Rohan City Mangalore — The Most Complete Address on Bejai Main Road

Rohan City is Mangalore largest integrated residential and commercial development, built by Rohan Corporation on Bejai Main Road — the city primary commercial and connectivity spine. Spread across 3.32 acres, the project rises 27 floors with 546 homes across 1, 2, and 3 BHK configurations, woven through a base of 2,27,250 square feet of integrated retail, commercial, and lifestyle space. RERA registration number: PRM/KA/RERA/1257/334/PR/211122/005492.

This is not a standalone apartment tower. Rohan City is designed as a self-contained urban ecosystem — a concept far more common in Bangalore and Mumbai than in coastal Karnataka. The commercial podium at the base houses cafes, offices, retail outlets, and service businesses. Above it, residential floors offer homes with direct access to everything below, without leaving the complex.

The project was launched in November 2022 with possession targeted for December 2025. As of mid-2026, the project is in advanced stages of construction and represents one of Rohan Corporation most ambitious undertakings in 32 years of Mangalore real estate development.

Location: Why Bejai Main Road Is the Right Address

Bejai is one of Mangalore most established and well-connected localities. Bejai Main Road runs parallel to the city commercial heart, providing direct access to Mangaluru Central Railway Station (under 3 km), Mangaluru Junction, the main bus stand, and the primary hospital district including Prasad Netralaya Eye Hospital and KMC Hospital.

The locality is mature — schools, colleges, banks, markets, and medical facilities are all within walkable or short-drive distance. Unlike peripheral areas such as Surathkal or Deralakatte where infrastructure is still catching up to development, Bejai is already fully serviced. This makes it particularly attractive for end-users rather than pure investors — families who want to live in the property from day one rather than wait for the surrounding area to develop.

Mangaluru Central Railway Station connectivity is a significant advantage for residents who travel frequently — both for business and for NRI family members arriving from Mangaluru International Airport (approximately 18 km via NH-66).

Project Specifications

Rohan City offers three apartment configurations across its single 27-floor tower on a 3.32-acre campus. All units are Vaastu-compliant with vitrified tile flooring, UPVC windows, modular electrical fittings, and AC provision in all bedrooms.

1 BHK Apartments: Carpet area from 700 sq ft. Priced from approximately Rs 46.67 lakh onwards. Entry-level configuration ideal for working professionals, young couples, and rental investors seeking strong yield in a high-demand Bejai location.

2 BHK Apartments: Carpet area 1,075 to 1,135 sq ft. Priced from approximately Rs 81 lakh onwards. Primary configuration for families. Includes AC provision in all bedrooms, 4 KW power with single-phase meter, TV and computer points, and two-way light controls.

3 BHK Apartments: Carpet area 1,405 sq ft. Priced from Rs 1.05 crore to Rs 1.13 crore. Full family configuration with 5 KW power provision, night lamp provision in all bedrooms, and modular kitchen-ready layout. Approved by HDFC, ICICI, Axis, SBI, Kotak, and Vijaya Bank for home loans.

Total units: 546 across 27 floors. Integrated commercial space: 2,27,250 sq ft across ground and podium levels.

Amenities

Rohan City amenities are designed for a community of 546 families with diverse needs across age groups. The clubhouse serves as the social and recreational hub. The infinity pool is a signature feature — uncommon in this price bracket in Mangalore. Additional water features include a separate children pool.

Fitness facilities include a fully equipped gymnasium. Leisure amenities include a mini theatre for private screenings, a bar and chill-out lounge, and a reflexology park. Family amenities include a children play area with age-appropriate equipment, landscaped gardens, and a multipurpose hall for events. Infrastructure includes lifts, covered car parking, 24/7 power backup, water storage, and waste disposal systems with security monitoring.

Investment Case: Bejai Real Estate in 2026

Bejai Main Road has been one of Mangalore most consistently in-demand residential addresses for over two decades. Unlike emerging corridors where appreciation depends on future infrastructure delivery, Bejai is fully developed — the roads, hospitals, schools, and commercial zones are already in place. This reduces the risk profile significantly for buyers and investors alike.

