the one nearest your home or office. Because jurisdiction is assigned by survey number and village boundary, the only authoritative check is the Kaveri 2.0 portal.
Why does the correct sub-registrar office matter?
A sale deed presented at the wrong office is refused. That is not a formality that gets waived on the day. Every office under the Department of Stamps and Registration holds jurisdiction over a defined set of survey numbers and village boundaries, and a Sub-Registrar has no authority to register an instrument for land outside that boundary.
The office also holds the record from which your Encumbrance Certificate is generated. When you search an EC, the system queries the office with jurisdiction over that survey number. So the office is not merely where you sign, it is the custodian of that property's transaction history. How do I find which sub-registrar office covers my property?
Work from the survey number, never from the postal address. Two plots on opposite sides of the same road can fall under different offices where a village boundary runs between them.
- Take the survey number from the title deed or the latest RTC extract.
- Open the Kaveri 2.0 portal at kaveri.karnataka.gov.in and use the office or EC search with district, taluk, hobli and village.
- Cross-check against an existing Encumbrance Certificate for the property. The office name is printed in the EC header, which is the most reliable confirmation available to a buyer.
- Where the property sits on a boundary or in a recently absorbed village, confirm with the District Registrar before booking a slot.
Properties on the urban fringe deserve particular care. What happens if you register at the wrong office?
The document is refused at presentation. You lose the slot, and any stamp paper already purchased remains valid but the appointment must be rebooked. Where the error is caught later, the position is more serious: an instrument registered by an officer without jurisdiction is open to challenge, and lenders conducting title diligence treat it as a defect. What should you carry to the appointment?
Requirements vary with the instrument, but for a straightforward sale deed the office will expect the draft deed on the correct stamp value, proof of payment of stamp duty and registration fee, identity and PAN for both parties and the witnesses, the latest tax paid receipt, the Khata document, and an Encumbrance Certificate covering the relevant period. Calculate the amount payable before you arrive rather than at the counter. What comes after registration?
Registration transfers title but does not update the municipal or revenue records. Two further steps follow. Office names and coordinates are reproduced as the government records them. Nothing on this page has been copied from a competing directory or a commercial listing site.
Jurisdiction boundaries are not reproduced here. The department assigns them by survey number, and publishing a locality-to-office mapping would create a false impression of precision that could send a buyer to the wrong counter. Where the two conflict, the Kaveri portal governs.