Rohan City sits at the premium end of the Bejai market. With 1 BHK units starting at approximately Rs 46.67 lakh and 3 BHK units going up to Rs 1.13 crore, the project is priced competitively relative to the location. For NRI buyers specifically, the Bejai address carries strong rental appeal — proximity to KMC Hospital, Prasad Netralaya, and Mangaluru Central Railway Station means a broad tenant base of medical professionals, hospital staff, and business travellers.

The integrated commercial component is the most distinctive investment angle. The 2,27,250 sq ft of retail and commercial space at the base of the tower is expected to attract established brands, food and beverage operators, and co-working providers. Rainmakers Workspace, a premium co-working brand from Bangalore, has already signed an agreement to occupy the entire 4th floor of Rohan Square — a companion Rohan Corporation commercial project nearby — which signals strong corporate demand for Rohan-developed commercial space in this precinct.

Rohan Corporation: 32 Years in Mangalore

Rohan Corporation was established in 1994 by Dr. Rohan Monteiro and has delivered over 25 projects and 10 million square feet of residential and commercial space across Mangalore and coastal Karnataka. The company has served more than 7,000 families over three decades — a scale of delivery that is unmatched among local Mangalore developers.

Rohan City is the developer flagship project and the largest single development in the company history. It represents the accumulation of three decades of understanding what Mangalore families want — space, community, convenience, and quality — delivered in a single integrated address. Home loans for the project have been approved by HDFC, ICICI, Axis, SBI, Kotak, and Vijaya Bank, reflecting strong institutional confidence in the developer and project.

RERA Compliance

Rohan City is registered under Karnataka RERA with number PRM/KA/RERA/1257/334/PR/211122/005492, registered November 2022. All buyer funds are protected under RERA escrow requirements. Construction progress updates are filed quarterly with the Karnataka RERA authority. Buyers can verify the registration, approved plans, and construction updates at rera.karnataka.gov.in.

Rohan City vs Other Bejai and Mangalore Projects

Rohan Marina One (Surathkal): Rohan Corporation flagship luxury sea-facing project with 2, 3, and 4 BHK units from Rs 2.2 crore. Higher price point targeting luxury and NRI buyers. Surathkal location offers coastal lifestyle but less urban convenience than Bejai.

Prestige Valley Crest (Bejai): 1 to 3 BHK apartments from Prestige Group in the same locality. Comparable price range but without the integrated commercial component that defines Rohan City.

NorthernSky Excelsa (Kadri Hills): Premium green-certified 2 to 4 BHK in a hilltop location. Different buyer profile — Rohan City targets urban convenience seekers while NorthernSky targets buyers prioritising views and sustainability.

Rohan City is the only project in Mangalore that combines a prime Bejai Main Road address with an integrated mixed-use design at this scale. For buyers who want to live, work, and access lifestyle amenities within a single address, it has no direct competitor in the city.

Bejai as a Residential Address: What the Data Shows

Bejai is one of Mangalore most mature residential and commercial localities. Unlike newer development corridors in Deralakatte, Kulai, or Surathkal where infrastructure is still being built around new projects, Bejai arrived decades ago. The roads are wide and maintained. The social infrastructure — schools, hospitals, banks, markets, places of worship — is fully in place. This is the single most important distinction for end-users buying to live in the property from day one rather than waiting for an area to develop.

Bejai Main Road specifically is the commercial spine of the neighbourhood. The road connects directly to the Mangaluru Central Railway Station precinct to the south and opens northward toward the Kadri and Nanthoor junction. Property prices on Bejai Main Road have consistently held their value through multiple market cycles precisely because the location fundamentals do not depend on any single infrastructure project or employer.

KMC Hospital — one of Mangalore largest and most reputed tertiary care hospitals — is under 2 km from Rohan City. Prasad Netralaya, a nationally recognised eye hospital, is similarly close. For families with elderly members or young children, proximity to quality healthcare is not a luxury consideration but a baseline requirement. Bejai delivers on this without compromise.

For working professionals, Bejai connectivity to the main business districts of Mangalore city — Hampankatta, Bunder, Lalbagh, and the Kadri commercial zone — is direct and well-served by both private and public transport. The locality is also convenient for daily shopping, with established markets and retail outlets within walkable distance of the project site.

The Integrated Township Model: Why It Matters in Mangalore

The term integrated township is used loosely in Indian real estate marketing. At Rohan City, it has specific meaning. The 2,27,250 square feet of commercial and retail space at the base of the residential tower is not an afterthought or a single convenience store — it is a planned commercial precinct designed to operate as a self-contained neighbourhood hub.

In practical terms, this means that residents of Rohan City can access a range of services — groceries, dining, personal care, banking, and professional services — without leaving the complex. In a city like Mangalore where traffic and parking are increasingly problematic in central localities, the ability to meet daily needs within the building is a genuine quality-of-life advantage.

The commercial component also has investment implications. Commercial space in a high-footfall location like Bejai Main Road commands strong rental yields — typically 6 to 8 percent annually, higher than the 3 to 5 percent typical for residential. For buyers who are purchasing a residential unit, the commercial activity at the base of the building creates an active, well-managed community atmosphere rather than a quiet residential block that struggles to maintain energy and footfall.

Rainmakers Workspace, a Bangalore-based premium co-working brand, has already signed to occupy the entire 4th floor of Rohan Square — a companion Rohan Corporation commercial development nearby. This signals real corporate demand for Rohan-developed commercial space in this precinct, and bodes well for the Rohan City commercial floors achieving strong occupancy.

Apartment Specifications: Room-by-Room

Understanding what you are buying at Rohan City requires going beyond the headline square footage. Here is what the specifications actually deliver room by room.

Flooring: Vitrified tiles throughout living areas, dining rooms, bedrooms, and kitchen. Vitrified tile is low-maintenance, durable, and appropriate for Mangalore coastal humidity — it does not warp or discolour with moisture exposure the way wooden flooring can.

Windows and ventilation: UPVC windows across all units. UPVC is the correct choice for a coastal city — it does not corrode with salt air exposure and provides better thermal and acoustic insulation than aluminium alternatives.

Electrical: 4 KW power supply for 2 BHK units (single-phase meter) and 5 KW for 3 BHK units. AC provision (split unit) in all bedrooms with drain provision. TV point, computer point, and telephone point in living areas. Two-way light control in relevant areas. Night lamp provision in all bedrooms. These are not premium add-ons — they are built into the specification as standard.

Kitchen: Designed for modular kitchen installation with a panic button connected to ground floor security. The kitchen layout is planned with counter space and storage in mind — a detail that distinguishes well-designed apartments from those that treat the kitchen as a functional afterthought.

Bathrooms: White sanitary ware with European WC and CP fittings. The specification matches what buyers in this price bracket expect and what the Bejai market demands.

Structure: Seismic Zone 2 compliant RCC frame structure with solid block masonry. Zone 2 compliance is the applicable standard for Mangalore and coastal Karnataka. The structure is engineered to withstand the seismic loads defined for this region.

Security: Video door phone provision in all units. Intercom connectivity building-wide. CCTV coverage of common areas and entry points. 24/7 manned security at entry.

Floor Plan Analysis: 1 BHK, 2 BHK, 3 BHK

1 BHK (from 700 sq ft): The entry configuration at Rohan City is significantly larger than the typical Mangalore 1 BHK which runs 450 to 550 sq ft in older projects. At 700 sq ft, the 1 BHK here accommodates a proper living room, a separate bedroom of genuine size, a full bathroom, and a kitchen with adequate counter space. This configuration suits working professionals, young couples, and investors targeting rental income from the strong tenant demand in the Bejai locality.

2 BHK (1,075 to 1,135 sq ft): The primary configuration for small families and upgrade buyers. At 1,075 sq ft on the lower end, this is a genuinely comfortable 2 BHK — not a stretched 1 BHK with a token second room. The 1,135 sq ft upper variant adds additional living area and is the preferred choice for families with children who need separate study space. Priced from Rs 81 lakh, this is the strongest value proposition in the Rohan City lineup relative to Bejai market comparables.

3 BHK (1,405 sq ft): The flagship residential configuration. At 1,405 sq ft, the three bedrooms are properly sized — the master bedroom can accommodate a king bed and wardrobe with space to move comfortably, the second bedroom a double bed, and the third bedroom a single bed or home office setup. Priced from Rs 1.05 crore, this is at the upper end of the Mangalore mid-market but below what comparable specifications in Kadri or Kankanady would command.

Connectivity: Getting Around from Bejai

Mangaluru Central Railway Station: Under 3 km. By auto or cab: 8 to 12 minutes. For residents who travel frequently by rail — to Bangalore, Mumbai, or other Konkan Railway destinations — this proximity is a material daily convenience.

Mangaluru Junction Railway Station: Approximately 5 km. By car: 12 to 18 minutes depending on traffic.

Mangaluru International Airport (Bajpe): Approximately 18 km via NH-66. By car: 25 to 35 minutes in normal traffic. The airport connectivity is particularly relevant for NRI residents and frequent business travellers.

KMC Hospital: Under 2 km. Walking distance for non-urgent visits.

Prasad Netralaya: Under 2 km. One of India leading eye hospitals, accessible in minutes from Rohan City.

City Centre / Hampankatta: Approximately 4 km. By auto: 15 to 20 minutes. The main commercial and retail district of Mangalore is easily accessible.

Kadri Hills and Kadri Park: Under 3 km. Kadri is the green lung of Mangalore and a popular recreation destination. Accessible in under 10 minutes from Bejai.

Rohan City vs Comparable Bejai and Mangalore Projects: Honest Comparison

Prestige Valley Crest (Bejai): The most direct competitor in the same locality. Prestige Group offers 1 to 3 BHK from Rs 45 lakh to Rs 1.14 crore. The Prestige brand is stronger nationally than Rohan Corporation, but Rohan has the deeper local track record in Mangalore specifically. Valley Crest does not have an integrated commercial component — it is a pure residential project. For buyers who prioritise brand recognition, Prestige wins. For buyers who prioritise local developer accountability and the township lifestyle concept, Rohan City is the stronger choice.

Landtrades Shivabagh (Kadri): Ultra-luxury positioning with 3 to 6 BHK at premium pricing. Different buyer profile entirely — Shivabagh targets the top 5 percent of the Mangalore market. Not a direct competitor for the Rs 46 lakh to Rs 1.13 crore buyer.

Inland Elora (Gandhinagar): A well-regarded local project from Inland Builders in a comparable mid-market positioning. Older launch, more established construction progress. Gandhinagar location is slightly further from the railway station cluster but still central.

Rohan Marina One (Surathkal): Same developer, very different product. Marina One targets the Rs 2.2 crore and above luxury coastal buyer. Rohan City targets the Rs 46 lakh to Rs 1.13 crore mid-to-premium Bejai buyer. The two projects serve different market segments and do not cannibalise each other.

Home Loan and Purchase Cost Guide

For a 2 BHK at Rs 81 lakh with 20 percent down payment (Rs 16.2 lakh), the loan amount is Rs 64.8 lakh. At 8.75 percent for 20 years, the approximate monthly EMI is Rs 57,000 to Rs 58,500. This is within comfortable range for a dual-income household or a senior professional with stable employment in Mangalore.

For a 3 BHK at Rs 1.05 crore with 20 percent down (Rs 21 lakh), loan amount Rs 84 lakh. EMI at 8.75 percent for 20 years: approximately Rs 74,000 to Rs 75,500 per month.

Banks that have approved home loans for Rohan City: HDFC, ICICI, Axis, SBI, Kotak, and Vijaya Bank. Pre-approval from these lenders means buyers can get in-principle sanctions quickly without delays from bank-level project due diligence.

Purchase costs above the apartment price: Stamp duty at 5 percent of guidance value or agreement value (whichever higher), registration at 2 percent (max Rs 3 lakh), GST at 5 percent on under-construction purchases. Total additional cost: approximately 8 to 10 percent of the apartment value.

Author Note: My Assessment of Rohan City

Bejai Main Road is one of those addresses in Mangalore that does not need to be sold. It sells itself. The question with any project on this road is not whether the location is right — it clearly is — but whether the project does justice to the location.

Rohan City does. The integrated commercial concept is genuinely differentiated in the Mangalore market. The specifications are honest and appropriate for the price point. The developer has 32 years and 25+ completed projects in this city — a track record that is verifiable, not just claimed. And the RERA protection means buyer funds are safeguarded throughout the construction period.

The one honest caveat: possession was targeted for December 2025 and as of mid-2026 the project is still under construction. This is a delay of at least 6 months. It is not unusual for projects of this complexity — a 27-floor tower with integrated commercial is significantly more complex to build than a standard residential block — but buyers should factor in a possession timeline of mid-to-late 2026 rather than the original December 2025 date.

NRI Buyer Guide

Mangalore has one of the highest NRI populations in Karnataka. Dakshina Kannada sends more remittances overseas — Gulf states, UK, US, Canada, Australia — than almost any comparable South Indian district. Bejai Main Road is universally recognised among Mangaloreans worldwide, reducing the information gap NRI buyers face. RERA registration PRM/KA/RERA/1257/334/PR/211122/005492 protects all buyer funds in a dedicated escrow account. Home loans approved by HDFC, ICICI, Axis, SBI, Kotak and Vijaya Bank cover NRI products with NRE/NRO repayment. NRI buyers use a Power of Attorney executed at the nearest Indian embassy to authorise a local representative to sign documents.

Rental Yield Analysis

Bejai rental demand is driven by hospital staff, railway employees, and professionals. Current market rates: 1 BHK Rs 8,000 to Rs 12,000 per month; 2 BHK Rs 14,000 to Rs 20,000 per month; 3 BHK Rs 20,000 to Rs 28,000 per month. Rohan City as a new premium project commands the upper end. Gross yield on a 2 BHK at Rs 81 lakh renting at Rs 18,000: approximately 2.7 percent annually. Net yield after costs: 2.0 to 2.3 percent. Capital appreciation over 5 to 10 years is the primary investment case. Commercial spaces within the project target 6 to 8 percent gross yield.

Mangalore Real Estate Market Outlook 2026

Mangalore residential property market has matured significantly between 2022 and 2026. Three structural factors are driving this: first, the expansion of Mangaluru International Airport with direct Gulf routes increasing NRI buyer activity; second, the growth of the IT and ITES sector in the city with companies like Infosys and Wipro establishing delivery centres in the Mangalore-Udupi corridor; third, the broader Karnataka coastal development push with improved NH-66 connectivity reducing travel times between Mangalore, Udupi, and Goa significantly.

Property prices in Bejai have appreciated approximately 9 to 13 percent annually over the past three years, outperforming the Mangalore city average of 7 to 10 percent. This outperformance reflects the locality scarcity premium — Bejai Main Road has limited developable land relative to demand, and new supply is constrained by the built-out nature of the neighbourhood. Rohan City, on one of the last large parcels available on Bejai Main Road, benefits directly from this supply constraint.

The rental market in Bejai is equally strong. Vacancy rates for quality apartments in this locality run below 5 percent — significantly lower than the Mangalore city average of 8 to 12 percent. This reflects the permanent demand base from KMC Hospital staff, Prasad Netralaya employees, railway professionals, and the commercial activity along Bejai Main Road itself.

Stamp Duty and Registration in Karnataka 2026

Buyers of Rohan City units should budget for the following costs above the apartment price. Stamp duty in Karnataka is 5 percent of the guidance value or agreement value whichever is higher. Registration charges are 2 percent of the property value subject to a maximum of Rs 1.5 lakh. GST at 5 percent applies to under-construction purchases — since Rohan City is still under construction, all purchases before the occupation certificate attract GST. Legal and documentation costs typically add Rs 15,000 to Rs 40,000 depending on the advocate and transaction complexity. Total additional cost above the apartment price: approximately 8 to 10 percent. For a 2 BHK at Rs 81 lakh, budget an additional Rs 6.5 to Rs 8.1 lakh for stamp duty, registration, and GST.

Children Education Infrastructure Near Rohan City

For families with school-age children, the Bejai locality offers excellent access to established educational institutions. St Aloysius College and its associated school network are within 3 km. Lourdes Central School, one of Mangalore top-rated CBSE schools, is under 4 km. Canara High School and the associated college campus are in the immediate vicinity. For higher education, Mangalore University affiliates and autonomous colleges including St Agnes, SDM, and Besant are all within 10 km. The educational infrastructure in this part of Mangalore is fully mature — families moving into Rohan City from other cities or returning from abroad will find no shortage of quality school and college options.

Healthcare Infrastructure Near Rohan City

Healthcare access is one of Bejai strongest advantages. KMC Hospital — part of the Manipal Health Enterprises network and one of the largest tertiary care hospitals on the Karnataka coast — is under 2 km. Prasad Netralaya, nationally recognised for ophthalmology, is similarly close. Father Muller Medical College Hospital is under 5 km. Wenlock District Hospital, the main government hospital for Dakshina Kannada, is under 4 km. For residents with elderly family members or young children, this density of quality healthcare within a short radius is a genuine quality-of-life advantage that most other Mangalore localities cannot match.

Stamp Duty, Registration and Purchase Costs in Karnataka

Buyers purchasing Rohan City must budget for costs above the apartment price. Stamp duty in Karnataka is 5 percent of the guidance value or agreement value, whichever is higher. Registration charges are 2 percent of the property value, subject to a maximum of Rs 1,50,000. GST at 5 percent applies to all under-construction purchases — since Rohan City is still under construction, GST is applicable on all current purchases. Legal fees for title verification, sale agreement drafting, and registration typically run Rs 15,000 to Rs 50,000. Total purchase cost including all charges will typically be 8 to 10 percent above the base apartment price.

What Makes Rohan City Different from Every Other Mangalore Project

Three things separate Rohan City from every other active residential project in Mangalore. First, the integrated commercial component. No other residential project in Mangalore currently under construction has 2,27,250 square feet of retail and commercial space built into its base. This is not a corner shop — it is a commercial precinct that will include cafes, offices, retail outlets, a hypermarket, and service businesses. For residents, this means daily needs are met within the building. For investors, it means the building sits on a commercial asset that generates its own footfall and energy independent of the residential component.

Second, the Bejai Main Road address. In a city where location quality varies significantly between adjacent streets, Bejai Main Road is one of a handful of addresses in Mangalore that has been consistently in demand across three decades of real estate cycles. It is not an emerging locality or a bet on future infrastructure — it is already fully developed and fully serviced.

Third, the developer track record. Rohan Corporation has 25 completed projects and over 7,000 families served across 32 years in Mangalore. That is not a number from a brochure — it is a verifiable fact. Buyers can visit completed Rohan projects across the city and speak directly with residents about their experience. This kind of verifiable local track record is rare among developers active in the Mangalore market today.

Final Verdict

Rohan City Bejai is the strongest mid-market residential project currently under construction in Mangalore. The location is irreplaceable, the integrated commercial concept is genuinely differentiated, and the developer has a proven local track record. The price range from Rs 46.67 lakh to Rs 1.13 crore covers a wide band of buyers — from first-time investors to upgrading families — with specifications that are honest and appropriate for the price point.

The possession delay from December 2025 to mid-2026 is the one genuine concern, and buyers should factor this into their planning. RERA protection ensures funds are safe during this period. For buyers who can accommodate the revised timeline, Rohan City Bejai represents the most complete and well-located residential offering in Mangalore right now.
